    As a short term property manager in Crested Butte for 30 yrs, my number one recommendation to condo/house owners was to put family photos and a guest book in the unit. It makes the "guests" realize that this is someone's home... not just a rental, and USUALY, they tend to treat it better.

      Such a good point! My husband wants to rent out our house on the lake, and he wants to sanitize it by removing personal stuff. I'm like HELL NO am I living here without my stuff, and if people come here and see nothing here, they're going to think nobody lives here. I'll agree we should de-clutter a bit, but I'm leaving our family photos & tchotchkes here, including our Alabama ma cave and its items. We'll obviously remove expensive memorabilia, but we'll be requiring a large refundable deposit in case we come home to something missing.

    I’d love to see a show where you interview each of your 3 now grown kids and get their take on their views, high points, etc. on their experiences having spent so much of their teenage years on the road. I think that might give some insight to other kids and teenagers out there and alleviate anxiety over leaving what they’ve know for a new rv lifestyle.

    OMG, yes, Yes YES, I love this episode SOOO much. In 2002 we bought a beach house on Highway 30-A next to Seaside FL. We couldn't afford to own the house outright so I suggested to my wife we do a short term rental (VRBO had just started up) .I joked "what's the worst thing that could happen? A renter could burn the place down or a hurricane could flatten the area down, and what are the odds of that?" Well, actually both those things could and almost did happened. But by and large our experience mirrors yours exactly. 90% of the people we would rent to were good and honest and treated our home like it was their own. And yes, having nice QUALITY things in your home (especially in the kitchen) are important. If there's any advice I'd add to yours it's this; The number one thing renters would always ask is "how close are you to the beach" So location is SUPER important. Next, when I started renting directly to the guest, without property management (I would talk to every guest) the problem rentals stopped. My favorite part of renting was reading the comments in the guest book. It was so satisfying to know that not only were we creating memories for our family, but other countless others as well. BUT, and this is a big but, in 2019 we got the wake up call. Hurricane Michael (Cat 5, 170 mph) was headed DIRECTLY for us and only by the grace of God veered east of Panama City Beach at the last second. We were 3 years from retirement and wouldn't have time to rebuild our investment if we were wiped out. So in 2020 we sold and more than tripled our original investment. My wife retired early and we started thinking about "what's next". Then I stumbled on the KYD channel and thought "maybe we should do something like THAT" So that's what we did. We bought a very nice B Van (Coachmen Galleria) and have been travel this amazing country 150 days a year for two seasons now. I would like to own another VRBO someday, probably near a ski area, but in the mean time we are based out of the midwest smack dab in the middle of the country. Thank you Marc and Trish for all the knowledge, beauty and laughs your channel provides!

    You’ll continue to do well. Given my experience as an owner/landlord for 25 years, your tenants are your customers. Who actually pay the mortgage and expenses and we want the good ones to stay and or come back.
    Between Trish’s attention to details, comforts and making a house a home abilities and Mark’s biz acumen, you guys have a winning formula.
    Loving the videos and the cool positive vibes you good folks continue to cultivate. Keep up the good work!

    Thank you for actually saying it’s not wise to “sell it all” to go full time and live off savings from a house sale. We’ve been saying this to each other for years that it’s not wisdom to trade an appreciating asset for a depreciating one. We use our “home base” as a vacation rental as well and it’s been a great experience for us.

      @@scottmichaels12 Properties purchased as a primary residence are not asserts. They are liabilities. Lucky are the few that can count on their home appreciating to a point where they do better than break even after all the years or interest, mortgage payments, insurance, utilities and maintenance/repairs.

    We’re 6 years Airbnb Superhosts originally with 2 houses, now just one (other house we long term rent) We’ve been RVing for the last 2 years 6 mos out of the year. Getting ready to downsize to a smaller cottage on our farm, rent our current house out & seriously thinking of STR our new cottage when we’re traveling. So happy to watch this episode!
    My advice is find a GREAT cleaner you can trust who can also troubleshoot issues then have a handyman, tradesman etc worked out to fix said issues when needed!

