Have you considered flipping it as is VOETSTOETS apposed to renovating it? If you get a property at a good price it can be more profitable to sell it as is..... Sometimes we also over capitalize and the profit margins are not that far should we have just sold it as is. It also saves you a lot of time and energy and you can move onto the next property.
