    The concept about buying a home blew my mind. I just added up my costs over time, this is not hyperbole. Had I rented and invested my money, as opposed to buying a home, I'd be in a very different place today. You live, you learn.... Then you do different. Thanks for the jewels!

      The issue wasn't buying, if you bought right over time you will have equity which can be used to invest, big money is made in investing when you have big money. Let's say you leverage that property live in it for a year then turn it into a rental, repeat this over a decade and you will be worth a million+ with leveraged assets that bring rental income and available cash for other investments. The problem is people just buy the house and don't have a strategy, I was teaching this during my 7 years as a Financial advisor before I became a mortgage broker. It's not too late for you by the way.

      Investing in a home is timing like every other investment. Investing at the wrong time in the stock markets can ruin you. At least with a home you can live in the thing. There is no chance of positive return on rent.

    As a realtor, let me step in and correct Grant on that house part. When you buy a home, YOU are not paying any commission. Commissions are always paid by the seller, which covers the Listing Agent and the Buyer's Agent (the one representing you). Plus, it's just 6% in total (max), not 12%. I think a lot of people get confused when Grant says "Don't buy a house". What he's preaching is that you should not be spending a ton of money on your PRIMARY residence, but you should be using the majority of your money to INVEST in rental properties so that you can begin to generate consistent, monthly cash flow. When you go all out on your primary home, it makes it difficult to have money leftover to invest, which is why he advocates for "Rent where you live, Own where you rent". When you buy a primary residence, remember that it's only "one door" and YOU are paying for it! When you have multiple units, you have multiple streams of income. Hope this helps!

      @@Julian-bv8ql sure, you could do that. But with condos, they have condo fees, which could get expensive and eat into your cash flow that you would make if renting it out. Try to buy single or multi-family homes with no condo/HOA fees.

      @@Corn_Pop Not sure what you mean about the extra 6%. The initial 6%, yes. That's "baked in" as the agent and seller have to consider that when they bring the property to market, but there's no extra 6%.

    I used to think everybody went broke during the Great Depression and other major crashes but they didn’t… Some made millions, I also thought everybody went out of business during these times but they didn’t, some went into business, there's always depression/recession for some people and there's always a good time for others, it's all about perspective. My primary concern is how to grow my reserve of $400k which has been sitting duck since forever with zero to no gains.

      @Stanley Edwin Most of these strategies and loopholes are better managed by experts and pros, the average investors on the other hand are exposed to market sham which can lead to portfolio blunder The issue is people always have the “I want to do it myself mentality” Unapologetically, that’s why they get heavily affected during a crash, most folks aren’t equipped enough to capitalize on drawdowns hence, its ideal to seek a portfolio-coach.

      @@svengrot7943 At first-hand encounter, I stay unbothered amidst crisis and even pull off profits easily in a bull market, coupled with the fact we’ve had the longest bullrun ever in U.S history before officially falling into a bear market this year June, been able to grow my portfolio from $170k to nearly $1m since late 2019 before the pandemic till date.

    Financial advice like Cardone vs Ramsey is actually pretty similar to nutrition advice like Keto vs Veganism.
    Everyone has different goals, and certain plans work better to meet those goals. None of them are “wrong”, they’re just “not right” for everyone.
    I personally don’t want to be Cardone-rich, so we are about 80% of the way to the debt free life that Ramsey promotes. I’ve got a coworker who wants be a millionaire, so Grant’s stuff is a good plan for him.

    Yo Brandon I want to say thank you to you & Mr. Cardone for giving back. I really appreciate it! I’m super crippled in 3/4 of my limbs rn. Only thing that keeps me going is knowing I can put in 10 years of work and become super successful. In 6 months from now my right arm will be a lot more useful & I can work pt. Then in a year I can do full time. In another 6 months I bet I could work 60. Etc. Then I’m 100% positive I can 100k in a couple years & start making moves. And buy my freedom to start my own business. As well as going from handicapped to jacked. Cheers fellas 💪🚀

    I’m debt free with more than enough money for my life time. When you watch someone with millions and millions of dollars and they need more and more. It will never be enough and you’ll live a depressed life, which turns into a sickness. I’ve seen many people fall into this. Life is about peace and happiness not about how much money you can make an all the cars you can drive. I’ve been there and been miserable and when you get there you’ll know what I mean because you’ll think that is what you wanted to become happy. When in reality you should’ve been chasing, what makes you happy and brings you peace in your life, something money can’t buy is time remember that. Hopefully this reaches at least one person and helps them out.

    He's purposedly being deceptive on the cost homeownership. These are the things he's leaving out: 1.) You do not pay 12% broker fees. The seller pays the realtor fees, not the buyer, which is 6%. 2.) Every year you also pay down principal on that loan which is kind of like a forced savings. 3.) You have a fixed rate so that payment never gets higher. 4.) If the house is your primary residence for only 2 years, whenever you choose to sell the house, the first 250K is tax free for a single person or 500k tax free for a married person. 5.) It's the quickest way for the average person to make six figures without doing anything. Those same 500k houses in South Florida was worth 250K before the pandemic. So in just 3 years, the average person made a couple hundred grand for simply owning a house. All facts.

    Bought my house@good price $40k... w/no agent, no money down. How? Land contract aka Sub2... yeah there's maintenance (put a roof on it) but better than paying rent. If you don't know if you wanna stay put for a few years and you want mobility, then rent. Otherwise you end up getting killed on closing costs (bank fees). I do love the make $100/hour... i sometimes am able to do that. A great goal to make it 24/7... Thanks Grant for the ProTip!
