Hello everyone, Happy Wednesday! Today we are refreshing the patio for summer and for the new buyers who will be purchasing our house soon. I am going to do a deep clean of the entire backyard and patio along with an entertaining slo-mo towards the end brought to you by Chase lol!

Well, congratulations🎉🎉🎉🎉❤ SOOOOO with you talking about all the perks that you left with your house or in your house and how it’s staged minimalist, clean but yet the potential new owner walking in conversion laws, no matter really what style they are. They can visualize what their home would look like , that’s the first park! The second park is the appliances that you’re leaving because you pay so much for a house, down payment and everything that not having to buy appliances. That’s a major expense that they can do something else with and for me number three perk which for me is the biggest one you have lived in your house what 2-3 years so any major problems from construction you’ve already have them and you have gone in and repaired them or replace them or the contractor has because they’re still out of warranty! So when you talk about the brand new homes that are on your block, which oh my goodness that neighborhood just kind of blew up, you have lived and taken care of your home for a couple years and I don’t have to come in and change anything that the contractor/designer has decided to stage this home in and the colors on the walls. You turned everything back to neutral, so you brought it back to a blank slate, and I believe in today’s world and what I see you influencers doing that was a major, major plus sign for your home and the buyers. Ashley, don’t sound so sad about your patio because that isn’t your dream patio your dream patio as you have been telling us as you show us the new house is the one that looks out towards your pond and the backfield and the horse in the backfield, you just tap to decorate it now, but that was the reason why you bought Your property and putting your home on it 😊❤ so I have all the faith in the world that the new home will have a better fall in love with patio. So you asked to give you colors for the lights so I have a tendency to lean more towards the black brown that they have with the lights, and depending on the color of your furniture that’s gonna be out there and if you’re going to do the white post again in some of the flower pots or if you’re going to do them in a stain color, I think that will determine whether not use black or white outdoor lights. But I am so excited for you and your family! Congratulations!🎉🎉❤❤

I have always wanted those cafe lights in my back yard. I think both look great, however, there is just something about the way the black ones look that I like most! Whichever you choose will be a great decision :) I get the decision fatigue though!!! Congrats on getting over list price...anyone getting an Ashley house is lucky!

All very good advice. We sold our home a year ago and doing all these things makes a huge difference. Also, we made sure our filters were all replaced.

Hi Ashley I wanted to give you a plant tip, some of your plants are root bound, that’s when the roots grow in circles when they are in their pots too long, next time break the roots up before planting them and they should do a little better 🌼🌸🌻

Yes, this will be more than enough for us 3 and 2 dogs. If we move again in the future it would be to downsize after Savy is out of the house.

I think for the new house go with black lights since your windows are black trimmed uncovered my patio set this weekend too so nice to have the patio weather back here in Ohio it could be spring by 9 fall by 2 you just never know 😂
