There's a catch to using one of these things. You as the building owner can't just charge the tenant by the Kw at some arbitrary rate. In most places you need to be a registered utility to do that, and your markup is set by the state department of public utilities. What you can do is divide an existing bill (from the utility) and ask then to pay a share based on Kw used. Most landlords will just add $50 - $100 to the rent and call it close enough, rather than get involved in crap at the state level.
Amazing how the government can tell you what you can and can't do on YOUR property.
@@drteletubby .... if you made the power, it's a different story. If you buy it from a utility then you can't sell it again at a markup. BTW, ever notice at RV parks and marinas, they charge by the hook-up if you are there short term? (flat rate per night based on the connection size) If you are long term, you will probably have a meter and get your own bill from the utility company.
It's only illegal if you get caught...

@@SGTSpliffer ... why even go that route when you can just add a use fee to the monthly rent? I know a few landlords who add a fee based on window AC units. They know the tenants will use $50 / month but they add $100. As long as they don't charge by the Kw it seems to be legal. See my other comment about RV parks and marinas.

In New Orleans you can’t install submeters, the power company is the only one allowed to read meters and charge for electricity
I do part time electric and its still hard to follow what you're saying. Was this guy charging scooters at night?
In some cities, a company will leave scooters around you can rent through an app. You can also get paid to charge them. This person would pick up these ride share scooters and charge them
If it was a good business he would still be in that space renting it from you
Maybe, if the business was good enough, it expanded beyond the available space.

That outlet box in your hand is illegal. Not UL listed for the use.
If it's sitting outside in the weather then yes, it is illegal. It needs to be in a dicast weather proof box. If the boxes inside the trailer out of the weather and not outside than it is fine. It depends on the application.
@@ryanyork837wrong- they are listed to be installed on a surface or supported by a hanger - not listed to be banged around at the end of a cord. They make boxes for that. Look for Daniel woodhead catalog. They also make cord sets with gfci built in. Would’ve been cheaper to mount those boxes with GFCI’s right under the panel and use normal extension cords

Here in Florida you can install a submeter for your entertainment purposes only. Reselling power even at a break even or loss is strictly prohibited, unless you are a utility. Please do a video while recording your conversation with your utility describing how you are making money reselling power.

You can sub meter someone utilities. That makes you a utility provider and is illegal.
if it's for the purpose of dividing the existing bill at the rate charged by the utility it's just dividing the bill fairly. Crypto miners would certainly be upset at their usage being fairly charged cause that cuts into profit lmao

He is not reselling. He is subtracting and splitting the bill of his own utility based on the meter reading

Many states won't legally enforce non payment of a renter's electric bill if the meter is not owned by the power company. However if you have a good renter that pays the bills then there won't be a problem until it is contested in court.
I made one of those for my garage at home. Life saver.
My friend/landlord has a meter on his barn. He used to charge tenants the power bill minus his usage in barn. Not doing that now. I drive trk and only here about 4 days a month. Fridge, furnace, router, trickle charger on my 1 ton is all that runs full time for me

Use a CT meter like emon dmon
The fact that the meter is owned by you does not negate the fact that the electric meter is a utility meter.
He is not a utility company, so it is not a utility meter.
Can you post a link for that meter? I’ve had customers want net metering
There's a simple plug and play version that give you digital usages to an app. This only make sense because he's the installer. But regular people would just the smart attachments to do the same.
Only fair to charge what the electric Co. Charges. I now would like to know can you charge a equipment fee?
In the UK you’re not allowed to make a profit by reselling untilities. Not sure what the law allows in the states.
The new WiFi connected ct system is way cheaper and better. No need to separate circuits to a sub panel, you can monitor individual circuits

You can make up a drop from the ceiling with cord reel ; not what you did. Sjo , so is same as extenstion cord. Temp use only. Not permanently wired to panel😊
Just install a twist lock to separate the cord from the panel problem solved.
Why is the meter huge? I've got one to see how much my company is using. It takes up the same space a breaker does.

So how does it know when to reset for the month or if it doesn’t and you just have to record the numbers each month/subtract last month… It’s an old style analog meter like utility companies used to use.
In this case someone has to manually record the reading on a regular basis, then do the math to see how many Kw they are using.
I've installed several meters that are wifi connected.
The landlord then monitors each tennant. Tally up their portion of bill then reset to zero.
Start again next month.
Just Love those exposed lugs behind the meter.

@@brianleeper5737 same here (Cleveland area). i was just joking about tags really. It's crazy to think about the amount of trouble an inexpensive piece of plastic can cause if it were to be missing
@@GTB-yu2be I know of case where the meter was pulled (and the tag removed) to replace a main breaker, the electric utility did nothing about it, never said a word. Fact is anyone, even some kid, could easily remove that seal and who is to say who did it?

Read awhile back that in my area a homeowner or business owner is not permitted to install any meters and charge for power, water or natural gas used. In duplex apartments they will only install a single water meter that creates problems when high usage occurs by one Tennant.
if Osha caught you with that glorified extension cord you'd be written up and fined - - even though it's probably as good or better than anything you could by that comes with the proper "credentials" that rig is a no no.

Just think how much money do you tell if the company makes off of you for just renting their meter. If you are allowed to buy your own meter and hire your own contractor and then have it inspected this would cut out that middleman known as the utility company and you would save tens of thousands of dollars over the life of the address that you live at.
