When you buy a new build, your expectations are very high because it's brand new. When you buy an older property, you expect there to be issues or work that needs to be done. That high level of expectation in a new build can lead to stress when things are wrong or go wrong. I would recommend a snagging list is carried out after it has been built. If you have one done before it has been built fully, the developers can restrict access to certain parts of the property. There were about 25 quite significant faults in our new build. Whoever tiled our house and fitted the carpets were amazing, the plumbers were shocking. Having a professional snagging list backed us up with the developers. They will just fob you off otherwise or say,'That's within tolerance!'. Really examine the plot. Take into account the garden and if it is south facing. This will make your house lighter inside and less prone to damp. Most of the properties here need to lay a patio in a corner across from the house to get any sun. New builds have excellent efficiency ratings and warm up quickly and stay warm. We have solar panels, which saves a great deal. We customised our home and landscaped our garden to make it more saleable in the future and hopefully increase in value. Storage is a massive issue, but you can have approved flooring laid in the roof for a reasonable price. Gardens tend to be bigger too.
