25 years ago my brother had a modular home built. The issue with the delivery was the terrain. Because the ground in their plot was corrugated fill had to be brought in to level the road a bit. The existing driveway had to be straightened out a bit. If that had not worked they would have had to get a helicopter to lift the house onto the foundation.
Proper planning is essential. It saves a lot of time and money. However, many people don't know how to plan. Sometimes, even professionals screw up.
Funny thing is, in a few years a heavy lift drone may be the standard and perhaps cheapest option for this sort of thing.
It's a great way to build with no headachs ❤️
It’s how a lot of social housing is now being built & it’s easy to see why.
It has headaches, usually the guys on the workshop floor building the thing need to go moan at the designer as the timber supplied doesnt always meet what was ordered and a solution needs to be found.
Thats what i found at my previous timber frame factory.

This is essentially the kind of thing I'm highly likely to get. The biggest is 7 bedrooms with a HUGE dining area and is bought in on 5 lorries. I might as well go for the biggest one. But it'll easily be thev3 bedroom with giant lounge room.

Back in the late 1980s i worked on Rodger Daltri's estate . He had built there took three days to put up . I think it was a scanda house .

A year ago I renovated my very large kitchen with ikea cabinetry . It cost me USD7000
Seriously for the cost, the speed and convenience i am 98% satisfied.
No saggy kitchen cabinets. Inserts that fit. Moving parts are Blum(sp?). 10 year warranty.
As I told my family - at USD7k we could use it for 10 years then rip it out and replace with a new one.
Same concept. Build it in a factory then install.
If I ever build a house I would do what this couple did.

Give it 15 to 20 years and that flat roof will be leaking like a sieve.
I am not a fan of a flat roof.

Done a little Google on this and I think the company could be Boutique modern. I think it also says something on the T shirt of the factory worker too👍.

There's quite a few at least here in Australia. The place I'm considering has a single floor 7 bedroom option with an enormous dining room like you could EASILY fit 2 cars, maybe 3 in it.
A house is an investment normally for the long term. For the next generation and so on. What is the lifespan of such steel & wooden structures compared to bricks & mortar in our cold and damp environments.
Yes your right , he always seems very keen on these timber houses but of course the cladding will need changing in 25 years or so because it will be rotten, and there's always a danger of wet and dry rot . A brick built house can last for centuries!
Brick is a proven material, we know for sure its performance.
One needs proof of the durability of the selected exterior cladding.
In the full episode he meets with someone who wrote a report for government about off site construction / MMC - what is the title of that report?

The most ill-informed twaddle promoting the stupidity of offsite construction. Most of the modular firms promoted -and financed - by Esther McVey have gone under.

As a carpenter & joiner of 40 years this guy is an absolute bell end ? All day everyday . Affordable my arse ? . Alright for him with his millions stashed away ?
Not my cup of tea, I prefere brick or stone, but good luck to them.
Ha ha Kevin but none of them on a Barrett/Taylor Wimpey etc., housing estate alas.. 'Standard building' has been lagging behind innovation for twenty years plus............ Remember Blair and Prescott's £60,000 Ecco House Competition there was a winner but it was never rolled out across the country...... cynical 'green wash' alas.......
My HA have used a company that make modular homes, about 6 years ago as I was on the tenants engagement team they took me to the factory and I saw the whole process and visited one of the homes on site, as it was a trial so I don't know how many they have now and how they're doing as I'm not on the team anymore. Once foundations where down the took about 1 to 2 weeks to be ready for tenants. Makes a lot of sense no delays in the build due to bad weather, less disturance to other local residents etc. I was impressed but we wait to see what the lifespan is for these new homes.
There is NO WAY this building is CHEAP.....this show has lost the plot
For a custom designed house ... how much would you consider cheap?
Looks horrendous. If they couldn’t find a builder to do that for 370k then they didnt look for very long.
I like the look but it’s damned pricey :/
