      The wef is using two methods to take people's houses .first is higher and higher council tax . Second is energy performance certificates . If you own a house you will be faced with constant expensive home improvements to maintain an ever shifting EPC grade . And if you don't keep up you won't be allowed to rent out ,sell, or live in that property .

    Bad landlords won’t care
    So this is causing percentage of bad landlords to rise

    I’m a good landlord with good tenants, wish I could continue but I have had enough. This government is out of control - I am in the process of selling my rental property, it’s just not worth the risk for the small reward and amount of work and hassle involved. Feel sorry for people trying to rent especially in London - soon there will only be big corporate landlords or the council - sad

      @ yeah I really hope so but I’m an accidental landlord and honestly just want an easy life. Happy to be a good landlord but the chaos they can cause in the next 4 years I think is considerable so my time to exit. Good luck to those who stick it out - I wish them all the best

    councils can virtually access property at will atm. They like throwing stones at other landlords whilst they ignore their own tenants... Residential property lets have got so political these days.

    I hate this government they are killing everything off. Stating that selling to councils will save capital gains tax that's because they will pay well below market rate for your property. I think it's heading towards the gov introducing compulsory purchase orders on the private sector that will be seriously damaging to private landlords.

      I think this is a great idea. Ok so you discount the sale by 10% but you are still better off by 13%.

    My LL had an agent but no repairs were done.The Inspector came from the council and has sent them a report on what needs to be repaired asap I’ve been waiting two years for these repairs they’ve told me to counter claim for these outstanding issues

      @@Noor-kp1yb were the repairs in the contract as the landlords responsibility or was avoidable damage incurred perhaps? Details might give further insights as to why the agent didn’t act.

    Thank you for the video but how was any of this not a thing anyway? Landlords have such power over peoples lives and only recently they can be properly looked into with support from the council? Can see why the winners and sad and the losers are happy….

    Ive lost the eill to live. The only hope we have is to default on The Mortgage and watch from a distance how the Rogue Tenant is drelt with by A Bigger Force than the lowly home owner.

    What about tenants and their pet insurance? The may show the landlord pet insurance but when it expires many won't renew it.
    I used to allow pets until I had rotten tenants, who didn't pay rent for six months and when they where evicted they felt aggrieved, four days before the eviction notice became final they kept the Rottweilers locked in the lounge where they did their business for four days. MP's have no idea how dirty, destructive, rent dodging and lieing some tenants are.

    Re. No capital gains if you sell to a social housing provider - so disadvantaging those who want to get on the property ladder but the seller will prefer to get the tax advantage?

    Most of these have already been forced in new zealand by labour and the new government is rolling some back .They also made mortgage interest not deductable but fully deductable if rented to social housing .I sold one property and my brother removed three houses from the market and they have been sitting empty now for two years .Government meddling has made rents here go extremely high and landlords are now very picky who they will let near their houses .

    Hi James, Well done for getting more subscribers the numbers are going up by the day! No support for using section 8 in this bill courts etc and all of it giving less choice for tenants as landlords quit. Section 8 will result in tenants getting CCJ's which will impact on their chances of getting another rented property or finance! Seems that they don't think things through?

    Info… I do my own accounts so no account to “rat” on me, but then I do pay and record so nothing to hide.
    Rents have doubled here in 5 years due to lack of stock so more profitable.

    If they had any sort of criminal case the police could do all that anyway. Emails, texts, talking to your accountant is all fair game, its not much of a change.
    I have to admit though, all this makes me less inclined to use letting agents to handle properties. If they screw up, they may well have problems, but the buck stops with you. I would want to know everything that's going on, at all times.
    No capital gains sounds good on the surface, but it would put individual buyers at a horrendous disadvantage in the market. I can't see it happening.

    The bill does set up a body to review the impacts from the bill. This is being viewed as the first steps to rent controls. some BTL schemes will be reassessing projects because of this risk.

    Be honest, the entire phenomenon of people owning more than one property ensures the subjugation of those who can therefore, only rent. Housing/shelter should NOT be a business/industry. It's amoral and obscene.

      It's also a moral right to have food and water, do you expect the supermarkets to give it you for free? There was lots of empty property in my area, up for sale for years, so I bought them and now have tennants in. If it wasn't for me these properties will most likely still be rotting away

      So let's take all rented houses out of the market. 99% of tenants can not even get a mortgage let alone a 25% deposit so where do they live? Over 700 families in my area are in travel lodge rooms with 2 kids

      Onething I wanted to check, how it will help hiring a real estate agent? Lets say agent isnt competent enough (for argument sake), do you think Councils will still build a case against landlord or fhe agent? Ultimately, it is the landlords responsibility right? So would it not makes sense to hire a legal team rather than agent instead?

    No cap gains isn’t an incentive… social housing won’t offer market rate, and I’d guess they’d offer 10-20% below market, so it’s pointless!

    Need to look at tenants that don't allow contractors in ie for gas safety checks etc why should the landlord be legally responsible thevtenant should be the one to blame that way the contractor will get entry. Without a gas safety cert the landlords property isn't insured. It's al one sided here

    2 months notice is a bit short for both landlord and tenant.
    In the Commercial world the minimum notice to quit is 6 months.

      Why? Can you afford to buy it? If so you will be paying your hard earned money in interest to the bank. If I own it outright I would keep it empty or get a huge mortgage on it, default and let the bank sort it out😂

    Tenant rights to destroy property and not pay rent.
    Local Councils should pay rent DIRECTLY to landlord.
    All this shows poor property owners in struggling areas will keep getting dissatisfied disaster lives taking advantage of investment of poor landlord operating in disaster areas.
