Welcome back. I think an off-ramp from the highway into the gas station would be a nice touch.
Nice one! The bus stops are propably too colse to junctions, give 'em the space of a bus length at least. 🚌
As a commercial business owner you definitely do not want your road frontage blocking the view of your business with large types of foliage. A low hedge is good but blocking the business signage equals lost sales. Referring to your corner gas/petrol station. Overall nice build.
Edit: A video idea sprung from another comment response would be a dedicated highway rest stop with gas and food in the middle of the highway, see them in some states in the US. I know they have them throughout Europe and North Africa as well.
I agree. A recent trip to CA from AZ reminded me of these too and I'm thinking of adding some rest stops along the highway.
I do wonder if Paradox will add Proper shopping malls, with American, European, Asian and Australian type malls.
Especially with the Asian type malls or inner city malls that will take up multiple stories, making the Mall a medium to high rise building basically.
SM malls from the Philippines is a good example.
Probably as soon as assets can come out. Kinda funny that a signature building as a mall doesn't exist.
I think the problem is you want different companies moving in, so maybe you'd want like up to 5 sub buildings that can "stitch" together to make up a mall.

i'm 99.9% sure in reall life the maintenance/trash/delivery area would be its completely own section with its own access road and also being out of sight from the customers instead of being literally in the middle of all the parking lots right next to the main plaza.

The Orchid Bay series when you turned off the DeSpawn. I laughed so hard when the people started walking and you said "Are you all alright?" "They have just had enough" "walking in front of traffic" I have been watching a long time. LOVE YOUR CONTENT that one though for some reason had me laughing hard. I never knew you could lower the car count. I always thought you guys just built FLAWLESS Maps and roads. 😂 Great content.
Looks good! Nice props and surfaces. Plenty of room to squish more commercial retail in there when demand dictates it...and acres of parking that'll eventually get use. Kinda reverse of the american mall trajectory: one that adds retail over time rather than eroding it.

If you want the parking to fill up, you should probably make it free. Also, the trees along the highway block the view of the seas of parking lots, and making free parking easily visible to drivers is often used in order to help attract more customers into areas like that (particularly in america and other sprawling car-dependent counries).

When I do similar builds like with surfaces and props, I add the hangout areas, maybe park areas and extend or add walking areas too.
They don't seem to work correctly right now but I hope when park bug is fixed that cims might use it.
On assets themselves currently hangout areas seem to work, so cims stand around and also sit on benches next to them. Hope this will all work soon.

City planner and i think moose did vids on some of the best ones available. It's the only reason I started playing again a week ago, cos the mods have made it much better.

@@martinholden6214 When they work. I, and others, have trouble keeping them going. They're in the game one day and the next they vanish. My custom maps maps menu has twice completely disappeared from the main game menu. Right now Anarchy has gone rogue on me and I'm trying to figure it out. Very frustrating.
@Knight1118-gk7ok that's very odd 🤔 not come across that as of yet. One thing I've had trouble with since coming bk is loading in and the UI at the bottom is jst completely missing 😅 a reload fixes it normally. Mods are still beta so hopefully they will have it sorted. Issue is everything takes CO ages to sort.

you should not have that much parking it is not realistic because you have more parking then building and i have never seen that in my life (do live in europe though)
You 100% see it in America. Check out Phoenix. Fun fact for you, in that city there is enough parking spaces for every car in the city to park 4 times over

Why did you start making it an American build, that makes it so basic. It’s just zoning in squares, big highways and parking. I’d love to see you work in the European, or really any other style for that matter. I really enjoyed those videos.
