Some people were asking about the fees : they start from €3,000 per year which includes fibre internet, swimming pool cleaning, garden services etc. I reckon that's fairly reasonable to be honest.
Awesome one once again!! Personally I wouldn't live in a Golf resort but your video is really outstanding Nick!! Thanks a lot for all the valuable info you provide us!
My first vacation in Algarve was at Alcantarilha Gare and one day I walked all the way to Armacao de Pera by myself, I was maybe 10-12 years old, good times.
But what about the condo/maintenance/resort fees? These are usually really high and scare would be buyers off. (hence the relatively low purchase price)
That’s a great question. We visited this place last week (end of October) and it is beautiful but we didn’t visit the sales office as we assumed the condo fees would be astronomical. It is very well maintained and gorgeous.
Strangely enough the fees aren't that bad when you see what's included. I just called the agents and they start at €3,000 per year. I've pinned a comment showing some of what they include.
Whoo hoo look at you!!! This is so FABULOUS! Great video and editing! So much work and it shows how much time you put into the video, really cool visuals and use of google earth integrated with your drone photography and water photography! You're making magic!!! So proud...it's been about a year now since the mess on the coffee shop scratch paper....and now you've surpassed the dream! I'm so amazed!!! A really cool and fun way to integrate real estate also.
Nice job Nick thanks. I think it's a great value for the 2 bedrooms. Especially when your neighbors are in bigger places costing hundreds of thousands more.
@@AlgarveAddicts That's the number one priority when I come to look at property. It has to be near a golf course or on one.Thank you for that one the price tag on those were a surprise.

Hey Luca, I'm sorry but I really do not enjoy shopping. Check out Josh and Kalie from Expats Everywhere, they do a few shopping and cost of living videos in Portugal.
Great video Nick, you’re really going all Hollywood on us. Lol. We will be back out on our second research trip in Feb/March 2022. If you could refer us to your realtor that would be great. Thanks. Wendy
Hi Wendy, sure thing, have a chat with Keely and you can reach her through this form www.algarveaddicts.com/home Was it the fighter pilot noise that made you think of Hollywood 😂?
I’ve just recently happened upon your channel and your videos are excellent. We are due to visit in a few weeks time staying at Val de Lobo and in reference to the frango you enjoyed in this video I was wondering if there is a particular restaurant in the Algarve that you would rate as a “must go” for their frango … Baie Dankie meneer !
Dis 'n plesier, Vincent. All frangos are pretty good, although as we mentioned Guia and Ramirez is THE best (maybe because it's been around the longest - I was there in 1992 but I'm sure it was open way before that).
@@AlgarveAddicts Thanks so much for the quick response Nick , I’ll take a look at the recommendation. Keep up the great videos (I’ve subscribed to the channel so you’re one person closer to the million mark) - might bump into you in the water if you’re planning a SUP session on Vale De Lobo beach in the week of the 8 April ! Thanks again ! Vasbyt with the UA-cam channel. Regards, Vince
I love watching your videos! 👍😊👍 I plan to retire in 2 years and would like to live in one of these lovely villas!! I guess there's plenty of time to plan location. At the same time, I read about Monte De Palhaguiera. I see you have vast experience within this area (Algarve). I just turned 65, and my heart tells me I should retire to Portugal. What are your thoughts?
It sounds like a great adventure, I'd suggest a visit to confirm that you'd enjoy the way of life. Come and stay for three months and see how you like it.
Can you do one of the W Hotel if you get the chance? The development looks great but the asking prices are absolutely insane and so are the monthly charges...
Hey Rick, I'm looking at resorts right now and the more I research the more I can't believe how many of them there are! I'll have a chat with the agents at W.
Adoro os vídeos com um pouco de português. Na verdade, quanto mais, melhor. Será que as pessoas que possuem propriedades no resort de golfe recebem um preço especial em termos de inscrição no golfe?
Do you know if there are condo rules about buying here and using as a short -term rental (Airbnb or similar)? I would love living in the area part time and this looks like it could be a good investment property if short-term rentals are allowed.
"Amendoeira is run as a touristic development and therefore means the development can only do bookings. It has its draw backs but it also means they give a 60/40 split in favour of the owner and therefore do all the cleaning of the apartments with running check ins etc and no further commissions are being paid out as a further expense" from the agent, have a chat with John if you'd like through this link www.algarveaddicts.com/sandy
Great videos Nick, we want to move to Portugal next year. We spent three weeks past summer in Portugal and eight days in Albufiera. We love Algarve a lot. The question we have after watching your video is about common fees when you buy apartment on the golf course. Do you know ball park number for these fees comparing with fees at the regular apartments.
A very good question! I was chatting to a close friend who is in QDL and he reckons it’s €100K a year to run his house there. (Council taxes, insurances, landscaping, pool maintenance, various strata fees and multiples of other expenses) His house is breathtaking, but it’s not in the top quarter of the properties in QDL! 😳 I think on average, as a rough guide, the fees for those Golf developments are double the monthly costs of ones just 1500m up the road. Fine whilst you have an income, but perhaps worth thinking through how this will play when you retire.
@@maxflight777 thanks a lot for this info. That is a lot of money and I don't even golf. I saw your comments on the GMP show with Carl Munson. Small world.
Just found this video while browsing. We are coming on holiday here in a few weeks. just a quick question on the fees, does that £3k include golf fees at the golf club also or are they extra and if so how much?
I'm not sure, this video is pretty old and the development has changed management companies already, if I'm not mistsken. I could find out if you're interested?
Golf is not typically included in the condominium fees. However you can ask them directly www.amendoeiraresort.com/en/offers/unlimited-golf-package.html
It is pretty empty, but there are more and more people coming to live there full time. I think they were mainly holiday homes, but if it's an issue for you I'd get in touch with the agents and ask them. www.algarvwaddicts.com/golf

That is very reasonable as it it gorgeous,
I agree, not bad at all. Actually a great deal
Yes, reasonable, especially compared to some of the other gold resorts in the area. (yes, looking at you Palmares! 😁🤣😂)
Good to know (about Palmares), I'm thinking about heading over there for a visit next year.
I really enjoy the footage at the end! So nice to add it in (especially after all your hard work)! Really well done!
