I forgot to mention that we did get the $160,000 worth of administrative fines cleared up before we closed! The Title company was able to help us out with that. Get out there and start flipping houses!!
When you're in an area where adding on costs a lot more dollars, space saving is important. Think putting in upper cabinets that only use part of the space is a lost opportunity. In the least you could have mounted the short ones higher and put a shelf beneath. The shelf closer to eye level gives a more spacious feel, which is very popular today. Doing this means lesser used items are stored in an area where they stay clean. You don't have to climb a ladder and blindly clean a dust catcher (think of all the spiders and dead flies you would have to clean out that you can't see, plus dust falling on you, plus it's really hot up there...). Also make sure drawers are full depth instead of the 2/3 depth some have.