    I love that advice about avoiding cashing out on appreciating assets to invest in depreciating ones (as liberating as it may feel).
    We own a 300-sf studio condo that I purchased back in 2011. I lived there for a little over a year and discovered the joys and profits of short term rentals. We are now tossing around the idea of selling our second property as we figure out life over the next couple of years. Marc’s comment was a fantastic reminder to keep that safety net!

    heading into retirement we built a small, long term rental 'empire'. Actually we built a garage apartment, then converted the garage to a studio, then converted the basement to another studio, while we lived in the main house. We also had one other property that was intended for our long term empty nest house. By remaining open minded to flexibility and opportunity, it turned out our 'empty nest' house was worth waaaay more than we thought. Cashed it in for a Class A with no payments (read NOT NEW), hired a property manager and rented our main house furnished to help pay for diesel fuel. We are 6 mos in and can't imagine going back to stix and brix, but NO WAY are we selling, and in fact we are constantly on the hunt to follow your footsteps and find a VRBO candidate. Thanks for your enthusiasm, encouragement, and can do attitudes!! Trish we love your cookbook and spices!

It’s been quite the ride watching how the channel has grown, how the kids have grown and how you two have grown as well. I enjoy each and every video you guys post.     We sold our home of 28 years after the last of our 3 children didn’t move back home after college. We set the equity aside for our exit plan. We have been full time for over two years. We would like a home on the east coast but we do not know when or where. The kids are in WA, FL and MA. The idea of a short term rental is intriguing but concerning. We will be following along to learn more. Thanks for sharing the knowledge and tips. 💗

    We loved this video… Sending 4 kids off to college ourselves over the years was an experience we enjoyed re-experiencing with you in this episode. By the time we got to our last son it was a lot easier. We realized that they were as eager to start their own lives as we were for them to start them. We know you and your new Florida Bungalow renters are going to love the St.Pete/Tampa Bay Area. Places like Tarpon Springs Sponge Docks, Dunedin quaint Scottish downtown area will be just a few of the endless Bay Area sites for guest to enjoy. We are so happy to hear you’re in the Bay Area. As long time RVers we are so happy to have you enjoy our home-base location.

    We sold the house we raised our kids in and right sized to a smaller house. We used those funds to buy our diesel pusher and we hit the road for 5 months while our newly “adult” kids stayed in the house. We were able to come home and do thanksgiving and Christmas with our things in our house but we were able to be snow birds as well. We came home for summer and left for 7 more months. When we came home the 2nd summer we sold the house and truly went fulltime rving. We took the funds and bought a house in AZ that we may want to live in. It is being rented long term with a great property manager and a great renter. We are unsure what the next step is but it might be an RV spot or something like that so we can use it and we can rent it out.

    My husband is a realtor so we've got some good insight and a good head on his shoulders about investing. We've got a larger home than we need and have been considering short term renting the back of our house to help us pay off debt and maybe get on the road part time.
    If we do ever go full time we could definitely short term rent our side too!
    Decluttering is so so key! You hit the nail on the head with that. My favorite minimal mom dawn has just started taking trips with her family in their rv and I love how she explains things like that.

    Great information about real estate. We sold our home a few years ago and have been full time on the road every since, We love living very minimally with no responsibility of a home. Our kids are old enough that they have become the hosts for family gatherings. I think being nomads is in Fred and my blood. We always enjoy seeing what everyone else is doing and believe that you should always be prepared for change. One really never knows what is next in life.     We got property in Central Oregon never intending to do short term rental. I'm not sure they existed when we bought. BUT, years later we thought it would be a good idea to help out with the expenses of a second property and we too wanted to share our adventure. Low and behold we could not rent our place short term according to the county ordiances!!! So make sure that the property you are buying and intending to use as short term rental qualifies.

