I feel like the Novac house is perfect; nice central location, lots of storage, one loading screen, you're near vendors, and I guess you're no longer renting it if you show Jeannie something in front of the dinosaur
Agreed. Up until I bought the dlc I always used the novac house. Now I've been using the sink in old world blues. I enjoy going directly to my house when I teleport.
I remember when I found this location a long time ago when the game first came out and the DLCs were not available yet. It was juts called the Abandoned Bunker if I recall correctly and the layout is similar but there was no radio and the hallway that leads into Elijah’s room was actually just a collapsed tunnel. I remember when I got the Dead Money DLC and went to my trusty base location in a new playthrough, I blacked out and the DLC started and I had no idea what was happening bc I never set the quest as active lol I was actually pretty upset until I finished the DLC and realized I could still use it as my main base lol
I thought so too, until I realized. Fully-coded vending machine, all the Cloud residue I can get, but no hot plate or campfire to cook up anything. Kind of a letdown.
An unofficial one, which I always use: Wolfhorn Ranch, which used to be Ulysses's. You can safely store your items inside (I always use the stove), it has loot outside, some crops with tobacco and other stuff and water if you run hardcore.
I used to make that as my safe house. Pretty good spot with lots of food and storage areas. I only stopped when I realized Ceasar's Assassins have a nearby spawn area there. Got spawn camped multiple times.
My unofficial one was the goodsprings gas station. That crate there. Its terrible and has no benefits but I just got used to it. That was my first play-through though and I use others now.
You can buy a workbench, but not a reloading bench (not an issue if u have ede) and you can buy a sasparilla vending machine but not a nuka cola one, missed opportunity
Only thing i don't like about that bunker is that it's missing a campfire, which i personally use more than reloading bemch and workbench in most playthroughs
And that on console/unpatched versions of the game some containers (I believe the chests adjacent to the workbenches) aren’t safe to store items in - or so it’s been reported
@@Knight-SgtReyesIt’s not the actual loading screens that matter. I play on console and all loading screens are nearly instant. It’s a hassle walking from outside the strip into the lucky 38 and up to the penthouse compared to fast traveling to Novak, or teleporting to the Sink.
I agree with all. Sink is HQ feel, lucky38 is a gamblers life, novac home rental is coziness. Best safehouses for me is the followers and BOS for what they provide and design structure since they are more themey.
Surprised no one has talked about the abandoned shack right next to the memorial in good springs, its early game, has a fast travel, reloading bench & a bed with good amount of storages to organize. I use it pretty much all game, looks nice if you clean it out & set up some weapons or armor!
Honestly i just use the dumpsters next to Chet in goodsprings, its right next to a fast travel point, doesn't delete your items, outside so you can instantly fast travel away, and i personally only need 2 inventories for sorting. (One for important items, and 1 for junk to be sold, the dumpsters have tabs so you don't need to sort by weapon/apparel/aid/misc) I also normally have the perk to fast travel while over encumbered so i highly value proximity of my storage to the fast travel point.
I really love the abandoned BOS bunker after running Dead Money. Workbench, recoding bench, the cloud machine, but most importantly the Sierra Madre machine and the chips that flow in after finishing it
If you are skipping the Novac quest line for any reason you can rent the room from Jeannie Mae for 100 cap. 100 caps isn't a lot and she never asks for any extra payments. Edited for spelling.

Goodsprings gas station after you kill ringo for the exploit or just for the lulz with the powder gangers. It has plenty of space to store items, and it is really helpful until you get to the motel at Novac. Plus, once you kill Ringo, you have a nice corpse to talk to and i feel like it really brings out the whole deranged mailman vibe. 9/10 😊
The dumpsters by the Goodspring Express box never reset. I just store things in there. Work benches around the corner, bed in Easy Pete's house if you need it. No loading screens (other than the bed).

I think the Lone Wolf Radio located across from the Goodsprings Source is the most convenient safehouse in the game. It has a bed and some containers for storage and when you fast travel there you can walk straight inside. I only use it in the early game because I don't really like its appearance so I go for either the Novac room or the Lucky 38 room once I've reached those points.
Harper's shack is Numero uno for me. Work bench, reloading bench, campfire just outside and fast travel puts you right at the front door. Bonus points for respawning raider fodder and deathclaws just for fun.
If you have the Animal Friend perk, eventually 2-3 golden geckos will show up and periodically kill the raiders that show up there. Both the geckos and raiders respawn regularly, and the geckos usually win the fight. Once every 3-8 days, you can go down, pat the gecko friends on the head and clean up all the raiders' equipment to sell later.
