    Chandel ji i have purchased a golf villa in rise resort residency G noida west before your recommendation which will be delivered in 1 year time according to builder. My question is whether to retain it right now or shall I exit now as of now I am getting 1000 psf profit. Basically purchased for self use. Please suggest as I know builder portfolio is not good but of this project I am not sure 🙏🙏

    Greater noida me omicron, mu, xu, sigma, chi phi, jaise sectors total Khali pade hain. Aur rates itne increase ho gye hain har jagah ke. Ye obvious hai ki abhi artificially inflated prices hain. Kam honge ya nhi ye toh main nhi keh skta par Aaj se 5 saal baad bhi yahi rate rahenge itna keh skta hun. Real estate me hamesha periodically boom aata hai. Curve constant nhi rehta. 2010 se 2020 tak almost same rates chal rhe the property ke greater noida me. Mushkil se 20-25% bade the. Toh badhne hi the. Lekin ab itne high rates hone ke baad bhi ye ummeed rakhna ki aagey aur badenge ye doubtful hai. Sec 150 ke aane se high value crowd wahan settle hoga.

    You said in this video that property rate in Greater Noida is inflated due to local dealers. Then you mentioned that you do not suggest investing in land in Greater Noida. Coud you please clarify did you mean only "land" when you said "property", because in most of your videos, you suggested investing in studio apartments and Villas in Greater Noida which are not Land.

    Chandel ji, I differ from your statement, Yamuna expressway keh sakte hai ki abhi risky hain investment but Greater noida end user ke liye main sab se achha destination manta hoon bcz yaha rates Noida ke comparison main 60% kam hai so how can you say that GN Propert market is highly inflated by financiers, I think barring people to buy at 60% discount to Noida plots Price is like misguiding them. In my neighbourhood ( Ghaziabad) 7 people are constructing house in GN, so need to correct to ur statement

      Sector 150 is the only sector where you will get the lots of projects in Mivan construction but Sector 128, Sector 107 is also having some ultra-luxurious projects in Mivan technology. Basically Mivan construction is the demand of the current scenario and all the upcoming projects are coming in Mivan technology.

    ग्रेटर नोएडा के लिए आपका विचार दो साल पहले भी गलत था और आज भी। उस समय 40000 प्रति मीटर का रेट भी आपको ज्यादा लगता था जो आज लगभग 1 लाख तक पहुंच गया है।2024 तक आपको ग्रेटर नोएडा में हैरान करने वाले रेट नजर आएंगे।नोट कर लीजिए

    U did'nt answer Kapil Dev's question properly . He also said Greater noida property. Even I did'nt purchase plot in greater noida(not talking about yamuna ex.)when u said dont purchase. Costs have skyrocketed since then. There are many endusers in greater noida . Any justifications?

      I have already answered his question that I will not recommend to buy high priced property in Greater Noida, the rates have increased because all the dealers are selling the property to you with earnest money, if you want to buy in current price, then it's your choice but the rates will definitely be lower in future.