    We renovated a run down property (a Beauty Shop) next door to our house a few years ago and turned it into a successful STR. I don't agree w the personal pictures, only because as the guest, I would feel kinda creeped out by that, but that's just me. But I do agree about quality elements in the home. We have had amazing luck with fabulous guests and now 3 years and about 300 reviews later, we LOVE doing it! The remainder of the lot is fairly large so we have our RV spot (full hookups) for our 5th Wheel, a guest spot for friends, and are about to put in another for income. We also have a long term rental that takes care of itself. We hope to rent another portion of our personal property out in the future but still leave our home and garage/shop for landing! I love this series, thank you for sharing!

    We rewatched this today, it is good stuff. We have walk talkies with NOAA weather but they do not work in the Airstream. We then bought a dedicated weather radio and found it did not work in the Airstream. It seems the Airstream is an excellent Faraday cage. We depend on the alert mode on our iPhones to wake us during the night in the event of severe weather.

    We are part timers. We took the house we built and rented to 1 of our daughters and 2 grand kids. We built a room addition for family room, bathroom/laundry. We just renovated that into a kitchenette so we can come and go. We also bought a separate full time rental to help subsidize our retirement. We retired last December and are loving the RV as well as our kitchenette. Love your channel adventures as well as tips and tricks. Thanks so much for being the Altruistic Leaches. (What an oxymoron)

    Blue taping prior to install is such a good idea. When we were renovating our kitchen the blue tape inspired us to rotate the island 90 degrees and we are so happy we did that.

    Advice on vacation rentals from someone with 10 years of experience. How many other vacation rentals are in the area? How will your guest amenities be different than your competition? If not different you will be competing on price ( not the place to be in ). If you do not use a property management company be realistic about the amount of work required to maintain the property. Guests can be hard on your home even if it’s a luxury rental. Renters are like teenagers, they never break anything. Set 8% aside for future capital replacement (mattresses, tv’s, carpet, furniture, painting, etc.). If financing, put enough money down that you can cash flow the property if occupancy is low (e.g. 30%). Make sure zoning allows nightly rentals. Municipalities are cracking down on nightly rentals. It can be a great experience if done properly.

    We have been full time since February. We still have our sticks and bricks. We are working on updating and fixing some things in the house. (I’m gifting it to my oldest granddaughter when she graduates from high school. 10 years down the road). It’s nice to have a place to go to to De-RV ourselves once in a while. Plus, we are working on property for Big toy storage and a Barndeminium. Good luck with all you’re doing.

    We stayed in a VRBO last year and they had a world map on the wall and provided pins with flags so guests could put where they were from. Really cool idea! 💡

    I never married or raised a family, but I can't but get a bit teary and emotional watching Marc and Trish watching their chicks fly from the nest one by one. It's gotta be such an onslaught of conflicting emotions, seeing your baby walk away to start their next great adventure on their own (mostly). Letting go has always, always been a huge problem for me, and despite the moments that you post in your videos, I'm sure that a lot of footage ends up on the cutting room floor, just too deeply personal to share. Thank you, tho, for what you DO share, this episode really touched my heart and I gotta say, the booger picking previous tenant of Carson's dorm room had me laughing harder than I have in a long time.

    We have long term rentals, 23 houses, 25 total units so mostly single family and 2 duplexes, We are NOT Landlords, the Professional Managers we have in place are the Landlords, we are the owners/investors. the income form our properties has allowed us to travel full time in our 40's without the need to be actively working, I put in a couple hours a week at most managing the managers and keeping up on basic monthly book keeping. Real Estate is a Great way to have truly passive income long term.
    My hang up with Short term is generally speaking they are way over improved (as they need to be for the client you are seeking) and when this inflated market slows, many STR investors will be in big trouble as they have significant debt on the properties, that wont be covered by a long term tenants rent. Just wanted to chime in, and an Investor and Realtor (licensed not currently practicing) for the past 15 years. I have seen this all play out. I dont want to instill fear, but just be real about market swings. Thanks for your story.

