    I love your videos btw. I just disagree with the bull case on this one and I think you did a good job highlighting the negative of this business model compared to their highly scalable/ high margin tech product.

    Zillow stopped buying houses. They werent the biggest ibuyer to begin with.

    Amazon: The ultimate efficient business, where they hold very little inventory and only buy more when the customer pays them first.
    Zillow: I am gonna do the opposite of Amazon and hold billions of dollars in inventory that can blow up in my face if there is any market turbulence.
    Analysts: Zillow is the new Amazon.

    They won't succeed since real estate is the ultimate local business where the house seller knows way more about his own house than some algorithm, no matter how efficient it is. Their only way to work is to provide value by taking advantage of market inefficiencies where they buy undervalued homes and re-sell them for their 'real' price. Kinda like a quant trader. But this is obviously not gonna happen in the current real estate bull market. This business can only happen in the craziness of the current zero-interest-rate environment. In any other time, they wouldn't have found the credit to blindly buy millions of homes.

      Fully agree. I Also don't believe it's possible to streamline real estate like this, which is a very local, personal and negotiation-based business.
