      I got the National part done with the materials from prepagent.com but the Colorado part I had to take twice cause I didn’t find a lot of Colorado stuff there, had to look here and some other UA-cam videos for CO. Contracts and Licensing rules.

    Need some help. I have now failed the state exam three times. What do I need to do? I’ve memorized Jen’s videos, looked at agent prep, read numerous sections in VanEd, reviewed the colorado state real estate site, and also reviewed the Rocky Mountain real estate videos. For whatever reason, these questions on the exam are throwing me off or I’m not understanding things. Any advice or what I should do to get past these tricky questions. I test next Tuesday….again.

      When you read the question on the exam (or try with the practice exams) before reading the multiple choice options, think of the answer in your head (or write it down on scratch paper). The multiple choice options try to throw you off by providing 2-3 semi-right answers and 1 completely right one. Simplify the question, think of the answer, then read the multiple choice options and quickly pick whichever one is closest. Hope that helps!

      @@JenniferBergman Thank you so much. It is incredible to gain info in a way that resonates and that I can fully absorb. It is a key feature that you pause intermittently with that moment of silence. I am making up acronyms with my 3 year old and teaching her too! Lol. It's a long shot but I feel so blessed to have found your content as a resource and you as a mentor. Also, the first video I watched from you was posted August 25th 2020. I was born this day and a lot has happened over the last few years. I am thankful for this sign as a blessing to our future! I will definitely keep in touch!

    When they do the classes in my school- they use the acronym COLD-AC for the Fiduciary Duties.
    Confidentiality, Obedience, Loyalty, Disclosure, Accounting, (Reasonable) Care. I didn't see Accounting as one of the Fiduciary Duties listed. Can I ask why not? Thank you 😊

      Also- how is the question about representing a buyer and seller at the same time false- when you have the ability to be a Transaction Broker? Technically, of course- a Transaction Broker does not have the same responsibilities as, say, someone involved in a Dual Contract... but, I am still confused. Lol because you said that the only way to represent both parties is to be a Transaction Broker in Colorado, which would make that answer True- Not False. So I'm wondering what the answer is on an exam.

    Thank you for these! It’s hard to find good study content for our state. I’ve been testing every Monday for weeks and I’m officially frustrated. That CO exam is tough! Do you have any other tips?

      I agree! Not much study material for Colorado and we have a tough exam! Check out a few of my more recent videos (especially the ones I posted after I passed the exam) and I think those will really help you out!

    This was so informative and helpful! I’m in the process of wanting to become a broker as CO is super up and coming right now. I wanted to know where you would recommend going online to obtain a CO broker license, or what would be the company/website you’d recommend to best help in getting prep for it. There’s so many out there so I’d love a current realtors take and advice on this

      Ashley W I’m so glad it helped you’re so sweet! I’m actually not a current realtor (I’ve interviewed with 5 brokerages this week so I’ll be making a decision soon!) I’m currently finishing the online VanEd program. I struggled to retain the info online which is why I started making videos. Prep agent is a super helpful resource. Listening to audio and breaking everything down and making it simple helped me a ton.

    Do you have anything that breaks down trust accounts? Here is the question I got...
    If a small brokerage firm has 4 earnest money deposits while managing 6 single family residential units. They have accepted 6 security deposits from the respective tenants. At a MINIMUM, they must maintain how many escrow accounts?
    Answer is one... but I thought earnest money had to be kept separate? I"m confused?

    I'm at the tail end of my course! Hoping to take the tests by the end of the month! I've been going back and retaking the practice exams through my course ... Hopefully I pass the first time! I'm ready for a new career!

      @@jessicadorcey7541 from what people who have already passed have told me don't focus on memorizing the lines, focus on know the debits/credits and you'll be good!

      There's so many different types of questions, so don't stress about the exact questions.

      I came to the comments section to say the same thing! I've taken the practice exams several times through CREschool and never saw questions like the developer question here or the signature line. And I thought due to Conway-Bogues that brokers can't draft contracts - but one of the questions on the video says brokers can prepare legal docs - aren't legal docs and contracts the same! Makes me a little nervous. @Jennifer Bergman - thank you for posting these videos!

    Just passed national today. Failed colorado state . Do you reccomend any other study tools for state specifically? I’ve watched all your videos and they’ve helped me so much ! Just want to find every resource possible !

      The CO exam is so tough! That's why I made videos, unfortunately there isn't too many resources out there. The practice exams are really what made it stick for me. I would also record the answers I kept getting wrong on my iPhone so I could listen to them while I was driving or running.

      Rocky Mountain Real Eatate School has an Awesome video for Colorado. I mean, it isn't high tech or anything, but the information is Awesome... The guy that does the lecture actually wrote a book on it. If you email him, he might just send it to you for free... just look in the comments section for his email. It's in the comment that asks where you can get the 📖book. I hope that helped! 🙂

    Hello, I am almost ready to take my exam and videos like this help! I was wondering how you went about signing up and taking the exam? I tried signing up through the PSI website and I ended up paying but didn’t end up with a test registration. I wondering if you had any pointers to go about this? Thank you :)

      The good news is once you pay that money isn’t going anywhere you just need to register now. With Covid I’ve heard they’re a little backed out so I would sign up for a date ASAP. Go to www.psiexams.coms or you can call the service center and book over the phone.

    If you pass one and fail the other, do you have to retake both when you reschedule?

      Nope! Once you pass one you don’t have to take it again, just the portion that you didn’t pass.

    For the holdover period - is this negotiated by the buyer/seller or is there a specific timeframe for days after listing expires?
    I remember seeing this on the exam and got stuck..

      Usually the holdover clause will state something like “the seller is liable to pay the commission should the property sell within x amount of days after the listing expires” so it should always be negotiable.

      @@jbmcdoogle Watch my video on Contracts a few times, I remember lots of those questions being on the test. There wasn't much math so you don't have to worry about that. Just stay relaxed during the exam don't let the fancy wording trip you up!

    How long is the holdover period in Colorado? I cant find this answer anywhere and I saw it on the test. I chose 90 days because i wasnt sure.

      The holdover period is always negotiable. For the test remember that as agents, we fill in the blanks for contracts, we don't create them. So those "blanks" are usually negotiable when it comes to things like when a contract expires, holdover periods, post-occupancy agreements, etc.

      @@JenniferBergman Honestly I’m not sure. I’ve done a little research but I haven’t chosen anything yet. Any recommendations for a newbie? I’m currently a State Farm agent and I talk to buyers and sellers all day. I have the relationships and even some up coming deals but I want to make sure I’m making the best decision when it comes to commissions and getting the training I’ll need.

      @@Damsheba It took me over 6 weeks to decide, I made a couple videos on it but I was so stressed out overthinking it. I almost went with eXp or joined a team, but I’m really happy with my decision to go as a solo agent with Coldwell Banker. I’m barely two weeks in but I’ve met with my managing broker/success coach multiple times and have a couple interested buyers and sellers. There’s tons of support for me but every office and team is different so definitely do a few interviews. Since you’re already involved with buyers and sellers I don’t think you need a team! Go somewhere as a solo agent and keep your commission :) keep me updated!

Most of my videos are state specific, that is why I started this channel. So no hard feelings but you are completely wrong and please leave my channel. Not sure why you’re here.
