you can list your property in London for the whole year if you are regsitered as a business.
The 90 days rule only apply to private landlords.

@@Commonsensenotsocommon If you register your property as a business it does not apply. Airbnb will let you run for more than 90 days. However, leaseholders or residential mortgaged properties usually cannot register as such. So unless you buy thinking to run a short-term accomodation business, hostels, etc. not worth it.
The 90 day cap is from a 1930's GLC planning act that applies to Greater London only. After the 90s is a planning breach which your Local Planning Authority can enforce. Also your freeholders of flats can find you in breach of your head lease if they find you in breach of statute (of planning restrictions) and threaten forfeiture.

The easy bits like Right To Manage etc will be first. Marriage value and 990 years will be last.

My guess is that Government will bring in a "Council Tax Carbon Supplement" levied on landlords with houses with EPCs below C from 2030.
Labour will hopefully been gone by then. What a shambles.