    Sadly I made the mistake of watching this while I had dinner. I almost lost it. Lol!!! 😖😖😖
    We are truly blessed. We have three paid for rental properties at the beach in Sarasota plus our personal home. We also have a 2006 42' Monaco Dynasty diesel pusher that looks like new. We enjoy traveling, but we also like having a home to come back to and just unwind. While having income from rental properties is nice it also has it's headaches too. Congratulations on your new place in Tampa. Make sure you have a good exterminator on contract. Your house is wooden and termites are huge here. Wishing you all the best. Safe travels 🙂

    Tip for cutting BREAD; use a serrated knife; also use a serrated knife to cut Tomatoes; I have many serrated knives that I've picked up over the years at garage sales. I Never use a straight blade knife for cutting bread or tomatoes! Steak knives also work well sometimes bread needs a large knife. "Was this guy killing flies with his buggers?"; funny stuff.

    You have me intrigued with the idea of owning a vacation rental. Questions: how do you find a trustworthy cleaning/management/maintenance company? What do you use to market and manage the reservation process? Are you personally involved with answering guest questions or do you have a management company? How much do you stay in your home vs renting it out and how far in advance do you decide that?
    We have stayed in vacation rentals through VRBO for years. As a potential guest, I think your tips are spot on. The biggest thing when furnishing is to ask "would *I* want to use this pan? Sheets? etc. I think owners should definitely spend at least a week in their rental home just to experience what their guests experience. Same for management companies. It's very obvious when we've been in homes that the owners care about and when they are just investment homes.
    We've stayed in some amazing homes, weird homes, and frustrating homes. The weirdest was in rural TN where the cabin (with FIVE bedrooms, so for lots of people!) had NO curtains or window coverings on the bedroom windows. The most frustrating was also in TN had a broken AC (in July) on the 3rd floor, multiple dead lightbulbs, AND the door fell off the oven!!

    Advice on pointe: devise an Exit Plan for when coming off the road before you close on the house to begin the journey. I cannot WAIT to see the bungalow reveal but hope you share more progress reports along the way. Makes my heart warm to witness the closeness of your family...the two of you are wonderful role models for what the best of parenting looks like. 🙂

    It may be hanging putty and not a booger. My kids all used that stuff, recommended by the colleges for hanging stuff because it isn't supposed to take paint/drywall off.

    We’ve been full time since April 1 2022. We rented our home (in the family since 1965) to our eldest daughter and her husband. Now it’s third generation living in the same property. We gave them a 2 year lease; giving us that time to decide what we’re going to do long term. It’s a four bedroom huge house so we may sell and buy something like a vacation rental. Thanks for the great advice.

    The first thing I would do after bringing everything inside to our short term rental, was to read our guest book. I especially enjoyed what the kids would write and draw. Most people were wonderful!! I'd check in. Finding a wonderful housekeeper, laundry, and handyman are great peace of mind. We had bedding and linens we loved. We enjoyed being able to stay during the off the season.

    So exciting about your new rental. You deserve all of this because you both work so hard. I have to admit a I'm a bit jealous though. I remember leaving my daughter when she went to San Diego. Hardest thing I ever did, she and I cried all day before we left even though it was only 7 hours away. Can't wait until 5:00pm next Sunday to see what you have going on. Safe travels.

    Something I realized today as you were talking about selling the homes you raised kids in and moving to smaller and hitting the road more. Although I would love to do that tomorrow, I'm not at that point yet. My oldest is only 8. I'm always in a rush to be traveling more and a little less full time work and more freedom but that's not the season I'm in yet. So I guess I watch you guys with a different point of view. I look forward to that time and watching you guys enjoy it so much gives me hope for what the future has in store. Thanks for bringing us all along.

