  • How I bought a home in Portugal in 30 days on the outskirts of Vieria de Leiria in the region of Leiria. The property is an old 1937 built three bedroom house with a small plot of land and a well that I intend to turn into a small forest garden, growing as much as my own food as possible and of course giving a good home to some chickens to help fertilise the soil as well as producing eggs. I am going to use the practices of permaculture, so I will be making my own compost as well as bio char.
    The house and land is in need of some major renovation although it's a well built home that does not suffer from subsidence. Follow me as I turn this house into a simple Portuguese homestead.

    Congratulations on your new home!
    I'm adding a few comments on the video that may be helpful to other buyers:
    LAWYER'S FEES: 2250 Euros is far too much... Ouch... I'm afraid you've been ripped off but that's what happens when you get recommendations from other expats, you get "foreign prices". The work he did could have been done by anyone and ultimately the Notary had to double check all documents again as required by law, so the lawyer's work (if he did any...) was totally redundant. Portuguese people don't employ lawyers, unless it's a complex issue like an inheritance with multiple heirs, but I understand you had the language barrier. If you compare what you paid that lawyer with the Notary's fee of 230 Euros, which cover a lot more than your lawyer did... and with far more responsability... you see what the correct fee should have been.
    You did well to have a SURVEY done, but it would worry me if the surveyer was another foreigner who wouldn't have known about portuguese old structures. Did he mention any insulation issues and that the walls are single-wall with no cavity? That's an issue he should have mentioned, because it's a problem that cannot be easily & cheaply solved. Though there are solutions, like cladding the exterior with specific material.
    To know all the problems & pitfalls of a house, you'd better ask a portuguese builder. They can be more accurate than surveyers, they know their trade inside out and they would advise you for free.
    You can buy a house very quickly, in a few days, when the seller has all documents ready and the notary has availability to book the final Escritura (transfer of title). My sister bough a house in a week.
    In your case, the signing of a Promisory Contract didn't bring any advantage to you, because you were not dependent on a mortgage being approved by your bank, you didn't have to wait. You had the money, so you could have gone ahead with the Escritura and saved yourself the expense of the contract. If you wanted to give yourself some time (your call...) you could have done a reservation contract for say, 5000 Euros deductable from total price, or refundable if you decided in the end not to buy, for a period of say 30 days. That would give the sellers the assurance you were serious about wanting to buy and give you peace of mind & TIME to do all checks before commiting. Your lawyer should have told you this, if he didn't he was not acting on your best interests. Just saying.
    DEMOLITION: Please be aware there are rules about demolition and what to do with the rubble & old materials. Contact your local Camara and ask them what the procedure is. You may have to pay a fee and transport everything to a special depot. Not cheap but compulsory. Don't dump anything and don't put it with usual domestic rubbish, you could be fined. Ask your builder.
    You have a lot of old wood and you should keep it to burn in the wood oven or the fireplace in winter. It'll get cold. If you buy an electric saw you can cut the wood yourself. The saw will be very handy in future and save you a lot in firewood as you'll be able to cut your own.
    The old roof tiles may have some value, as they are no longer produced and many people look for them. Don't throw them away. Sell them.

    The house has great potential, the upstairs area you could,easily make a 2 or 3 bed flat. Good storage area outside or make a nice open area/garden. Be prepared to spend a lots of money on the renovation, building materials have gone up a lot. Get quotes before you employ any builder, because there are many dishonest people that will try to rip you off knowing you are a foreigner and do not speak the language. Good luck…

    my solicitor charges 1000 plus vat, plus around 1000 euro for notary fees and taxes/charges on documents required, in the Algarve. If property its a ruin, will add extra cost of 1300€ more,keep that in mind, a ruin its more expensive.

    There a lot of potential inside and outside the house. Maybe hiring a team of people you could little by little get rid of the debri all around. After that you could start thinking where to rebuilt or not.

    I would tile the concrete bit..some beautiful tiles in Portugal..I lived in Grandola for 5 years..great food,wine and weather and beaches!!!

