Bigger is not always better. I've tried to explain this to many of my Africans people, but many do not get it. Those big rooms can actually look a bit tacky and very hard to properly decorate.

Personally, where possible you and your husband should think about marketing homes in Dubai for the commission while they are still building at least 3 times a year! Finally the other point we need to highlight is one of the reasons Dubai is successful is not just because of oil (many African countries have more) it's an issue of security. It's extremely safe. DO NOT BUY FROM Damac!!! I have purchased a Villa in Damac Hills on instalments in January 2020. First I chose a Vila that I liked, after making the downpayment for the booking the very next day they told me the Villa is not available anymore. So I thought if it starts already like that I want my money back and go and buy better somewhere else. They told me that they will not return the money instead they pressured me in purchasing another Villa. We payed immediately 40% of the amount because they told us we can get the handover right now. We where waiting for 4 months and everyday they called us and wanted some new terms and conditions to sign and then I would get my keys, after that they asked me for more money then I would get my keys, after that they couldn’t find the person with the keys, after that they couldn’t find the keys, after that they needed more money. After that they needed a undated and empty security check… we got feed up and went to DLD complained and while the stuff checked the property out they found out that we are in the house ownership certificate but also at the same time we rented the house. This is when I got shocked since we never saw or signed a Tenancy contract and then I asked myself am I paying for Rent or am I paying for the ownership of my house. Long story short: 1) we never got the handover 2) I got a case done by damac for not paying rent 3) now I am going to suing Damac and frontline investment for ruining my life. Oh by the way I forgot to mention I have signed a contract for the plot number XXX But on my ownership certificate and on the Ejari is plot number XYZ written. Amazing game played dear Damac Team

DO NOT buy from Damac. First thanks Vanessa for the video, but i have an obligation to share the true value of what people are getting themselves into. The properties (townhouse/villa) within Damac are so bad you will regret your investment with the first 6 month. No waterproof insulation, very very cheap quality of materials. Piping and PVC material is good, but not fantastic. If you want to buy "a property" and im loosely using this term, just for the sake of having something here to rent, sure go ahead with it. Otherwise i would suggest you overlook this Developer. P.s. Yes, i own a property from them and no im not roasting them for any reason other than the fact they really are horrible. You can get a random focus group feedback from any people living in Damac community to consolidate what im writing here.

Great video, great insights. Although one issue the camera angle is too narrow and too close to our beautiful speaker. Perhaps a wide angle camera would be lovely so that we can digest the views left and right of the speaker or back up a bit so we can see what she’s talking about. Interesting selections. It would be even more interesting if you could slow down and have your cameraman capture more details of the features. AS it is the camera zooms so quickly over everything that even slowing down the playback speed does not help. Also, often there are handouts on the properties that show the floorplan - it would be neat if you can show that when itt is available. Bravo otherwise,

If you took mortgage to buy these properties especially in Dubai then you are doing a massive mistake as the inflation is going above 8% in the US, that will lift interest rate in the US and in UAE as Dirham is pegged with Dollar. Property price is very sensitive on interest rate rise, those who mortgaged will be paying more to the bank for something that is worth less than the purchase price.

Great video, great insights. Although one issue the camera angle is too narrow and too close to our beautiful speaker. Perhaps a wide angle camera would be lovely so that we can digest the views left and right of the speaker or back up a bit so we can see what she’s talking about. Also it seems it’s angled up vs mid level, well all these won’t matter with a wide angle lens

What is the average cost of HOA fees for the properties? How much is an average electric bill? I didn't think a nice home in Dubai would be affordable. Also is the third home far from the city?

Interesting selections. It would be even more interesting if you could slow down and have your cameraman capture more details of the features. AS it is the camera zooms so quickly over everything that even slowing down the playback speed does not help. Dubai once had strict rules and only allowed leases up to 100 years for expats. This freehold rule is favorable
but read the fine print. a definition of freehold in other places isn't always the same in Dubai

As an Analyst myself I suggested my clients to purchase top oil companies on March 20,2020 as the oil price gone negative first time in the history. Now they are getting 16% dividend and capital gains 200%+. Repeated the same on Gold mining stocks on Dec 2015, Emerging market stocks on 2013 and the bargain hunting on 2009.
I highly doubted you could make a return of 4% or above by buying a Damac property as the property is overpriced, rental income is low, maintenance cost is high and on top of it the building management service charges are ridiculous. If you took mortgage to buy these properties especially in Dubai then you are doing a massive mistake as the inflation is going above 8% in the US, that will lift interest rate in the US and in UAE as Dirham is pegged with Dollar. Property price is very sensitive on interest rate rise, those who mortgaged will be paying more to the bank for something that is worth less than the purchase price.