    We sold our big house before hitting the road full time but kept our long term rental as a backup plan if something happens. As we travel the country I've been keeping notes on where a good location is for short term rentals. I'm hoping by next summer the market has cooled off and we'll be ready to buy.

    Very wise decision getting back into the property market, enjoy your renovations (expect the unexpected) it is worth it if you know what you want. Me and my partner bought 2007, 100K renos, the house is worth 3 times more now, happy days and staying here for another 15 yrs. All debt free.

    Yes please keep a real estate asset (from a former Realtor too!)! There are other investments you can make, but having something that tracks with the property market is important I think. But know it is hard renting out your home. We have done Airbnb and long term and it's hard to let go. We put money into a 'refurb' pot for when/if we ever move back into that property, knowing that wherever we move into sticks and bricks again we will need funds to update it (even if that property is already ours). That helps me try and forget about what tenants are doing to my beautiful butcherblock countertops. Also, don't have butcher block in a rental ;)

    Another great video. Congratulations Carson! My education at Embry-Riddle served me very well throughout my military and civilian careers. Great advice for those considering getting into short-term real estate. I would add that many markets are increasing restrictions on short term rentals. One work-around is renting for the seasonal market, like Florida in the winter. Live-aboard boaters particularly like this arrangement to have a safer place to stay during hurricane season.

    That was awesome! When we took out daughter, the first born, we had to stop at a rest stop and take a nap. The college was just over two hours from home, yet, it felt like we had been up for 24 hours straight. Took our son…love you guys, see you later.

    Love the taped floor! We do “paper dolls” on graph paper first, then tape the floor and remind each other not to lean around corners because there will be walls or chairs there.

    Five years full time 30 thousands miles. Solitude 369RL 2014 bought used in 2017 35.800 20 thousand miles in 2018 . Mooched for a year at Relatives. Got half acre with RV hookups. parked our Solitude. Bought a 2000 239 Shasta Flite 1 slide 5th wheel 9 thousand lb liter then Sassy Solitude. Left Missouri in January to Arizona and in April took a job in Bryce Canyon pines Hotel and Camp grounds till November 15. Heading to Alaska next year. Safe Travels from Show Me RV Adventures.     I would love to hear how you manage the property remotely. How do you find someone to clean between occupants to your standards? How do you manage the bookings or does someone else ? How do you handle maintenance issues while on the road?

      No company Scott. Dean is our team he helps us keep track and communicate with guest timely, but Trish and I are highly involved in the process. Text guests, etc. We would outsource, but after interviewing, they didn't understand that we wanted to create an experience. Example. Firewood. The company said, "Okay, so once you run out of firewood, we'll update the listing that firewood is not included". I said, no, we'll just get more firewood... now get it out here! ;)

    You guys are dead on with the real estate. We agree nearly 100% on every point. We have learned so much being landlords of long term property combined with staying in short term for years. We are currently setting up 2 short term rentals in our own properties. One in Arizona, and one in Minnesota. All while living in Idaho. We need a new RV for all the travel...

    I love Caleb! He seems like such a cool dude. We just built a house and a rv pad on the side was a must. We got lucky and someone backed out of the lot and we moved in this April! It will be beneficial for us when we plan to go full time in 10 years. Due to our situation with custody on my 4 kids I can’t go full time until then. Thanks for all the info!

    What a great vid, brings back college moving memories having 3 daughters now with their own families! To date I still shed a tear when leaving after a visit no matter their age. Also glad to welcome you to my home state of FL and our backyard in what appears to be Tampa Bay Area including St. Pete. I know those 2 bridges from TIA flyover! Since your renovating and need someone close by to check on any issue we can help….we are 15 min from TIA for free KYD/UBER unless we are in the RV traveling!