    I hope you manage to talk to good Portuguese builders, building regulations are very different from the UK.
    Even the position of widows has its rules.
    Without that knowledge your dreams and ideas may have to change.
    Building materials are rocketing by the day, any potential for the property will need very deep pockets.
    Check on the depth of your well, every litre of water will be vital to grow your fruit trees.
    The high walls around your boundary can protect your land from winter storms, but in the heat of summer it can become even hotter.
    We have had our place here for quite a few years so know what you have to look forward to.

      Thanks for the tips. I’ve actually got a good South African builder and I’m not actually changing much with the original house. New kitchen and maintenance and decorating. It’s the outside area that will be transformed.

      @@dreamlifeportugal Make sure your builder knows about portuguese building regulations (there are many) because if the work is not done accordingly, you may find it difficult to sell the house. You should treat the renovation as an improvement to add value. If done incorrectly, it will create problems for you in future.
      It's not the responsability of the builder, it's yours.
      Another THING to consider when renovating is that the builder should be properly registered as a business and fully insured. If he is not, and then had an accident while working for you, you could find yourself in serious trouble... suppose he falls down from a ladder and had to spend the rest of his life on a wheelchair... you'd be bankrupt and responsible for paying compensation to him for the rest of your life. Just saying.

      70,000 euros. There are several beautiful beaches nearby in two directions. 10 mins drive to the nearest.

    Hi, it looks like a great opportunity! Congratulations! Can I ask if you are going to live here permanently, and if so, how did you get a visa for permanent residency in Portugal. I have been looking for a similar project in order to also live the dream of sustainability, growing fruit and vegetables and having a few chickens for eggs, but have had difficulty in finding out how to get a permanent residency visa as a main property without having to go the golden visa route, as I don't have the 280,000 euros needed for this type of investment ... thanks in advance for any help you can offer!

      I was living in Portugal before Brexit and had rented for six months so I was able to apply for residency under the Brexit withdrawal agreement. You can apply for a D7 visa if you fulfil certain requirements. You have to have a minimum amount in a Portuguese bank account. I think it is about £12,000 and rent a place for 6 months. You also need a NIF number which it is best to register with a Portuguese address. You can find information about this under D7 visa for Portugal online. Hope this helps. Thank you for watching 🙏

      If you have a EU passport, you don't need a visa and can move to and live in any country of the EU block of your choice. If you don't have a EU passport, check the Portuguese Consulate website of the country of your residence. There are several options to getting a visa depending on your particular circunstances, but you'll need to bring in an income or a pension from outside Portugal to support you while living there. Check if D7 Visa is for you.

      @@donnacosta5633 Thanks for the above. I have an EU passport at the moment, but it will become a British passport in October this year unfortunately. I don't have a pension yet, as I am not old enough to be of pensionable age. I have looked at the D7 visa, but don't qualify for any of the requirements for that sadly. It is my dream to move to Portugal, but may be something I have to live without, due to all the requirements for visas :((

      @@alisoncoles1565 If you have a job that can be done remotely in Portugal and with an income of at least 800 Euros per month, you might just be able to get the D7 Visa. Any "job" will do even selling stuff online, as long as you can show proof of this income.
      If you have a qualification that is in demand in Portugal and you can find a company in Portugal willing to employ you, you may be able to get a work visa to work & live there for as long as the contract lasts. And while there you can extend the visa to permanent residency subject to rules.
      Or if you have an established business that you want to transfer to Portugal and would employ local people, you may also be able to get an entrepreneur visa to do that.
      Some people have rented their house or flat in the UK to be able to have enough income to support themselves. Failing all that, get married to a portuguese... or ask refugee status in Portugal on the grounds you need to flee the Tory government in the UK.

      Wow, thank you for your lovely long comment. I love receiving feedback and suggestions. I’m keeping any of the good tiles. There are a lot of them. I’m sure there maybe an expat who could use them on their project. Great suggestion about the wall. I’m having the whole house pressure washed so will do the wall too. Maybe just a fresh coat of white paint for now. Let’s see. My builder starts soon so first job is to secure the tiles on the roof and get some guttering on. 🙏💜
