When sellers exit the market and the MOI goes down, that is not a good thing. These sellers would be akin to something like a shadow MOI. We'll be looking at the possibility of a spring market with over 50,000 listings if half the condos expected in 2025 come online, a shadow MOI and pent up sales.
It’s a possibility but 50k active listings would need to double what we have now without any transactions. Time will tell how things play out moving forward.
@michaelouzasrealestate yes, it's a very small possibility. I was supposed to emphasize how small in the original comment. It requires that half of next year's condos come online by May. Which is 20,000 condos of the total 40,000. It is definitely not probable, but staying at 25,000 listings also isn't probable. And 35,000 is really bad too.
