Why would you want to pay off the mortgage and debt when interest is only 3% ish and returns on an S%P500 would be 8%. Plus even if housing market crashes, they will still be able to cover it through their investments and rental cash flow. Paying off debt early at a great interest rate is stupid.

Walking desks are actually really useful, if you can set them up and make them work for you; a few folks in my office have them. They don't get you a fantastic workout, but they do allow you to get the "brisk walk that breaks up the workday" kind of exercise for an hour or so a day, once you figure out how to type.

All these "youtube stars" make their money on youtube so everything else now is secondary bussineses they make a living giving interviews on the other guys doing same as they in an infinite loop. There is a point when they have no new content just more of the same. As real estate for investors got too risky they are now investing in wall street which is more risky but again all that matters is having all hose fans watching their videos. Videos are the main source of income now.

This is definitely outdated because, with all of the investments Kevin has made since that episode aired, he's gotta be earning closer to $10 million a year.
The mortgages are deductible on Kevin's taxes -- I would NOT pay them off if my net income were sufficient afterwards. I took ten full years to pay off my apartment building and rental house, and only paid the remainder to avoid refinancing costs.

Maybe my risk tolerance is to high but i disagree. If properly diversified id rather have the money invested then paying down those mortgages especially at such a young age. The down turn is temporary i would even go as far as trying to grab as much cash as you can in a down turn to double down on the investments.
Yeah look I'm a millenial and a family physician (we call them GPs in Australia) with my own practice and I feel like I screwed up by not becoming a real estate investor with a youtube channel at this point.
They have 7.5 million in their brokerages, . with 13-14 k spending a month? after LT capital gains and California taxes you can withdraw 3.25% of the 7.5 million every year and have over 19k a month(if they make no other income).at a 3.25 % withdrawal your 7.5million will still grow. They should just find a way to eliminate their debt(which im guessing comes from their rentals) to decrease risk.

So it's just A and B traded an asset back and forth with a higher and higher price, and the incentive is that higher valuation enables easier access to capitals and lower interest rate, using the new gained advantage, both A and B will then expand their influence into other assets, rinse and repeat.

The mortgages are deductible on Kevin's taxes -- I would NOT pay them off if my net income were sufficient afterwards. I took ten full years to pay off my apartment building and rental house, and only paid the remainder to avoid refinancing costs.

@@RealSerie26 you're incorrect, mortgage interest is absolutely deductible. Property taxes are only deductible if you itemize, which many ppl don't do bc the standard deduction is much higher.

Maybe my risk tolerance is to high but i disagree. If properly diversified id rather have the money invested then paying down those mortgages especially at such a young age. The down turn is temporary i would even go as far as trying to grab as much cash as you can in a down turn to double down on the investments.
Now it's probably more like 6 million a month

Yeah look I'm a millenial and a family physician (we call them GPs in Australia) with my own practice and I feel like I screwed up by not becoming a real estate investor with a youtube channel at this point.

They have 7.5 million in their brokerages, . with 13-14 k spending a month? after LT capital gains and California taxes you can withdraw 3.25% of the 7.5 million every year and have over 19k a month(if they make no other income).at a 3.25 % withdrawal your 7.5million will still grow. They should just find a way to eliminate their debt(which im guessing comes from their rentals) to decrease risk.
