Great info! I starting renting rooms in a house this year and I love it. I don't live in the house so I guess that helps LOL It's going pretty good but didn't love the last tenant and neither did the other tenant in the house. After she left I decided to make house rules. I recently started talking to someone who wanted to rent the room and after asking some questions I gave her the house rules. When I did she never contracted me back. Not sure which rule(s) she didn't like but I figure who cares. One of my room tenants has been with me for 4 months now and I hope she stays forever! I haven't checked but I hope you have more room rental videos!!

Do you allow your room renter to have daytime guests or overnight guests if you live in the house?

Never overnight guests. Daytime guests, yes.

When you rent a room do you rent a furnished room or unfurnished?

Furnished. You can rent it for me $$$ and you'll breakeven on the bed frame/desk in only a few months.

That is up to you. You will likely be able to charge higher rent if it the room is furnished.