    We do both long term & Short term rentals and could not agree more about how people enjoy staying in a home that is shared vs. Managed! We are starting season 3 of sharing our home and stay in our 5th wheel while it is peak season here in Phoenix. Good sheets and pillows make it cozy! Fully stocked kitchen also. Great advice and very doable! Can't wait to see your finished design.

    We have been renting, our winter home, on Jekyll Island for 20 plus years. Big tip,,,call every guest, thank them & ask them what would make there stay better. A good rental agent & cleaning staff is important.

    Great info! We’re a little over a year from our FT adventure. Our plan is to have a home base that we AirBNB/VRBO while we’re on the road. So this episode was perfect! And the first time I was able to the the Nursing School student GF to sit down and watch an entire episode with me.

    U2 are so great! I keep thinking you should have your own TV show but I guess you do! Welcome to Florida! I just returned from a six week visit to see my family in British Columbia, and when I told folks (21 days of camping BTW ) I was from Florida they all looked at me like I was crazy and asked why I would leave Florida? You’re episode answered that question, it’s way too hot here in the summertime! AC is your best friend and doing things outdoors gets a whole lot more difficult.     Great video guys, love the info on the rentals as it’s something my wife and I are exploring. You hit the nail on the head about people taking care of your house if you present the house in nice way. I have actually cleaned and fixed some vacation homes I have rented short term.

    Marc maybe renting out your home for short term rentals work best. I am not so sure if long term rentals works out all that well. Case in point. My sister and her husband worked for a Company whose parent company was in Germany. My brother-in-law is a Second Generation German. The company provided him a house in Germany to live in for 3 years. They allowed their home to be furlough destination for PCA missionaries. When they returned from Germany 3 years later they had to fix a lot of damage that was done to their home in Hickory NC those 3 years.

    As you are talking about rentals, you need to mention about checking the homeowners policy and making sure the coverage is appropriate for the property being used as a rental. Also, mortgages aren’t always rental use “friendly” as well. Just a couple of things that could blindside someone.

    Trish, I'm currently a Realtor. Please make sure to warn prospective buyers to make sure the county, city or neighborhood they want to buy in allows short term, or even long term rentals. Many prohibit it.

    I understand your concerns. I’m 52 currently working in Bathinda India for 3-6 months. One kid in University in Nanjing China one kid going to Southern Alberta Canada university our house is in central Alberta Canada 🇨🇦. Once I’m finished in India I’m heading back to China and the middle of it all, I have to find time to visit my mom in England. So looking forward to finding the right retirement place with my wonderful wife, who is an absolute star of a girl 😍😍😍

    We had a Florida beachfront ground floor condo that we rented out for 11 years and we loved it! But getting closer to retirement we wrestled with, do we keep it for ourselves, keep renting it out, which we enjoyed a 95% bookings (on our own without booking companies to steal our hard earned money). Why did we sell? Lived so far away. Good sellers market, tired of dealing with HOA, just tired. But we loved while we did it and miss PCB so much! One main tip for vacation rental owners, find a housekeeper you can trust to do it like you would and attention to detail. Get to know (and screen) your renters and encourage repeat customers. Talk to them like you’ve known them for years and not just another renter.

      here's another tip. Be ready for neighbors to get so ticked off that the County will start making it toxic for you to own a vacation rental through increased fines. It's happening here where I live. Soon we will be rid of these nuisances

    Interesting video! I’m in the process of renovating right now and planning on selling, then relocating/downsizing to a smaller place, and purchasing a smaller rv to travel and soak up sun, do some beach walking & visit far-away friends. Gave serious consideration to putting a long-term renter into my house but I’ve heard too many horror stories of what renters can/will do to your property. I only want to do these renovations one time. :) Can’t wait to see how your FL short-term rental evolves. It will be lovely; Trish has a great eye for detail/design.
    Carson has really grown/matured in the last year - wishing him much success in college. The boys were a hoot in this video and those LED lights in the finished dorm looked so awesome.
