    Great info! I starting renting rooms in a house this year and I love it. I don't live in the house so I guess that helps LOL It's going pretty good but didn't love the last tenant and neither did the other tenant in the house. After she left I decided to make house rules. I recently started talking to someone who wanted to rent the room and after asking some questions I gave her the house rules. When I did she never contracted me back. Not sure which rule(s) she didn't like but I figure who cares. One of my room tenants has been with me for 4 months now and I hope she stays forever! I haven't checked but I hope you have more room rental videos!!

      @@MaxMarvelous Oh! They're not accepting new publishers and the option to convert from regular to publisher is also gone. That's why! They want people to actually use their platform, not publish there. I guess most people were coming for the opposite reason.

    The most surprising thing is it turns out I actually like having a bunch of roommates. It reminds me of growing up in a full house. And it's easy to get along when these valued houseguests are paying my mortgage and utilities.

    If they double it and your only have 200 on it , you didn’t use it much . I use about 6,000 a month or two . So that’s 600 a month so that’s 7,000+ a year then the first year double is 14,000 that’s great

      Very true. I bet they cap it at a certain point though. You'll have to verify if they limit the doubling.

    the sleep schedule thing is so important. My roomate in college was my friend and his staying up til 3AM really messed up my sleep and out friendship. I still remember the last thing I told him before I moved out. "I said hey you're a cool guy. If I could give you any advice for your future roomate... don't fuck with their sleep."

    Uhmn... so who is paying the utilities? Or when you say mortgage, you are including utilities also? I ask this because the more people you have in a house the higher utilities will be.

      I always rent "utilities included." It makes it easier for everyone. Make sure your rent figure is enough to prepare for the utility expense to increase.

    I have 2 bed rooms and 2 bathrooms not having good luck 1 threatened to kill me second worked good till he got a dog and I shulda made him get rid of it I work nights he works days trying to tell him to move

    Not sure if you have covered this question in one of your videos but...what is your rule on overnight guests? I've seen some people say only one weekend per month, others have said unlimited but boarder has to pay $25 per night fee. Just wondering what your approach is to this situation.

    What about some loser claiming 'injury' on your property and suing you? Does your insurance cover the claim?

      Before renting rooms make sure to consult your insurance agent to make sure you have the correct coverage.

      That is up to you. You will likely be able to charge higher rent if it the room is furnished.

    I have a major issue with a current tenant who just pushed her way to renting my extra masterbedroom. My realtor is not so great. I cancelled him for introducing me to a aggressive and not so great female tenant she is much older than I am saying she has fibromyalgia and I dislike her now. I feel uncomfortable living with this strange tenant who i hardly know. My real pushed me too. He said I can make $950 a month. The bad part was that she paid me $1,456.66 by zelle . This payment was not the month to month this is the wrong person. I had an altercation with her. Called the police lady. She was no help. I want her to move out. She says she has no place to stay. I felt duped. She is not so great she uses my home address and adds a satellite dish without my permission. I don’t like that. I got a bossy tenant. She brings her things. I had to share my kitchen and laundry to someone I dislike. I have a legal notice to give her she will still accuse me of taking her money. No authorization by my realtor. I am not happy with this rental situation😕

    Hi, I'm glad I found your content. I have had one room mate and she was cordial and quiet. The only thing that went wrong is she left quickly - after 6 weeks, and she flushed a sanitary pad down the toilet. This ended up causing expensive plumbing work which I regretted. I learned to: 1. provide a rubbish bin in the bathroom and 2. Put it in the house rules.

    Nice job Max. I have rented out a room in my home now for 8 years and had great success. Only one young man didn't work out because he was 420 friendly and my home isn't. He couldn't understand why I had an issue with having it in my home or smoking it. But he soon realized that just because it is legal doesn't mean everyone is on-board. Otherwise (knock on wood) everyone else has been great.

      With a simple internet search you'll find many providers. Background checks are a good idea.
