This soooo reminds me of my time I did a tour of duty as a recruiter when I was in the Navy. It was a 3 year tour. I remember getting certain lists (ASVAB scores from high school, contacting colleges to get lists of students who only attend for a year or 2 or did not graduate) those were the highest odds of probability to enlist ect. Then the cold calling. Hearing all the BS story's, and side bar conversations that sometimes would drag on to the most random side bars. Call after call hoping to set an appointment with someone who we could qualify tenitively over the the phone. Then sometimes they wouldn't show up, sometimes they did. Good video here... show what its like to pound pavement.

If you're going to go with the cash buyer approach be a cash buyer. If you're going to go with the wholesaler approach be a wholesaler. Own your approach and kill the fear in your voice. We're supposed to be people who are buying people's houses. You can't sound nervous when you're doing that. Or like a salesman.
So that first call was actually really good one because your building Goodwill with that lady some people aren’t fast into the point some people want to visit when you play that game it builds Goodwill

I personally would double down with, “Yea. I get it. A lot of calls from strangers asking about your house and most if not all of them giving you a lowball offer can be pretty daunting.” I would do move on depending on at what point that objection was made.
I get these calls all the time : “hey I understand you probably think I’m another one of those time wasters right? “ ,*let them respond” Then say a variation of: I want to honor your time, would this be the best time to talk or should I call you later this week? - let them respond ; typically you get hung up on , chances are they’ll hear you out.
Selling regardless did what it is , boils down to how well you can solve someone’s problem . Before anything you have to connect with your client . Detach from closing and try to connect and if it’s a deal it’ll fall through .
i wouldnt necessarily go with that approach as it allows for them to say no. the best thing to do is make what you want too good to pass up so they seeningly have no choice but to go with you. And most of them, when people say not right now, its just a way to say f off and get off my phone
