I grew up two streets away. It is indeed very convenient for Victoria Station (overground and tube)and a multitude of buses. My friend lived in Warwick Square, which has the same layout and building types as featured in Eccleston Square. This part of Pimlico was once part of the Grosvenor Estate (you can research the provenance of 'Eccleston' for the current Grosvenor/Westminster family). Pleased that you mentioned Thomas Cubbitt.
The price is actually really good. There isn’t a huge amount of work in my opinion, mainly cosmetic. A great location and a wonderful flat. The sheer scale and original details and history is well worth it. I actually like the wall paper in the rooms, haha, they look beautiful and don’t look dated in my opinion. I would keep it as a one bed myself to be honest, if possible. It adds to the grandness of it all and compliments all the original features. Very nice. Thanks for sharing Simon
Fascinating tour Simon! Such a beautiful airy apartment...and what a location! This is what I would do to relocate the kitchen and thereby create that second bedroom: The principal bedroom is over 19ft deep, so I would reduce that depth to at least 12ft by opening up (exposing fully) the beautiful panelled arch feature in the main reception room and pushing that false wall back creating a 7ft+ deep arched recess into which you could install a run of kitchen units. I think that would also re-balance the architectural depth of the reception room and also retain its wonderful rectangular Georgian symmetry.
It's a great place I like the layout and would just update each room. The living room is huge and it wouldn't take that much work to make it look great again. Thanks for the tour.
I would just convert it back to a very large drawing room, then purchased a flat upstairs for bedrooms. Also, the bicycle in the front hall lowers the tone it would have to go to common for words like a student’s bedsit and those walls will have to be constantly decorated
I agree with you, I’d out the kitchen into that beautiful room and turn the existing kitchen into the primary bedroom. This is a dream London place . Just image a gorgeous deVol kitchen and open plan living space ❤
The apartment/home looks really nice. I like the crown molding there in the living room along with the height of the ceiling. The front balcony/terrace is very!!! Hahaha! You made me smile and laugh in reference to Mary Poppins!! So, yes, I am mature/aged as well with being 59 next month! Hahaha! Furthermore, I see what you said about having the kitchen turned into a bedroom since the bath is back there. Somehow, I think of the primary bedroom an ensuite should be created as well. Those were some thoughts that I had.
If making the kitchen a bedroom I would try and widen the hall way all the way to the terrace and keep it accessible. The second bedroom would be small but still open onto the terrace. Or keep it as one bedroom.
hmmm, I would go for a one bedroom layout with the current kitchen as the one bedroom. Remove the wall filling in that gorgeous arch, which is likely not structural, and the hallway wall (given the transom windows, its not structural either) and move the kitchen into the existing bedroom with a living/dining room combo in the front space. Not ideal with the access to the terrace through the one bedroom, but some tidy design will keep that looking nice for the occasional guest visit. As the owner/occupier it would be a very comfortable space to live in.
Yes, and the more I look at the space, the more i feel it wouldn't feel righ to change the layout. Keep it as is but with a fabulous makeover. Anyway, it's hopefully exchanging contracts soon with a buyer we've introduced so will be very interesting to see what he does with the place. Hopefully we'll get an invite when it's finished.

I Agree with your refurbishment ideal, I would like to also widen the hallway which obviously shortens the main bedroom width, However adding a second bedroom gives you the option to do so. My Second thoughts how about turning the original kitchen into a living/ kitchen space if it’s big enough, So to avoid having such a beautiful big terrace through your bedroom, and keep the original living space as is and make it into a grand bedroom.
Well, of course the wall to wall carpeting is pretty hideous as well as being a tripping hazard. Are there hardwoods under that ? The fireplace is so pretty and it would be a shame to remove it. I would hope the new design would preserve the original character. I like the bathroom wall paper too and the tile is ok. That south facing terrace off the kitchen is fantastic and great for entertaining. That probably would be lost if the kitchen was converted into a bedroom. So how about configuring a bedroom/study at the end of the large living room opposite from fireplace end ?
Agree the sitting room would make a wonderful kitchen/dining/living space. Just not sure about accessing the main terrace through a bedroom. Wonder if someone will be tempted to partition the main room into two bedrooms (12ft x 9ft ish) then knock down the bedroom wall for an open sitting room flowing into the kitchen diner. Whatever, it's going to make a beautiful home.Beautiful square in a great location. A very special find.

I'd turn the kitchen into a bedroom and the bedroom into a kitchen opening up the whole front area as one big living space. Get rid of that horrible passageway with those awful interior windows. I'd carry the curve of the arch creating a curved wall right back to the bedroom and add wood panelling to the curve.
