  • Spain update and with Barcelona recently announcing a ban on all tourist rentals in the city, Valencia has said they want a similar ban. How many other cities in Spain will soon ban tourist rentals completely?

    If New York's experience is any guide, and it may or may not be, kicking out the AirBnbs of the world did not reduce rents or housing prices.

      Biggest issue in spain is squatters so no one likes renting to long term renters due to the risk of squatting and not paying…

    0.77% is not really a lot in the great scheme of things. looks like people are claiming tourist lets un-fairly.

      That's because those are only the licensed ones. Barcelona has a huge housing problem regardless because of its geography. It sits between the sea and a mountain range with no space left to build

    I’m traveling through Spain with my family. Barcelona, Valencia and Madrid. Looks like we will be missing the heat waves. We booked in hotels rather than in Airbnb this go around to show support and solidarity with the locals. I am missing the comfort of having my own kitchen but it’s a small price to pay. We want to be conscientious and respect the locals so we can continue sharing this beautiful country and adding to the economy without ruining the quality of life for all that call Spain “home” ❤

    An independent study found that in Barcelona, about 2.06% of all units are listed on Airbnb. This is higher than in New York (1.31%) and Los Angeles (0.86%),
    while it is very similar to Paris (2.09%). However, when Airbnb listings relative to the number of rented units are measured, the percentage for Barcelona rises to 6.84%. In 2015, the average long-term rental price in Barcelona was 11 Euros per night (735 Euros per month), while the average Airbnb price (short-term rental) was 71 Euro per night. Hence, a unit on Airbnb for 10 days a month would yield the same monthly income as a long-term rental.
    These numbers are significantly different that the Industry mouth-piece APARTUR's figures.

    I love living in Lanzarote. Been here 27 years! No complaints! Nowhere is perfect but this island is great for me and lots of my pensioner friends.

    I rent an apartment in a town in the Valencia region, usually for 3 months a year bewteen Feb / May. Almost all of the apartments in the town are EMPTY, as they are second (or third) homes, mainly owned by people in Madrid. The people who want to live there can't afford it as the purchase prices keep going up, but almost nobody lives there.

      The locals CANNOT afford an apartment or a house - that's the issue. How to solve it? Stop people renting out their properties, or simply build more homes?

    0.77% is a misleading statistic. Aggregating all types of housing into one number is hot helpful.

    Walk around the streets of Valencia & within 10 minutes you would notice the high amount of abandoned apartments that the government could renovate & rent out cheap to the community........ Why is this not an option?

      Whenever the government does anything the private sector should be doing it costs twice as much with lower quality. Perhaps give long term tax breaks for developers in return for revitalized areas in the city.

    Andalucia should follow suit. Ordinary people can't find reasonable rentals and so many estate agents are absolute charlatans.

    The real damage was done by that new housing law, the harder you make it for landlords to rent the less rental stock there is, pretty simple.

      This is so not the problem but the blood sucking landlords, banks and housing developers would love you to think so. Build more social housing. Penalise property speculation, property is a human right.

      The housing law is not bad, it ensures protection for the renter and the landlord...
      The problem is that you can stop paying and you can't get kicked out...

      @@webMonkey_ , The govt and its regulations with corruption is the cause of all these problems. Did u ask what did they do with all those property tax and Airbnb tax?

    In the early 90's there were many appartments for sale around the Puerta del Sol, the core of Madrid. Incredible bargains because nobody wanted to live there then. Some prostitutes bought an appartment in Ballesta Street and around so didn't have to move much to work, in some sense. It gets me up a smile to think that they got rich finaly.

    It can help…will not solve the deficit but it is a step in the right direction. Only new builds to meet demand, change of use of existing spaces and dedicate zones for tourist rentals outside residential areas is a proper solution ties with correct planning.

    Thanks, Stu! I know Madrid and New York City have done the same. Others will, too, as higher housing costs is a global issue in big Western cities. Until many of the older Baby Boomers move on (likely in the 2040's/2050's), it is likely housing costs won't go down. Many current home owners will protest building new homes as it will bring down the equity of their own homes. Not an easy fix.
    Here in Valencia, the problem is supply of apartments, but many flats are being quickly fixed up and placed on the market. Let's see if this helps here.

    I've lived for 22 years on the Costa del Sol and have been a local councillor. One of the biggest challenges, as I see it, is that Spain wants more and more tourism but with little or no investment in Infrastructure. This would include social/affordable housing , measures to prevent erosion of the beaches a serious look at water supply and a halt to predatory building practices. The main motorway on the coast collapses during the summer whilst the most expensive toll road in Spain is practically empty. A car with a puncture can cause 10 km of tailbacks: not great if you are trying to get to work. The train from Málaga stops at Fuengirola and getting anywhere by public transport is a nightmare. Much of this comes down to Central government but local authorities do very little to address the big issues.

