Unfortunately, I see this all the time, especially in Atlanta. Be it flashy, fast talking individuals or shinny good looking street hustlers no one makes the person prove themselves first. Why weren't any of the investors appointed to be on a board to monitor the money? Where were the checks and balances? How many signatures were needed to pull out the funds. The only way you could do that if you had no idea what you're were doing or if your intentions were to SCAM from the start. This comes from someone who has been involved in Real Estate since 07. Fortunately, I knew not to invest with him due to people close to him advised me he owned no real estate. There were whistle-blowers on UA-cam and Instagram warning people, but they were called haters & agents. And now people are listening to those people. They don't want to enrich white companies by lending them money via the purchase of stocks (an emotional decision). (granted because white companies would not lend black people money either).
Refer back to my earlier point about carribean black nations having stock markets as well. So there is somewhere reputable and black to invest but it requires more leg work because its not as well established. That is the cost of getting in early.

Just pretend to make a attempt at the project. The whole time you are paying your self 100k a month in project management fees. Then make up a bunch of excuses to tell the investors on why the project is not working. Just to buy your self more time to continue to pay your self 100k a month on management fees. Now you are rich and the investors just lost all of their money and there is nothing they can do about it. You just legally scammed them.

Someone who appeals to your emotions & talks about legacy, mindset and financial as their pitch for investing in whatever they have going on is a red flag and instantly turn them down. He didn't have anything any serious investor would have, no thorough plan, no numbers, KPIs, Metrics, team, timelines, structure. Another thing, if they're chasing those who have little to nothing to give that's another red flag. If you have a serious business proposition, you're looking for experienced investors, accredited investors etc... 10-50 million or however much he raised is change, if it was real he could get that from a handful of investors but he knew he'd never make it into those rooms and if he did, he'd be laughed out within the first 30 seconds. That's why they target us because we think with emotion and not logic. So they can talk all that King and Queen nonsense and we're sold lol

Unfortunately, I see this all the time, especially in Atlanta. Be it flashy, fast talking individuals or shinny good looking street hustlers no one makes the person prove themselves first. Why weren't any of the investors appointed to be on a board to monitor the money? Where were the checks and balances? How many signatures were needed to pull out the funds. This is a revolving story in the black community for the "get rich quick" mindset.

I agree with the women investor, I think the staple business (co-working space) failed due to COVID and the failure rate of such a business. The operator/JM was not able to pivot from that business model and as she stated "should have stuck to a more traditional model) which is just renting the units versus running and operating a co working space business. I agree with this perspective, versus Gordon which is more emotional and has zero evidence to back up his claims, just complaining mostly.
