- In this video I explain the building permit process I have to go though for building a house. If you build your own house most counties require the builder to apply for a permit to build. I go step by step what I do when I have to apply. I hope this video helps!

So much behind the scenes that people don't understand. Thankful that you show the process so others understand. Additions and remodels are similar but less detail but all so important to do and act as you should so you cover all areas for yourself and the home owner. Having things filed with the city and zoning is great for resale as well. Thank you Josh for sharing what you do behind the scenes. 👍🏻
Yes it’s interesting that I can try to record most the things I do and put them on UA-cam but I am still only scratching the surface of what all it takes to build a house. Here you cannot even get a occupancy permit unless you have the inspections completed before moving in. It is actually illegal to move in without the occupancy permit. I wish it was that simple here. A building course and a test. Three engineers, a letter from the local fire chief, six lawyers. Two covenants on the property, a physical inspection for the setbacks (we are a half mile from any property line). Our building department didn’t want most of the things you mentioned at all. Lol, but we are in Canada, and unbeknownst to us decided to build in the worst municipality in our Province for red tape. They also “lost” several of our legal documents and two of the engineers reports, as well as the receipt for the permit itself, $500, and tried to double charge us. 1 and a half years JUST to get the permit as an “owner builder”… also the email from the Geotechnical Engineer stating that “unless we had moved the house” they stand by their original assessment and report and will not redo it because the inspection office “doesn’t like some of the wording” in the report. 😂 in the less than 2% chance of a siesmic event over 7 on the Richter scale there is a less the 2% chance a 30 yard cubed rock could hit our house. That’s the settings they had to use to get something to hit it! Smaller rocks don’t make it through the trees. 🤣 we also had two inspectors get lost trying to get to our site (there’s one straight road, but Apple/google maps puts our address on the other side of a mountain), and then there was the “your cows don’t like electric vehicles and I couldn’t get past them” excuse for not showing up to inspect our perimeter drain…

@@MrRight_1 oh that’s just some of the highlights… I’m off grid on an artisanal spring… and they wanted a full overhead pressurized fire suppression sprinkler install like you see in commercial buildings (for a 2 bedroom residential home) that particular inspector is no longer employed with our municipality, but still… How about refusal to come inspect because of the pandemic… then your permit expires because you didn’t get an inspection every 6 months (regardless of the year and a half they wouldn’t come out), so time to fork out another $3k filing fee to reinstate your permit…

@@MrRight_1 you too! Building a home is apparently not for the faint of heart or those with low tolerances for bureaucratic BS in some areas… LA… I can only imagine 😂 makes a person want to move to Texas!

What if you want to do an addition or add a deck or redo your roof or driveway?? How do you find out how close to the property line you can build an addition like a garage before drawing up a plan n getting a permit? Thanks.

One follow up question: I know you’re a Dave Ramsey fan like I am, but if you are financing a build like the ones you have shown, will a mortgage company give you a loan if you are building it yourself? Or do you have to work under a GC?

That’s too funny 😂! Yes Dave is a wise man. The people I deal with do allow for what is called a cash out refinance. So more or less you literally convert 70% of the equity of your house into cash. Then I can do what ever I want with the cash (Vegas 😂,buy a car, or build a house). I don’t know if every mortgage company will do that. Hope that helps. I appreciate you watching and commenting!

Hi I have a question I want to buy a land and build a house on it but how can I do the main sewer line and the water line does the water company do it or the city ?

Would this process be doubled for a two phase build? Or would I have to have everything lined up and ready to go before I break ground? I plan on building a shop with an apartment/guest suite above it. Then I’d live in that while building the main house.

Love the info. Hate the government bureaucracy overreach. In my State, I can be the general and hire all the subs, but can't swing the hammer myself.

Yes for water and sewer where I’m building. It’s about $300

The more you tell them the more they tax you!
Permits cost too much, then there is archetect ànd grade design, water, sewer, electric. It all costs 70 grand, its too much. Add it all up before you think about building
