Very nice floorplan. The carpet is a problem, especially in the bathroom and would have to be taken out with a wood planked floor replacement. Not bad for 20k.

Thanks for the comment, welcome to the community! It varies in large part on if the park will require you to have a contractor pull permits to do the work or if they are okay with you hiring it out on your own. If permits are needed the project could run you around 10K, if not about half.
At 5:59 someone messed up the door. It should swing into the bathroom, not into the bedroom. Bathroom doors swing inside, like bedroom doors do (there's room, look through the other door). The way it is prevents walking around, where you place furniture, plus if it's open and a guest wants to use the bathroom from the hallway, they have to reach into the bedroom to grab the knob to close the door. I expect flaws in manufactured homes, I have one, but not like that. It's not a steal so close to the beach, but that location to visit it is nice. But, we all know the rest of the story. It blew everyone's carports away and it damaged mine (and I'm 65 miles from the beach). I'm considering moving more inland and I'm 20 times as far from the water as this place and I'm not in a flood zone, but water didn't do this. We're safe for this year and most of next. Can't say after that. The good thing is, this isn't "waterfront", it's retention pond front.
The storm took out many carports. If they had a rule it was supposed to be there (and many do), I think they relaxed that requirement. Since so many were damaged and they are more costly to rebuild than the value of some homes (and considered additions), I don't think it is necessary now, but you do have to tidy up and waterproof and frame facia on the home if you choose not to, to make it look like it did prior to the carport. I don't know that to be a fact, but I think many people were having problems financially to rebuild them and the neighborhood would have been looking at an exodus of residents because of it. I'm not sure resident's costs ever stopped a park from doing that, so I'm not sure what they decided. It is required in my neighborhood to have a carport roof. About 40% of my carport roof blew off and I'm 65 miles from the beach. The roof is metal panels and 20 of mine were damaged (out of 56). To patch it is at best a few thousand, but my neighbor who replaced his entire roof panels and the posts and rails that hold it up installed was $20,000 (coincidence, I know). So, you'd be talking about doubling the price of the home to have a new carport installed and most people can't do that and the insurance companies only pay for and estimated cost based on depreciation, so if it's 5 years old, they'll give you about $7500, for what would cost more than twice that. If it's older than 5 (like most are) it then it drops more and becomes unaffordable. A family in my neighborhood lost their entire carport/screen room and they could not afford to replace it, so they had to move. Whoever buys it will have to put one on, or the park will do it for them and add that to the new price to be reimbursed when it is purchased. You're right though, usually if it was there before, it has to always be there.
