Just like to share my thinking. So, I’ve been together with my wife more than 10 years sharing everything (good and not so good), just like husband and wife should do. My property is mainly in my home country and when I’ll die that property goes to my older daughter. We’ve also decided that all we’ve invested during our life together to Thailand goes to my wife and to my younger child. Just like to be sure that when I’m gone all my family members will have safe and good life.

It really is as simple as this………..
Choose your partner wisely…… be with them for years before you make the jump.
Put the land in her name, you lease the house.if you split you must sell and 50/50 (in a legal agreement)
Personally I’ve done the above but ultimately Don’t do it if you can’t afford to loose it.
People get so wrapped up in this and if that is the case just rent and not give buying another thought

Love Mango the Sun Conure, we had one for 25 years before he passed away, he was our child. I think we paid about $600 30 years ago for him.
We bought a property up North it was my Thai wife who set up the usufruct on the chanote but it is for life or until sold. The land office charged nothing and were fully aware and had no problem with doing a usufruct . Thanks for alway great videos.

I recall some time ago it was reported that there was to be a clampdown on 'companies' set up purely for house ownership. Whether it happened, who knows, that's Thailand.

I suppose I'll have to settle for a luxury condo. When I'll retire in Thailand I'm not willing to marry a Thai neither to be in a long relationship. I want to retire there, relax and have fun, hence there is no land/house I could possibly own.

Someone had to qualify and pay to establish the company that your friend bought to make that transaction possible. It appears they bought the company and its asset, the house and land. Very convenient but forgive me, not usual for most of us.
Yes..Tony…from my interpretation …there were two options …to buy the property in the Thai wife’s name ..or, transfer the ownership of the business that seller established/used to secure the property. The seller offered to transfer the ownership of the business for 400,000 THB less than the sale of the property to the Thai wife. So , correct. The company controlling the property was established by the seller who did have to pay his attorney the transfer fees . :-))
I believe, he's overpaying his accountant maybe 2-3x too much.

Some good info for anyone wanting to go that route to own land. Seems all the fees attached are fairly reasonable as well. I think the dogs might not be happy to see since you brought them treats hahaha. Mango seems to be very well trained. Keep smiling and stay safe

There are many good dentist in Thailand. In Bangkok there are several that speak good English and have been providing dental care to foreigners for many years now. Just Google dental care in Thailand and check out the reviews. Many will also send you a quote upon request.

Hi Joe & Gift enjoyed your video. This is an interesting video if you're in the market for a property there are ways around things if you know the right path to take. The Bangkok lawyer sounds good. To open a two million BHT company would be the way forward if you have a partner and want to put them as the joint owner is the simplest way. As a single man, I would rent giving you the freedom to move on a whim. You get a bad neighbour you can move. Freedom is so important to me. I am retired and this is my time and if it was not because of this dammed convid crap I would be there next week. Everything passes nothing stays the same so I will have to just wait it out and hope for the future because I will not take part in my own demise and take their experimental gene therapy program.

Hey Thai Girl Gift and Foreigner joe, great video but I had a hard time understanding him. He has a very soft voice. I will have to go back and listen to it again because I am building my house with my business partner and I want to make sure I don't lose my but this time. I put $30,000.00 into my wife's house and then she told me to get out. I figured it would cost me more to go to court than it was worth and I would probably lose in the end so it was spending money to get nothing.

A typographical error.
It used to be 4 thai on the board of directors , and anyway it is written that to use a company merely to circumvent Thai ownership laws is illegal and so a dormant company would be which was made to do just that is illegal.
My wife owns the land and I own the house with her, and even if I owned the house she could say take your house of my land .
In England she can own land, a house in her name get a job no Visa bolox, but Thailand will never reciprocate .

Comparing buying property in the US or the west with Thailand really makes no real sense! If you live in Thailand it's got to be a good deal from the point of view is it a good deal for in Thailand! Glen Loader, That is why the question (Good Idea?). Acquiring land/house in Thailand is a personal decision that one should make on their own, after carefully considering the risk and legal requirements to acquire such property. In this video Gift and I share one couples story on how they acquired property here in Thailand. It was interesting to listen to Nicky explain why he and his wife decided to buy in a company name as opposed what Gift and I had done, where the land was bought in Gift's name and the house built in my name, as to where I have a leasehold on the land itself. I mentioned several times in our home build videos, why I decided to build a home in Thailand. I also mention that foreigners cannot own land in Thailand but there are ways to acquire land as I have done.
