I think it’s been “misdirection/slide of hand” sorta say, all along- we were suppose to look at the high price of plywood and dimensional lumber- while everything else in building went up 40% (+\-). Then when lumber comes down, no one complains that everything settle in at a strong percentage increase verses normal inflation. My two cents worth...your a good man Ken!
From what i understand the price of steel has a lot to do with external forces. Europe is buying ours up instead of buying from Turkey. Whereas the price of pine has more to do with labor shortages and diseased trees. Rampant inflation isn't helping anything.
I worked building garages in WNY for about 25 years... your spot on with your numbers.... I have never seen shortages and prices like this in my lifetime... I'm glad I'm retired... I wouldn't know how to bid a job today.

@@kenskarpentry I helped a neighbor do his garage expansion about 15 years ago. He was the first person in Canada to get the ICF blocks. The company gave him a crazy deal for being able to study/ take pictures etc. They work really nice. Used a "wand" to vibrate the cement into the lower blocks of the stack. It wasn't really a problem, more just to be sure there were no air pockets. Turned out perfect.

Love these videos - who else would do this subject? Very informative. You said last video you were expecting a lower drop, but then there was no drop at all - you were on the right track. Here in PA I am waiting for my roof to be redone, because GAF stopped production on most colors of its shingles. Similar to your issue with metal roofing. One factor you did not mention is the resurgence of COVID - which could cause production cutbacks as well. Think it is wise that you aren't changing your prices.

In the garage door business and increases are over 50% in the last 8 months or so. Leads times are months not weeks, some doors as much as 6 months out. Some basic doors in white may be in the 3-4 week lead time. Delivery last friday the doors came with no track. We will be able to come up with track out of inventory we have but that wont last long at all. Springs are in short supply but yes now track. The pvc weatherstrip was an issue but not sure if it still is. We laid in a supply when it became available as we are doing with most supplies which unfortunately undoubtedly only makes the problem worse but feel we have no choice. also prepunch angle iron was an issue (may still be). It is a daily struggle but it is now seeming the well is really beginning to run dry. Keeping our fingers crossed things begin to improve but only time will tell.

I'm with you on holding prices steady and watching what's happening. Prices can just as easily go back up as go down and you have to be thinking out 6 months at least. It's a lot easier to give a refund than ask for more to do the job. It's always about managing risk.

Trusses for my shop went up almost 100% since last October/ November. Unreal. If I knew last fall what I know now I would have pre bought all my materials. Risky to have sheathing sitting under tarps during a NH winter but I would have saved about 20 grand in material prices. Love the content.
In 1973, I used to be able to fill the gas tank on my VW Karmann Ghia for a little over $3. Then overnight, with the first OPEC oil embargo, it jumped to $9. A tripling of prices. That set off waves of inflation throughout the 1970's with a consequent and devastating rise in interest rates. I remember the first of my friends to buy a house (in 1982) had a 16% mortgage. 16 percent!!! Part of the reason you hear very little talk about inflation from the federal government now is out of fear of stoking an "inflation mentality" that was part of the reason why inflation grew unabated for several years throughout the 70's. After a while, the dynamic of inflation took on a life of its own. So, that's a long winded way of saying thank you for your honesty, Ken. There are plenty of businesses out there who very well may be tempted to hide behind the cloak of inflation.....and keep the problem going.
When you look at inflation-adjusted prices, gasoline has remained pretty constant. We currently are above the average inflation adjusted price by 40 cents or so - but fluctuations take place.
I have not had good luck with icf block. Maybe you will have different experience with them in a cold climate. Where does the moisture from concrete wicking moisture go in icf? Concrete loves to wick moisture. Where does that moisture go from condensation in a cool basement in between insulation? I used icf few times until. A basement completely molded and me and hvac guy were taken to court. The home owner winterized house and went to Florida for winter. This allowed frost to form in finished basement. Once the frost melted it was trapped nowhere for it to evaporate being sealed in foam. The hvac guy had even installed an oversized dehumidifier. Thanks Ken for your great videos.
You asked a great question that I don't know the answer to, but the question I have is was this winterized house with a finished basement unheated? That would be a risky thing to do for multiple reasons - including the effect on cabinetry. Using Google, I found quickly articles that document the problem you describe, and they state the prevalence of complaints/damage is caused by new building codes that require full height insultation and vapor barriers in basement walls. There are ways to avoid the issue, apparently.

A few weeks ago I saw a logger say he hasn't gotten a price adjustment from the lumber mill in something like 7 years. Meanwhile fuel, labor, parts, cost of living have all gone up.
It might be the rush of people starting new projects, simply because prices came down some, that has ironically made the price stick.and create shortage again. This will cause high demand on dwindling stock, and therefore price rise. Good luck Ken.!!
One of the biggest mistakes entrepreneurs make is underpricing their product or service. Many don't build in enough for overhead and it ends up coming out of profits.

It is easy to see the frustration. However I do believe that the basic reason for your frustration is based more on doing what's best for your customers and diligently taking what steps you can to stay competitive and to pass on what savings where you can. Good on you buddy. I'm willing to bet you have a repeat customer base. And we all know the importance of a good word of mouth when it comes an investment in any future sales. As of 8-4-21, 1/2 cdx is $67.40 at my Lumberyard in southern RI. I do mostly home improvements and vinyl siding and everything I buy from nails to sliding doors have increased. I would be very wary about lowering prices. Remember cost of even getting to the job has increased over 30% [ gas was under $2/gal a year ago]!
On 7/27, I called my local lumber store to price a 5x5 sheet of 1/2" Baltic Birch. $56. Went the next day to pick some up and the price had jumped to $103 per sheet -- overnight! Outrageous!
The last three deck estimates I’ve sent out (over the last few weeks) were pretty much sidelined upon viewing. That’s even with the fair warning about current PT and cedar prices. It’s everything: stainless screws, posts, balusters, the list goes on. What’s unfortunate is my bids are always accepted here in Portland. I try to operate like you, with detailed material breakdowns and super reasonable labor. The cost of material is literally pricing reasonable contractors out of jobs, and reasonable people out of projects that should be accessible. I sure hope things change this winter.

