Hi, I'm. a Real estate broker in NY and NJ with my own brokerage in both states... I wouldn't trust any company saying ALL you have to pay is $12k to buy a house. When buying a house you need money for down payment, inspections, and closing costs. How are they telling you how much of a down payment you need if they haven't qualified you. A mortgage lender will check your credit and DTI -debt to income ratio - plus other factors to determine your "Buying Power" which is how much of home you can afford... $300k or $500k etc. your down payment will be based on the price of the home. Also your monthly cost/mortgage will consist of Principal, Interest, Taxes, and Insurance. I would say rent then save up to buy, I would also suggest connecting with an agent in the area you want to move, this way you can pay for an application fee once and they can shop your application around to multiple landlords. Also Agents usually have apartments that are off market that may fit your needs. Always ask for a copy of your application so you can send it to landlords you find on your own. Remember, everything is negotiable rent, deposits, everything!

Owning a house is a huge responsibility. Everything falls on you and property taxes are insane as well. I’d advise you to rent a house first, since that’s already something new to you, and you would only be committing to something for 1 year versus 20-30 years in a house. You don’t even know for sure if you will want to live in that area forever

Please do not fall for they give you all the money you paid them. Because you will be doing the same thing they are doing snd your payments will go direct to credit bureau making a steady payment history, which increase your credit score.🙏🏾❤️

I failed 3x. It’s good to invest in driving classes at least 5 so they can teach you the rules of the road. I passed the 1st time after taking the classes.

It's a scam, don't give them the money. Look at it this way.... if you can pay the credit bills yourself and see what your credit score is, then see what 1st time borrowers programs are available in the area you desire.

Without knowing all of the details I’d say Aug 1!!!! The two main things I picked up on are that you want to move out of state so purchasing right out of the gate isn’t the best idea to me, this will be your first move so I’d say give yourself grace and allow yourself to experience life as well as new places. Also with the kids getting older and going off to college and things you never know what direction life will pull you in.
Secondly and this speaks to me completely but you stated a few videos ago that you may be super motivated now and if you don’t force yourself it may not happen! This is me all day long!!! That said Jazzy MAKE YOUR MOVE BABY! You don’t know what may happen in those 6 months that may deter or derail your plans currently! Don’t second guess it, pray, pray, pray and pray some more but you have what it takes to make it happen!

At 63 I totally agree. Please get out in August.You may not like the area you are moving to so don't start off buying a home in a city you may not even like or may not be suitable for your children. Another reason I say August 1st is so the children can start school in the new location and not even have to deal with the NY school system again for fear they may run into the same people that caused issues this school year. Hey friend. Schedule your next road test in Staten Island. It’s much easier. The road where they test is maddd wide and where they tell you to parallel park there’s a good amount of room in between cars. My mother failed in Brooklyn 4 times and then passed in Staten Island on her 5th try. You got this !!

Not a whole cup but just a lil to relax ur nerves. And ignore that man at the DMV. People don't act like that unless they miserable. Just ignore his attitude. Act like u don't even notice. It's horrible and u didn't deserve to be treated like that.

In regards to housing. Jazzy be careful with people saying they can fix your credit and they will give you the money back..
Also owning a house you have to have someone do the grass. Make sure the roof, plumbing, are good. Your home owners insurance has flood insurance. There's so much to keep in mind
Don’t give up. My daughter had to take it a few times before she passed. She actually went to a different city from where she originally took the test and she passed.

ABSOLUTELY NOT!! Do not give any company ANY money to “fix” your credit. You can do that on your own. There are reputable credit consolidation companies that can help you repay your debt and those payments will help you rebuild your credit. I did it, and it works. It’s so sad that people are taking advantage of families. Don’t rush to buy a home right now. The interest rates are too high. Plus you want to be 100% sure the community is where you want to stay. Take your time. Rent first and keep working on your credit score.
I've heard so many people being scammed out of their money with these types of management companies. Please use a reputable realtor company whenever you decide to purchase a home.

That house stuff is a scam!!!! Closing costs for us is about $20k plus 3.5 percent of the price of the house. Plus lawyer fees and inspection. Ain’t no way!!!

Don’t do it Jazzy. That company sounds like a debt consolidation company. They only pay the bare minimum to your creditors. Ask your management if they’re willing to do a month to month lease after your yearly lease is up. Stay for 6 months save 10k-12k then go. That $10k-$12k should be enough for a deposit, rent brokerage fees and utilities
If this doesn’t work, move out on Aug 1st but don’t get involved with those debt consolidation companies. They’re scammers.

I failed mine a bunch of times due to being super nervous.. literally meditate when you wake up. Play calm music, start as soon as you wake up prepping yourself to be calm. I was able to kind of put my anxiety to the side the last time I took it & I passed.

Just call every credit company and settle with them, and then your score will go up. The mortgage company still needs full tax returns showing steady income 2 years or more! You got this! Start packing too! Move like the house is coming!!!!! ❤
