Me encantó, no cambiar la nada en absoluto, algo más sería demaciado , me encantó el frigorífico empotrado, el armario alto es muy cómodo, tengo uno y saca de muchos apuros, todo queda a mano. No water heater, no furnace, no place to store a mop, a broom, or a vacuum cleaner, no place to hang coats or to take off muddy shoes when you come in. If you want your designs to be taken seriously you need to think about people actually living in them.

Would like to live smaller, but don't want to feel confined in a 6 x 6 m house. I think I could happily live in a 64 m2 house. Running water and light is a must. I would appreciate a front and back garden and a veranda spanning the entire width of the house. Maybe my dream will come true.
Tankless water heater would be an option. There must be some attic space that can be used for furnace.
As far as broom closet, when living in a small space like this you figure it out. There is a space beside the fridge where you can hang a pretty broom and dust pan or beside the pantry. Store mop and bucket under the sink (get one with a telescoping handle). Hard floor so no need for a vacuum.
The only issue I have with this design is that you open the door into the TV. There really isn't much room there. You could certainly reconfigure that area to include a place for coats and your muddy shoes. I personally have no use for a TV that size or even at all.
TANKLESS WATER HEATER! Wood floors requires no vacuum. Broom, dustpan and mop problem solved with telescoping handles. Muddy shoes? Remove them outside.
Screening in the back porch allows for muddy shoes rack/coat rack combo.

I love this tiny house! I would have an on demand water heater and I would use half that full height cabinet for a pantry on one side and a broom/trash on the other. And I would have a gas or electric fireplace where the cabinet is and have a tv above it. If I wanted a microwave, I would have an above range one. And it looks like you could fit an apt size dishwasher beside the fridge. No problems I can see. Just now if a person could get the blueprints!

I would swap the fridge and the tall cupboard over, and have a fold down table/ or a small breakfast bar there instead of the table and chairs, plus of course curtains. This floor plan and the colors are beautiful. Love the bedroom and bathroom. Almost 100% perfect. This place looks and feels spacious compared to many others I have recently seen.
Agree almost 💯 %. Have a fold down shelf to fold laundry. Round tables are always great for better communication/conversations. I’m a sign language interpreter and having deaf friends over would be great with a round table. 😊

I love the general plan, but there are a few things missing.
The entrance/entertainment area would be more functional as wall of built-ins - a coat & shoe closet, place for tv, and shelves around it. The back door needs a couple of coat hooks as well. And is there no oven at all?
Oh, good catch. I didn't notice there is no oven. I suppose if you built this for real you could put an oven in where the stove top is. However, I lived for a while with the use of a stove top and a convection toaster oven and was quite happy with it. As long as you aren't planning to cook a huge turkey you could remove the microwave and put one there, although I think it could be a dangerous spot for either microwave or oven.

I like the open of the living and kitchen area, the open shelf in the kitchen area, shelf in the living area, and the floating shelves in the bathroom area.
👍👍👏✅💯😍 Only thing I change is take the plant out to add place to put your outdoor gear in. I'd add a gas fireplace instead shelves floating underneath the TV.
I agree that a place for coats and boots is more functional than a plant! However, I would not replace the TV with a gas fireplace, which would be largely cosmetic and might get little use. I'd replace the big sofa with two comfy chairs, and maybe figure out a way to squeeze in a third one. I have a concern about the lack of storage.
I'd give the roof a steeper pitch, and have a pull-down stair to upstairs storage.
I’m using my gas fireplace right now and it’s really nice to have during these cold months! One of those oblong ones with short flames and t.v. above it would work great in this home. I think you are smart to add gas heat also, in case of power outages.
If you've got the land it doesn't make sense to build so small. Can go to 1000 sq foot for not much more

The best 400sf layout I've seen. Only draw back, no storage for HW, Furnace, W&D....?
It does show the washer and dryer. They aren't shown, but an on-demand water heater would fit under the kitchen sink and a mini-split would be easy to add in the bedroom.
