If the land is in a desirable area don’t sell the land. I believe if they can find a way to pay off the land and keep it this would boost their confidence. Now if they really don’t want to own that land, sell it and make sure to have an emergency fund.
Before my wife and I got married we agreed we would live in a camper for a short time in order to save money. We payed off almost 100$k of debt in a year (I am an engineer, she is an LPC) and put 20% down on a brand new home we built on land I paid cash for before we got married. Now she stays at home with our daughter and I work full time. You can do it, your spouse is your greatest ally. Work together, achieve greatness. God bless!
On this one I would disagree, in the current real estate climate over the last five years. Sell the stupid car and get a cheaper but still reliable one. Dave said nothing about the stupid car. Then work like crazy and pay off the student loan. Then save like crazy to build on the land. Sure, it may take slightly longer, but less risk that land prices will skyrocket out of your reach.
Dont sell your land.. The very least allow it to make an income for you. Let people train there. Park their cars or a RV. Storage something.. to make extra income.

Land can "depreciate" because of property taxes, possibly insurance, interest payments, fence repairs, and other little nickels and dimes combined with a stagnant empty land market. Worse yet if theres some environmental cleanup to be done. No idea about FL but empty land doesn't always go up. "Land banks" are a thing too!
Or development. My ex and I were looking at homes and saw one in NY state that was "perfect" for us. It had enough rooms for us and his mom (there was a sort of in law suite that I felt would be ideal for her as she would have her space with a kitchen and living area but was still part of the house) he and his mom went to check out in person and he called to tell me why it was so cheap and they knew it would never work. Literally a cross the road was a quarry and the trucks went in and out all day and even night and you could hear them even within the house (It had a decent size driveway) and the realtor explained that's why the family was looking to sell and move so quickly because they had a baby and an elderly family member and noise was too much.

My brother and his wife were both schoolteachers and they bought a literal shack that they lived in when their oldest daughter was born. They lived there for a few years and then they purchased a mobile home (not even a double wide) and they lived there for a few years while they were building a two-story house with six bedrooms and three bathrooms and two kitchens and a living room, a family room, and a parlor/music room on a farm with about 500 acres. The thing is that EVERY purchase they made and ever upgrade in homes they made were handled with cash. They have never had any debt and even the cars they bought were also paid for in cash. They purchased a small home for their daughter and her little boy after her husband died and this also was purchased with cash. Everything they have ever purchased, every vacation (including one to Australia) they have taken was cash flowed. The thing is that even when they were living in that shack, my brother and his wife were both in agreement that they were willing to live there in order to save money for the home they have now. Now they absolutely are living "like no one else". They are not Ramsey devotees, but they have the same philosophy he has regarding debt.

I bought an Unmarketable Fannie Mae foreclosure. Florida, will have a lot of these, (insurance and property tax) banks foreclose and get backed by the Government. I can see 10 cents on the dollar. I bought in PHX, 20 cents on the dollar in 2011.
Nope, price keeps going up, so does their anxiety levels and stress levels which causes less life expectancy. That'snot a good trade off. There is always another good deal. Raw land is illiquid and very difficult to appraise with any precision. Wouldn't surprise me if the land was worth 50% or 150% of what he thinks it is.

If it is a "hot" market, selling now may mean that they may never have the opportunity again to purchase "a few acres" to build on. Sometimes, the Ramsey "cure" is worse than the debt.