    About time too, I wish European nations would including the UK would put and end to this and make sure houses are homes, if people wan to invest in tourist lodges then do so, but don't turn houses into holiday rentals.

    If the Spanish government really wanted to end so much resentment towards tourism the only thing they have to do is build housing for workers and locals and rent them at a reasonable price, then the problem would go away.

    This happens everywhere for one reason or other. Wealthy ppl in California USA buy up the best houses in the most spectacular oceanside views. Poor ppl are pushed out, and crime goes up.
    This is always going on around the world.
    Even if you build "more housing" in spain other factors need to be considered like distance to food stores and hospitals. Complicated.
    Hopefully, the less fortunate finds support.
    Life is not fair!

    i purchased a property in ibiza in the mid 80s for what was like £17.000 gbp/ euro20k , i sold it last year on the open market for 367thousand euro

    I sort of support the Barcelona move, and sort of think it is just scapegoating of one group. No doubt, Barcelona is overwhelmed with short term rentals and tourism. Here are my thoughts:
    * they need to build more housing - this is the real problem
    * Limit, don't prohibit rentals - Only a certain number per Block etc.
    * Charge more to get a permit - and don't allow the selling or transfer of a permit
    * Limit the number of permits one person can own (even a % ownership would count as ownership)
    * Strict rules on behavior in tourist flats and allow other residents to report and sanction flats that do not follow those rules (lose their license, etc)
    * if there are more than 5 units in a building (Or something like that) require those units to pay for cleaning fees for the building, and at some point require them to have full time reception (1 person)
    * Allow buildings to charge more maintenance fees to flats that are being rented out short term so that they other units see a benefit from having tourists go through
    * encourage building of short term apartment rental buildings - there is a demand for a reason - many like staying in an apartment vs. a hotel.

    I had a poor rental Air B&B stay in Málaga. There was little / no support for us the tourist. May be better with supported tourism ??

    I hope that you do realize that the first article you are citing is from a paper that's called 'Spanish Property Insight'. I Can't imagine that this paper is impartial. Probably Pome owned.

      @anthonyferris8912 my mum and dad were ten pound poms. They left Liverpool for a new life in Australia and were met with this horrible term pom or pommie within minutes of landing.Its an insult. Before my dad introduced the locals to the kirby kiss, he explained the difference between arriving on a luxury cruise ship and arriving in shackles.

    I don't see how a government can do this especially when these properties have been acquired for this sole purpose it just won't work in my opinion we have the same problem in London I live in Dagenham one room here is over € 1000 a month without an ensuite complete joke 😮

    ST rentals are not all the same. Big difference between full-time operators vs. income derived by those who supplement income by renting a room or for time where they travel (weeks, months, season). I would encourage a more nuanced approach to policy.

      @@derekmain9914 immigrants who were invited here by countless hotel exhibitions and paid generously for what was delivered. Not to be compared with those immigrants who arrive looking for a free ride. Not as many handouts in Spain as there are in the uk.

We immigrants were invited here with the promise of holiday rentals subsidizing our holiday homes. The only greedy people here are estate agents and developers and bankers who picked property values out of their arse and created the bank and housing crash that’s took a good decade to overcome.

    How about government investment in villages and towns outside of the large city metro areas that will create jobs and infrastructure to attract those who can no longer afford or wish to live in the larger cities.

    No matter where you are from or your political bias. There were no problems when the rampant industry needed housing for the labour. The housing was quickly solved by socialist policies. It's a matter of fact. It's not I'm pretending be Noam Chomsky. We'll miss that old man and the later the better.

    0.77% according to who? The same people who profit from them. There are many problems with housing, but one of them is hedge and investment funds buying them up, often before they are even built. Thus driving prices up and removing properties from the market to people who want to buy.

    Stuart,How about the idea of scraping the E.U and Socialism all together.?Replace it with Freedom and capitalism!While it is true Free Market and general economy goes up and down but many more people benifit overall .Socialisim doesnt go up and down ,stays stagnic and always stinks!!!!

    It's terrible what happened in BCN, l've since seen it happen in Malaga, Valencia, Cadiz & Alicante. These aparthotels & airbnb's provide low value tourism and directly lead to the closure of neighbourhood businesses as the neighbourhood itself is forced to relocate. I don't really know what the answer is, l think taxing visitors and owners would be more sensible, you can imagine hoteliers rubbing their hands in anticipation.....
