How ZILLOW Took Over The Real Estate Industry

  • For years, real estate agents have been frustrated with the relationship they have with Zillow. Some real estate agents love Zillow and continue to buy leads as a part of their Zillow Premier Agent program while others believe Zillow's intention is to compete directly with the real estate agent community. There's even a conspiracy that many real estate agents believe that Zillow has a long term plan of replacing real estate agents altogether.
In this exclusive video, I interview Celeste Starchild who was an executive with Listhub and Realtor.com who shares the real story of how Zillow came to be the tech giant it is today.
As we unpack this untold story of Zillow, I believe many real estate agents will look at Zillow through a different lens as I do. The story begins with how listing syndication companies like LIsthub, Zillow, Trulia and Realtor.com first gained access to listing data from the real estate industry. It's critical to understand why this took place and the impact this would have on the real estate industry forever. Once listings became accessible on the internet for consumers to search, the real estate industry from the moment would never be the same again.
This exclusive interview will help the real estate industry understand how Zillow was able to take over the real estate industry. This is the untold story of Zillow.

When you control the leads you control the industry. There will always be agents who are willing to pay for the convenience of a head start and “quick” money. Pay Zillow, build your sphere, and eventually create a referral based business without needing to purchase leads.
I’ve never paid for leads but also understand the temptation to do so…

Brandon your question about Zillow vs Agent, implies: how dare you they, Do this to us! Circle the wagons! We have a license!🤦🏾‍♂️ Real estate is our dominion, just say-ift my license. Agents don't have a legal monopoly on the real estate (although NAR trying). Real estate is vast industry plus most narrowly focused agents like you leave tremendous opportunity (for seller-facing solutions, contrast, with where's my commission 🤯), with a very homeowners you underserved... And I'm so glad when I hear "scarcity mindset".. And I hope it never changes.
Do you know how many ridiculous $ listings, & expired MLS there are per month? IT'S WRONG! So much for the 12th week license! It's SCREWING over the homeowner! But NAR keeps public perception and lawmakers off realtors backs.
If "they" The zillows /etc to cut in the agent's business means they have to present value to customers (That agents don't currently). Figuratively: You all are still using newspapers 🤣, in a digital and meta 🌎 world!
To be clear I mean no disrespect you're very knowledgeable, Entertaining, masterful prospector and I think you for your UA-cam value 🆒.

@@markwelti11 Actually she didn’t say much if anything, nor do I care. Completely dodged the question of do you feel like you backstabbed agents who got you to where you are, which they clearly have done. I don’t like people like her so don’t expect any preside here because she “told it like it is”, whatever that means.
Anyways, there’s plenty of business out there and for those of us who are hungry and driven, these turds won’t make a dent in the potential success and goals of our companies. Let the agents who want handouts and fed leads to deal with what these trash brokerages left for them to deal with as they lined their pockets. Better models are being drafted and their places will be overtaken so no sweat off my back in regards to this.

They definitely do have that lens which makes the acquisition of Showingtime, FUB, and many other companies, alot of sense. Think about it for a second. They control the consumer looking to purchase, they control the buyers agent. All that is left to do is figure out how to minimize the need for a listing agent. Thats what they will be targeting next. If they cant control 30 % or higher of all listings, the traditional way of real estate practice is over.

Celeste was a wealth of information I have to agree that what happened in the past with our forefathers of the real estate business set the tone there's nothing we can really do but work harder and make more money. Stop worrying about all these other companies and start worrying about our own wallet. Fascinating conversation and would love to hear her talk more about home inspection because that is a whole other field of chaos.

I'm really confused about Zillows recent line of questions income necessities and credit ratings I get, but their pet questions are confusing and I'm unsure the legalities of answering such questions, from what I understand Emotional Support animals aren't pets, but their uber destructive animals that I feel they couldn't properly train so they slapped this label on them to market em! This animals typically are treated like pets but with less empathy towards the education of the animal, leaving much to be desired in their behaviors! I've had several friends purchase animals with this label and try to ditch them on me because of their untrainability. For all we landlords know they could be inbred puppy mill dogs that are all kinds of messed up. Seeing eye dogs and that kind have advanced training, why shouldn't Support animals have obedience training? Can I require Obedience Training?

Great interview, I see the argument from both sides, it was something that was needed and these companies filled a need, NAR missed the mark and these companies picked up the pieces and took off. As real estate agents I would learn to adapt, increase your communication and sales skills and use these platforms to your advantage, wouldn't make it your whole strategy but it does have its advantages. At the end of the day, get good at what you do and use tech to enhance your experience for your clients. Great insight and interview.

I used a simple search of all homes in the area type website back when Zillow was conceived and was killing it in lead generation. The brokers that had a stake in Zillow's success sold us out and gave the info we paid to access away to them free. Me and plenty other agents were leveraging the internet back then not just print ads. This story is a little off the mark. Brandon, I love your work otherwise. You're the real deal.
