It won't just be condos in 2025.. I won't say much much I'll let the time tell the tale.. rates cut aren't going to save the market. It'll become market truly in favor of end users.

@parthppatel28 we will see who is correct in 3-5 years from now. This is a temporary problem lasting a couple or so years. Condo developments have slowed down, almost to a complete halt, and very few will be available for listing in 2028 and beyond.
Prices will always go up, inflation will keep rising whether you, your grandkids, or your great grandkids like it or not.

rate cuts already saved the market through diffusing the renewal crisis

@@Inkill2009 not sure how many people will I educate on internet. Looks like you're a fresh one. I never argued that point about inflation and what it has done in past. The bottom line is median incomes vs prices. If incomes can't keep up then nothing matters bud. Also with some geopolitical events progresses we'll see the our purchasing power will erode (it's inevitable). This will remove the air out of the everything bubble not just real estate.. you'll see for yourself, be ready for it.

Brad lamb stated in the queen west post that condo prices will jump 20% in 2025. Be careful out there. The weasels and snakes are everywhere

Because they likely will in the core. When everything is at the seemingly bottom, buyers flock to the best condo living areas. Proof is in the numbers on the screen. Core sale price average holding up over the slow holiday season.

With constant spike in inflation condos will be the only best option for end users and investors in future. Just wait for it for 2-3 yrs

Interest rates coming down will be flipping almost every condo buyer into positive cashflow. Those of us with low mortgage debt are already heavily cashflowing and are printing money. Will be buying more this year for sure.

What about increasing inventory, lower immigration, higher taxes, higher repair costs, higher insurance, etc. Are you suggesting these facts should be ignored. Affordability is an unmitigated disaster when you consider Canadian incomes and unemployment increasing. Great government.

    • @GreenBeanGreenBean
      @GreenBeanGreenBean 4 дні тому

@@JeffreyLee-u8i unemployment is going up because of population growth, not because people are being fired. Incomes of actual buyers (the top 25 percent) are going up at the fastest rate ever. Yes median income isnt going up fast, but those are renters not buyers.
I personally havent seen rents coming down, and the expenses arent going up that quickly now.
People making a big deal about immigration but I still got chinese students for 4 years easily.... people overblowing that as well.
In fact, most of your list isnt actually a thing (even tho everyone and their dog cries about it).. it is kinda like the people crying about negative cashflow, yet they do not understand that the investor is still making money (their net asset value is going up as their cashpile is going down).... getting a mortgage is positive cashflow, you got a pile of money and also a mortgage debt... is that a good thing? Paying off your credit card is negative cashflow, you spent money to reduce debt... is that a bad thing? That is entirely what the investor is doing.

      Hi GreenBean,
You make very interesting points. It’s especially important to know/understand what’s actually happening to the income & expenses of actual buyers.
A minimum wage increase does not affect the buyer pool for example.
However, I have worked with last year and currently am working with buyers & sellers that have been layer off in the tech industry. And, rents have been declining.
      Appreciate your input as always.
