    He didnt talk about weather because all these suburbs are in the same metro area. But if you’re comparing SA to other parts of the country, it’s not just average hi/lo temps. I consider natural disaster risk too. SA is at very low to no risk from wildfire, earthquake, tornado, hurricane, snow/ice (although last February was an exception!); air quality is generally very good too except for different seasonal allergens year round that really affect some people. We don’t get a lot of rain, so summer water restrictions are not uncommon depending on aquifer levels. SAWS did a huge project to pipe in water from up north which should help smooth out supply but will also raise water costs.
    If you’re looking in San Antonio, especially in a newer development outside SAWS and CPS coverage areas, make sure you discuss utilities with your realtor. Some developments have their own Municipal Utility District, or MUD. Basically, your HOA operates its own water/sewer system. That cost is often called a MUD tax, and will increase your cost of ownership. Buyer beware, some developments’ slick sheets at the model homes leave out or gloss over MUD taxes. Some outlying areas are on electric co-ops, all of which have different rules on solar panel interconnects, generator permits, etc. Again, do your research or better yet ask your realtor to.
    County and municipal governments’ infrastructure responsibility is limited in gated communities here, so if you’re looking in a gated community, expect higher HOA fees to compensate for that.
    It’s true that Texas has no state income tax, but cities can bump sales tax rates to over 8%, and property tax rates can be very high depending on city limits and school district. Rates can be anywhere from 1.8 per $100 to nearly 3.0. MUD taxes can take it higher. As some say, your property tax is the income tax. At least you get to pick the rate! Tip: protest your tax assessment every year. Almost nobody does, and you will get that assessment lowered with any reasonable justification. My experience is all Bexar County (San Antonio); your results may vary.
    Most realtors will not discuss crime with you. It’s a third-rail topic. They will use euphemisms or code-speak. Learn the code. Generally speaking, the lower crime areas here are between 9 and 2 o’clock, outside Loop 1604. All 9 suburbs he discussed are in that footprint- not a coincidence. Not no-crime, but lower crime. Porch pirates are everywhere even in gated communities (criminals think we order better stuff from Amazon?). Any construction area attracts criminals - highway, commercial, residential - and we have all that here. Not bad for the 7th largest city in the country but it isn’t Mayberry either.
    San Antonio has a pretty good quality of life and cost of living - for now anyway. Do your due diligence and go in with your eyes open, and you’ll be fine.

    if you move near Live Oak area, universal city, near the airforce base, please note they run planes all day, non stop, flying in circles. So consider that too.

    I'm guessing that because of the Interstate highways, your list surrounds them. I didn't see anything south of San Antonio's midsection.

    Briggs Ranch. Near the golf courses or the Apts on US HWY 90 nice quiet and safe. Next To golf course it’s very quiet. One home for sale inside Briggs Ranch. Villas of BR high $300s but gated .       Houston has more of that. San Antonio small community. I think even Austin has a bigger community than us.

      San Antonio is really an American Melting Pot. There's Asians, Blacks, Whites, Hispanics, Caribbean's, Europeans everything. Yes, there's plenty of Asian restaurant's all around the city.

    Just bought a home in Cibolo!
    Surprised to see it so far up on the list, given other places seem to have more amenities, but I think I will love the small town fill given we are moving from a small town!
    It will also be nice having all those amenities right down the road =)

    Please buy homes in those suburbs because the southern parts of San Antonio are not congested and we don't want you crowding are streets. Keep yourselves away from here please. We don't have the best crap that yall have and we like it that way.

    I bought in the neighborhood near the JW Marriott and it really paid off this past February during the big freeze.
    They couldn't afford bad PR so they kept the electric grid on the entire time in the area.

    Why carlifornians moving out there then that’s not cheap is kind of the same, you still can buy a house here in California the suburbs area in the low four hundreds I don’t think is big difference then and you still get this awesome weather in Cali.

      Not disagreeing with you that affordability here is definitely on the decline due to demand but it's the same everywhere in the country right now. Just from what I see on Realtor.com, $450k in California gets you less than 1000 sqft in most places and 1500 sqft or less across the board except for a few exceptions. Again, I can only go off of what I see but here in all of SA over the last 3 months when the market has been the craziest it's ever been, our median price overall is still at $280k and that's for a 2300 sqft, brand new home. In that same time period in Boerne (one of the most expensive suburbs) the median is $475k (higher than I mentioned over the last year in the video) and that's for a 2700 sqft home. I'm sure there's options at that price in CA but not many and I would guess not many within 30 minutes of one of the biggest cities here. Thanks for the comment, I do love these discussions!

      I live in northern California in Folsom, people from the bay area are moving here by the thousands and a $300k home is now $600k and they still vote liberal

      Not true I could’ve moved to the LA area and chose San Antonio due to the cost of living. For $600k in Temecula which is a two hour commute to DTLA you get 1500sq ft.
      I’ll take San Antonio
