The Federal Reserve chairman saying that migration boosts mortgage rates is correct but not for the reason he states. A significant portion of the deficit spending goes to fund housing, education, and health care for the migrants. This requires more money printing, pushing inflation higher, which forces higher interest rates, including mortgage rate.
Good point. Immigration would also thereby increase demand for apartment/multi-family dwelling leases which would push rates even higher, either due to the basic supply demand fundamentals already raised in the discussion or also to continue to temper higher asset values

Im a longshoreman in Los Angeles Long Beach port. We know how the economy is doing because we unload the goods. We have about a 6 month preview of the state of the economy. We are not doing well. Work is slow. Its been slow since Biden came into office. When Trump was in office the ports were BOOMING. Now they are trickling. Its pretty scary to know in advance how the economy looks. And when you tell people they just brush you off.
