sir, Maine 20 lakh ka loan le lia aur mujhe 27 lakh ki property 20 lakh me pd gyi. Usme 2 shops h dono maine 30000 me rent pe chada di h. mazze ki baat toh ye hai maine property lene se phle hi rent ki baat kr li thi so mujhe koi problem nahi hui
Ab emi total ho rahi h 22000 phir bhi 8000 extra hai jisko mai ab iss video k baad stock market me invest krunga

Sir there is a huge mistake in this calculation. You considered home loan's interest rate. For buying commercial property the interest rate will be much higher
Yup, if a home loan is at 8.5% commercial loan is at least 10%. also a 30 lakh property doesn't have a rental income of 6.1% or higher at least in Mumbai, you cannot find a 30 lakh property in a good location. e.g., in Bhiwandi which is a hub for warehouses property rates are upwards of 50 Lacs for 2400 Sq Ft. but only have rental income of 5% which makes no sense to buy and pay 50% of the EMI out of pocket.
@@aasimenator ye Mumbai nahi Delhi ke hissab se bata raha hai i think.. its very hard to find such combinations deals. and What's the gurenteee rent will keep on increasing every year and SIP will surely give returns of 18%. LOL
Mumbai suburbs me Shop 1.5 cr me milta hai aur uska rent ₹.40000 milta hai... So the rental income is less than 4%...ye rent every year nahi badhtha😆😆....not worth it
