    Hi Arjun , very interesting to see the Household Formation Balance Trend! Particularly for Perth and Hobart. Am wondering whether this will contribute to Perth and Hobart markets being volatile... If supply additions outweigh household formations in the near future, will that mean that the value of houses in Perth go down... very general statement of course because we have to consider the micro and macro environments.

      I never like to look at one stat in isolation. However, Perths supply additions have been known to be a see saw. It’s expected to rise quickly but it won’t impact growth for many many years due to how under supplied existing listings are. They are by far the largest driver of supply shifts.

    Arjun that is very interesting about Perth construction increase in 2028. The ducks are lining up to be out of the game in WA by 2027.
    AFR did an article today on Perth taking the lead for a 30% + increase in values over the same period.

      Perth, Adelaide’s and brisbane out of the capitals are all in serious under supply with growth expected to be strong in the short term. Melbourne over the medium term is getting more and more attractive

    No jobs in Australia the rent is very high.
    Australia is too expensive IN MELBOURNE

      There are actually a lot of job ads in aus with job ads at extremely high levels across the country. Rents are increasing, however in Melbourne yields are low and rents are far lower in comparison to prices/mortgage.

      Can't speak for the rest of Australia, but there is currently a massive jobs boom in sth Australia.