Just paid $28.27 per sheet for 15/32 RTD(the improved CDX) on 7/29/21 in eastern Connecticut, I received a discount for quantity 165 sheets. I was very happy with this price
People need to give their business to honest guys like you. I would suggest steer clear of the scabs who are just looking to bleed people dry. Unfortunately there are may of those kinds of builders around.
Mills are cutting back because there is such a glut of lumber now stockpiled, there is no room for more! Their market is closing off. On a side note. I had a Garage Sale and my wife sold the garage too! 😅
Not to worry... govt says inflation is only 4% or so. Yeah right we all know EVERYTHING and i mean everything is up 10% minimum. Let alone the many items that are double what they used to be. So sad nowdays
Lumber prices are stagnant for the time being because home building is going to explode at the the first hint of rising interest rates..which just happened. When interest rates actually rise to curb inflation then home building will stall, probably around fall and prices will drop dramatically over the winter. Next summer depends on how hard the self created "recession" hits the pocketbook of the public. I think lumber will be very low by then but money to build could be a problem.
Prices of materials in Canada 🇨🇦 are alot higher. I refuse to build my house with attached garage this year. Hopefully next year as lm watch the markets. It's crazy how much everything has gone up. It's ridiculous.
If you do electrical work, the price of lumber isn't the only thing that has gone up. And it's not just copper wire either. But those prices haven't came back down as of yet.
I used ICFs for my foundation. There are 17 corners in the house, nont are 90 but there are 4 90s in the connector to the garage and the garage is rectangular. My first time using them. The house took almost a week to stack, The garage only took an afternoon.
My contractor says his lumber supplier told him to not expect lumber prices to drop appreciably until November. He mentioned the higher garage door prices too. He said he was told lead time for 9’ garage doors with windows could be as high as 18 weeks!
I'm over 3 months waiting on windows and a garage door. Haven't built a deck since last summer. Should be covered up with them. Been doing a lot of bathroom remodeling though
The way those big companies do it is they raise prices dramatically and then let them go down, but not to where they were before. So in the end, they increase the gross substantially from where it was before. Of course, they still have to payoff everyone in Washington.
Pulling my shower tub out and want to put in a walk-in shower problem I find out today is because of Covid fiberglass is 6 to 8 weeks after you order will ship it to you they haven’t been making any

I tried to order new windows for my house a few days ago. Its a small house, 7 windows and a sliding door. 4 months was the wait time.

I've been looking at the ICF block foundation idea lately over a slab on grade foundation for our new house. How does ICF compare to regular block and slab on grade foundation for pricing? Still waiting to hear back from our contractors. Not looking like we can build this year. Hope things settle down soon!

Just paid $28.27 per sheet for 15/32 RTD(the improved CDX) on 7/29/21 in eastern Connecticut, I received a discount for quantity 165 sheets. I was very happy with this price

Same as electric parts. Conduit, wire, electrical component companies have closed or merged.
People need to give their business to honest guys like you. I would suggest steer clear of the scabs who are just looking to bleed people dry. Unfortunately there are may of those kinds of builders around.

Many companies took prices up because of minimum wage going up July 1 in many areas.
Mills are cutting back because there is such a glut of lumber now stockpiled, there is no room for more! Their market is closing off.
On a side note. I had a Garage Sale and my wife sold the garage too! 😅

I've been saying, it's not supply and demand. You don't shut down or cut back on production because of high demand.

They have been. Just got some steel quotes for a gantry crane project. It was twice as much as I expected. It is now on hold.
Lumber prices are stagnant for the time being because home building is going to explode at the the first hint of rising interest rates..which just happened. When interest rates actually rise to curb inflation then home building will stall, probably around fall and prices will drop dramatically over the winter. Next summer depends on how hard the self created "recession" hits the pocketbook of the public. I think lumber will be very low by then but money to build could be a problem.
Prices of materials in Canada 🇨🇦 are alot higher. I refuse to build my house with attached garage this year. Hopefully next year as lm watch the markets. It's crazy how much everything has gone up. It's ridiculous.

Its dropped here in texas but that was only after buying lumber im not suprised if it goes back up since im building a house

I would love to pay anywhere close to that for a garage. Utah is very expensive.
If you do electrical work, the price of lumber isn't the only thing that has gone up. And it's not just copper wire either. But those prices haven't came back down as of yet.
I used ICFs for my foundation. There are 17 corners in the house, nont are 90 but there are 4 90s in the connector to the garage and the garage is rectangular. My first time using them. The house took almost a week to stack, The garage only took an afternoon.
Better to have your cash in a garage than in the bank letting inflation eat it up!
My contractor says his lumber supplier told him to not expect lumber prices to drop appreciably until November. He mentioned the higher garage door prices too. He said he was told lead time for 9’ garage doors with windows could be as high as 18 weeks!

I'm over 3 months waiting on windows and a garage door. Haven't built a deck since last summer. Should be covered up with them. Been doing a lot of bathroom remodeling though

The way those big companies do it is they raise prices dramatically and then let them go down, but not to where they were before. So in the end, they increase the gross substantially from where it was before. Of course, they still have to payoff everyone in Washington.
