We bought an oceanfront condo years ago and if we knew this information then we wouldn't have bought one. As a full time resident, you have to deal with rentals with drunks and loud people on the balcony when you just want to sit outside and hear the waves. We have decided to sell and buy a house with NO HOA. The rules for HOAs here are ridiculous and the monthly fees continue to increase every year.
We closed on a condo in 2019 in Surfside Beach to eventually retire in the area, but using for a vacation home now. We lucked out and have a water view and the building is super quiet with very considerate, friendly neighbors (except during truck week with those loud engines!). The HOA is not too bad and covers insurances, pool, trash, landscaping, etc. There was a recent assessment of 2K which was kind of a shock, but the recent improvements they have done have made the place look amazing, so it's all been worth it. It's been a good decision for us.

Jeremy, fantastic presentation. As a condominium finance professional, I find it refreshing when a broker goes out of his way to find what a home buyer really wants and needs by sharing his expertise honestly.

I see people complain after they have bought and some literally say "I did not know this was an HOA and it has fee's, assessments, special assessments etc To those people I say wow, seriously ? Just like any other purchase in life you have to do your research first. Have no sympathy for those who don't. Blaming realtors, attorneys, friends is not right, it's their own fault for not doing the proper research. 99%, if not 100% of the time, they are given written documents that they refuse to read. This segment should have been called Buying into an HOA for Dummies...ha

Wish I'd known about the assessment fees. That would've been a deal breaker. My realtor didn't mention a word. He was the worst. As always, love ur videos
We just got back from a week at Ocean Creek Resort in the North tower. The resort and view were awesome. I found condos online there for $375-400k. HOA's look like they run around $800 a month. We drove down to the Golden Mile and houses for sale down there ran $2 million+ so the condo is the best bank for the buck on the ocean!

Once you have closed you will need to register your vehicle & do the necessary steps to become a SC resident. Your attorney should go over this in detail with you & give you the necessary documents you will need to complete.
If u could give me a list of factory's and small apartments in the area I'm thinking about moving in about 2 or 3 years I'm single and looking to move south thank u

Ocean Creek is a Beautiful Resort! I just sold a unit there over the weekend in one of the towers!

What kind of high commission sales jobs are in the area ?
Going from 3000 sq ft on 2.5 acres with no homeowners fees to a condo on the beach will be a huge change, but we're looking forward to it.

Unfortunately when it comes to manufacturing type of jobs, Myrtle Beach does not really have a lot of these types of jobs.
