    Can the overall review system be compromised if hosts and guests don’t enter “true” ratings/info? Therefore defeating the original purpose of a 5-star rating system. If you give a 5 star rating to a guest who in reality was a 3-star - wouldn’t that influence another Airbnb host in the negative way… The host would be thinking that guest is a 5-star who would not damage his property, but in reality that guest is a 3- star and there’s a higher probability that they would cause more damage than a true 5-star . I know I’m probably overthinking it but can you share your thoughts?

    As a guest I wasn’t thrilled about Air Cover, but now that I hear they don’t actually take care of hosts-not cool. Just an excuse to charge guests more.

    I rented a place near the beach for a month. The owner tried to charge me $1200 extra because of a bit of sand . I offered her $50. Airbnb locked my account and never reinstated it. I joined Airbnb during the year of inception . They punished me because of a con artist trying to commit fraud and never punished the owner

    $45-$75 is a ridiculous amount to pay per stay for coverage...would work well for luxury properties but not the typical smaller operation with lower rents. You also wouldn't be able to pass along the cost to the guest at that price point.

    I have charge 3 guests so far for bring a dog without telling me. They always say ohh I didn't know there's an extra fee for bring a pet! I say well it says on the listing and if you didn't know. Now you know.

    Can you please do one on cleaning fees? Do you just charge what your cleaner charges? Or do you try to keep the cleaning fees lower and put them in the nightly fee?

      Yes! When I tried it, Airbnb upped fee's to like 15%!!It was crazy, so I dropped my trial like a hot potato!!

    Our first guest broke the toilet bowl, broke the garbage disposal left the place is disarray I didn’t care about a five to 1 star review I just wanted to be super duper honest she was a nightmare and delusional. Made me never want to host with air bnb again. 😢

    OMG we just had a guest that had dogs, I love dogs but both places she rented literally just had deep cleaning, and both places required another deep clean! 4 canisters of hair in the vacuum and still needed more hair removal. Laundry room needed vacuum cleaning several times because of the hair in the sheets and towels. Insane 10:12

    Fun property management fact- bed bugs don’t like rubbing alcohol. Spray a little on the fabric areas and it’ll help stop them from leaving your guest to your beds. I don’t know the long term effects of rubbing alcohol on sheets… I’m sure they get destroyed enough to where it doesn’t matter.

    We had an absolute horrible Airbnb experience over Xmas break of 2020 in New Orleans. We wrote an honest review and Airbnb deleted it.
    We weren't unreasonable. We were just honest.
    So we just assume because the management company that ran the unit has hundreds of units, that Airbnb sided with them because of the money. It really did leave a bad taste in my mouth. And we use Airbnb quite a bit. Like a few dozen times a year. We have a great rating, and that was literally the only "bad" review we've ever left.

      There is no conspiracy about “oh this person has so many places we’re gonna side with them”. No offense I think that’s absurd. Airbnb and VRBO have a monopoly on this space and everybody already lists on both. It’s not like if Airbnb sided with you they were afraid of losing all those listings. Most likely it’s something way more simple. Like the minimum wage customer service agent maybe just saw their request for removal and said “sure whatever”. You can pick a lot of reasons why. Like he said “retaliation”. Or on google you can choose “conflict of interest”. I’m not trying to be rude I just want you to feel better about the situation and that it probably isn’t as devious as you might think. Or maybe it was! Idk

      Air b n b deleted my review and then when the host did a bad review on me they kept and said that was how the host felt. It was their opinion, but it wasn’t my opinion when I did my review apparently it went against their community standards.

    Can you do a video on Guesty? I'm curious why you like it more than Hospitable? I've never used it, but Hospitable seems pretty good. Guesty is much more expensive and doesn't look like it does anything Hospitable doesn't do...

    What about charging guests ATF (After the fact) if the had a huge amount of extra guests? I had a 4 person booking that had 7 more guests, used ALL my premium coffee, used 40 towels & the next 2 sets of guests sheets n blankets. Yikes! The place was sort of clean until I realized the matress had a female accident (oops!) gosh, I don’t know WHAT to do guys… please help!

      Definitely charge for extra clean. I took pictures of blood damage, sent to the guests and said that there are additional cleaning fee charges that will be coming their way.

    I would like to see a video about all we need to know about insuring an air bnb property. Does most home owners insurance automatically cover air bnb? Do they need to be notified that it is being used as a STR? What if I am doing rental arbitrage? Will the owners insurance and my rental insurance cover a STR?

    Rob, your view on not paying cleaners more for extra dirty guests because you don't pay them less for regular cleaning is way off base and sounds a bit elitist.

      The problem is, many cleaners will start claiming that the place is extra dirty more more frequently if they make another 50 or $100. I established with my cleaners that the price is the price unless it's really, really bad in which case I would of course pay them more. One of the biggest tips that I haven't heard mentioned, is diligently screening the guest ahead of time which cuts down on the situations in the first place. I've been fortunate but in the last year I've only hosted one group that truly left the place in an absolute mess

      How about the owners saying you can’t get in early because cleaners are there and you’re outside and NO ONE is there. Then they give you a different phone number to call so you do, and the place is FILTHY and there’s nowhere else to stay in the area so Air bnb says …too bad, you should have called us and not the number WE ALLOW THEM TO GIVE YOU. Ants, garbage, filth ….broken washer and dryer, broken lock, etc.

    My husband decided to stay in a lower cost hotel years ago and brought home bed bugs... we BATTLED them for almost TWO YEARS... tried everything... paid professionals, tore the carpet out of our room, threw away our mattress, waited 2 months before we replaced the carpet with wood floor and bought a whole new Reverie bed system🤦🏼‍♀️ Those F$#*@
