Passing the Real estate test is when you study hard, if you can’t study or you don't have time for your studies l'd advise you get yourself a help like Mr Willard

Real estate TEST might seem so tough to pass but studying very hard is a very vital skill to win trust me

At 3:49, the question is about good funds. Why is cash not considered good funds? Other sources indicate cash is good funds as it is readily available. And then at 8:30 it says good funds must be equal to cash.

Q: Who pays for owners Title insurance?
A: Seller
When I bought my home from KB Homes (seller) I paid the owner’s title insurance.
So this is wrong answer.
But when I sold that same house, I paid the owners Title Insurance (reluctantly!).
So this is not by law, rather “a norm”.
In Bayarea California it’s always sellers market, so sellers DO NOT pay for the new owners Title insurance. Afterall, the buyer is new owner who wants to make sure the title is free & clear. What business seller has in buying it for the Buyer?

Yes it is! I used videos that were 5+ years old lol. Always lookout in your school for “recent changes” from the commission though.

Just want to add that I've recently started taking practice tests (taking my course through VanEd, too) and have gotten really discouraged, but watching your videos has really helped get my head back in the game and feel like I can actually get through these tests - so thank you!
There was a lady in the hallway of the PSI testing facility who was talking highly about your videos to another lady. I think your videos are amazing and I passed the national, but not the state. Would be awesome if these questions could be multiple choice like the test
I used a voice recorder on my phone to do that when I was studying (I would record the questions I kept getting wrong on my practice exams). For these videos it would just make them soooo long I don't want to bore people too much lol

I had a question on my practice test ask about the warranty deed a short form deed is idk if I'm just blind but I've looked through every part of my book and haven't found anything on it

@@debracannon1250 oh that’s so close!! That means you know the information, just stay relaxed and you’ll pass with no problem. Just review anything you felt stumped on. And remember, don’t let the confusing wording trip you up.
Thank you for these videos! Will you help me on Rule E-22.. I know it does not prohibit "bona fide advertising" but I am not understanding technicalities.. For example, are real estate brokers allowed to pay for ads in title companies newsletters?
Is it just the designated broker to ensure all the corrections on the closing statement or the employing broker as well?
The first few transactions you should have a mentor or employing broker look over everything.
