The recommended videos all say that the market is dead for Condos.
Not all are dead out there, depends on the location, layout and building. The pre-construction market has been pretty dead, but there are re-sale condos selling out there. There's pretty much 10 condos that are standouts at every $50k price increment, those are the ones selling right now.

January has been busy because the last smart investors-those who see what’s coming-are selling before the next phase of the crash. The Canadian dollar has already dropped nearly 8% against the U.S. dollar in 2024, hitting a two-decade low. Analysts predict further weakening in 2025, with some forecasting it could hit $0.50. Political instability, skyrocketing crime, and economic uncertainty, including expected Bank of Canada rate cuts, are driving capital out of the country. The real money is leaving, and those moving in are mostly from developing countries. The dollar’s collapse will make it nearly impossible for Canadians to buy abroad, while foreign investors are avoiding a sinking market. Get OUT while you can-Canada is FINISHED. This is your last chance, and honestly, it might already be too late. It took me over eight months to sell my place, even though it was generating $7K a month on Airbnb and was the cheapest 2-bed, 1,000 sq. ft. condo in King West. WAKE THE FK UP.** If you’re looking to buy and stay in Canada (not sure why you would), just wait. Put your money in BTC or MicroStrategy, tell your agent to FK OFF, and reassess in 2-4 years.** absolutely do not buy ANYTHING in canada right now, anyone saying it's NOT a huge risk is flatout lying to you.

I bought my first condo over 25 years ago in Toronto. I bought it for $86k and sold it 2 yrs later for $135k. Biggest mistake of my real estate ventures. Today that condo is worth $700k.

What is the total square footage and where is the basement? Reason im asking is someone quoted me $500k to add a second storey and reno the 1st floor. My house size is 1,100 sq ft and a full basement.
This house above grade is about 1500 square feet. Basement and upper levels were also done. I'd suggest getting a few quotes, make sure they're detailed and then compare each one.

Don’t regret selling condo man cause the monthly condo fee outlay would have doubled by now and little capital gains would have been washed out by the exceptional depressive current condo market. Old condos have less demand. Of course the whole equation and story would have been different if you had sold a house. So be happy you are good.

LOL, no condo fees have not doubled between 2014 and now. Not even close. But condo prices have doubled since then. Selling property is almost always regretful. Just keep, lease it, grow portfolio. Now prices make doing that much harder if not impossible.

Late 1990s and early 2000s we certainly saw that type of pricing.
Don't be ridiculous. T.O may not be NYC or London but there's no better city in NA other than NY. The price is somewhat comparable to other cities. If someone can score this condo for <$500k then it's a good deal.

@@MarkJanssens-v4r no Condo in TO but a house in Etobicoke. Yes house with land is better. I also do own one in NYC East Village as Im originally from there. You are looking at US$1100 /sq.ft and mines not a modern condo. Yes NYC is great but downtown TO compared to HK, Singapore, even Sydney is relatively reasonable. Yes some places in FL and AZ are cheaper but not for me. In saying that I think prices could go down another 10 to 15%
This helps nothing and no one. Everyone has the same opporunity to purchase the rundown property most wont and dont so why penalize someone buying it/fixing it and selling for market rates (they assumed all the risk financially). Another useless tax to steal more of your money.
I also don't feel it will have the same effect they're thinking it will. There are plenty of those houses which need a ton of work sitting on the market. The buyers who could handle those renos are generally not the buyers they're trying to help get into the market. There's too much work and of course the risk as you mentioned. Great idea. It can vary so much and depends on the scope of the work + finishes. Costs for this project are so specific to this property so it might not be accurate for another. Best way to get actual numbers is to have contractors walk the space and provide quotes, but I'll see if I can break it down on video efficiently. Thanks for commenting!

I'm excited to see how this will impact the rental market, thoughts?
If it brings more rentals to the market that's always a good thing for renters, as it creates more competition. However, it won't be worth it for home owners to create the units if they aren't getting the maximum rent they can. Time will tell if home owners start using this.
The rule is contradictory: First time home buyer get cap on 1.5 how much first time homebuyers salaries are ? Also considering stress test who gives you 1.3 M mortgage? Not sure people put these rules together
This rule actually doesn't just apply to first time buyers, but also repeat buyers. Those same buyers with a salary that can qualify, may also qualify for a higher purchase price if they had the 20% down payment. This will at least allow them to get into a property with $175,000 less of a downpayment on $1,499,999.
It won't make much a diffrence because above 1 mil if you put down less than 20% your mortgage will be huge and if your income support that then most probably the down payment change does not make a diffrence for you anyway
You are missing the 30 years amortization.
10k vs 11k monthly ? Same think, somone that can afford that won't make a diffrence . 30 year amortization will make a diffrence for pepole that can barely afford 6 600k homes and now they can a bit more .
The biggest factor is the difference in being able to save for the down payment. On $1 million, it's a $125,000 down payment difference. For most buyers, that was the sticking point.
Definitely a great perspective, thanks for sharing. If a first time buyer looking at a $600,000 property is able to save on the monthly because of the 30 year amortization option, that's an improvement on affordability.

When sellers exit the market and the MOI goes down, that is not a good thing. These sellers would be akin to something like a shadow MOI. We'll be looking at the possibility of a spring market with over 50,000 listings if half the condos expected in 2025 come online, a shadow MOI and pent up sales.
It’s a possibility but 50k active listings would need to double what we have now without any transactions. Time will tell how things play out moving forward.
@michaelouzasrealestate yes, it's a very small possibility. I was supposed to emphasize how small in the original comment. It requires that half of next year's condos come online by May. Which is 20,000 condos of the total 40,000. It is definitely not probable, but staying at 25,000 listings also isn't probable. And 35,000 is really bad too.
