If an additional bed is definitely a must now, for future or your guests, then of course 5 beds will be suitable. However if not really, then gap is much too large and 4 beds would suffice. From an investment point of view, going with 4 beds is better if we are planning to sell in future. For rental though the larger the villa, the more mature & stable families move in providing more stable rental income in my experience. Best investment would be to go with 5 beds, leave on long term for at least 5-10 years and then exit. That will maximize capital appreciation, while also enjoying rental income.