I don't always use the mail boxes but when I do I forget about them 10 seconds later. While the coolest player house IMO is the Tops High Roller Suite the one I use most is the Novac hotel room. Forget about doing Come Fly With Me just pay Jeanie May 100 bucks before you have Boone dome shot her and the room is yours forever. I've had Cazadores spawn in The Followers Safehouse and deathclaws are known to enter the BOS safehouse.
I think the BOS safehouse is the best. However I have on more than one occasion had a deathclaw randomly spawn in their when entering, so there is that.
same. 50/50 chance of getting violated from behind every time i go there. and it follows you INTO the bunker. worse still, i go there cause i'm overencumbered and need to unload crap. i still like it best so far, tho.
This is just me but I think that the sink is the best one here. It has very many amenities including but not limited to, a vendor, a place to fill water bottles and drink, a place to heal yourself, a place to grow plants, all 3 kinds of crafting benches, and some shelves to display trophies such as weapons, items, and other nice things.
The Sink is the GOAT, but it almost feels too posh for FNV, so I don’t usually wind up using it. I feel like I'm cheating when I make it my home base. I usually go for Novac. It’s accessible almost immediately, has most of the amenities I want (healing, storage, vendor, workbench) and is the most centrally located housing, which is nice for no-fast-travel runs.
I agree sbout the sink feeling too posh. once the dlc is done, i get my stuff and it's back to novac, return rarely for parts- drowning boomer Jack in scrap metal is too easy using the sinks various appliances.
Same, its right next to the fast travel point and you only need 2 inventories for storage. (Technically just 1 but its nice to have a "junk" and "favorites" so you don't have to look through such a long list for your best weapons, or crafting components)
Novac is definitely my favorite for that low profile cleaner type of playthrough. It seems to be fairly equidistant to all different sections of the map which is nice if i’m trying not to fast travel as much. It has the reloading and workbench in the garage outside which has just always been a nice little detail for me. Its the most personal player home/safe house for me.
It's also the only one I'm aware of with an actual safe in it for keeping all your most valued item. I like the touch of a safehouse with an actual safe.
You left out a couple vendors near the Wrangler room. Julie at the Fort will sell a limited amount of meds and magazines once your rep is high enough, and Mick and Ralph's is right around the corner. And there's plenty of places to gamble nearby. Novac has easy access to No-Bark for unlimited Caravan. I usually use the Wrangler if I'm roleplaying a Follower, or the Novac room otherwise, until I get the Sink sorted out. You really should have made an S-tier just for it, it's in a class by itself.
Lucky 38 is my usual go to mainly because I like a place to keep all the compainions, it also has plenty of storage. The Sink is my second favorite because of it's utilities. Also the Novac House you actually don't need rep, you can get it it for like 100 caps from either Jeanie or Cliff (if Jeanie is killed by Boone in his starter quest)
Y'all sleeping on the coyote mine house, that pad although has the occasional feral ghoul infestation, it has a spacious two floors, an old timey radio just at the entrance, bunk beds, lot of storage and complete with a fully decked out kitchen.
The Sink is the comfiest home I’ve ever had in a video game. Big fan of being able to just teleport to it and instantly unload hauls with the Transportalponder.
There's a location called Harper's Shack that I used as a personal safehouse during one playthrough. Normally you run the risk of deathclaws since it's quite close to Dead Wind Cavern and Primm Pass. But when I used it as housing, I guess I just lucked out with deathclaw spawns and they never bothered me lol If you don't mind what neighbors you have, I'd say it can definitely work as player housing. Has a campfire outside, a workbench and reloading bench indoors, a bed, and a lot of storage containers.
Nothing beats Goodsprings as a "house". You have the dumpsters to store stuff. You have Doc up the hill. Chet for selling stuff. The work benches around the corner. Hard to top imo.
As a hoarder, I LOVE the Mohave Express boxes, especially at low levels. That affects my favourite home. If you're by a box you can ship things home easily. * Best Starting Home: Goodsprings. Seriously. I store all my things in the two dumpsters right beside the Express box. Fast travel there, no loading screens. Two work benches right around the corner. Usable bed in Easy Pete's house. Fast, convenient, and again, I LOVE that Express Box (and no loading screens). * Best Late Solo House: The Sink. Except that your companions unfollow, which is annoying. (I admit that I sometimes use a mod that allows companions to come with me, which reduces annoyance.) I was pleased that you included both of mine, although you downplayed Goodsprings as if wasn't far better than anything other than the Sink.
I use Harper's Shack. It has plenty of storage, ammo bench, work bench, bed, and a camp fire outside. An added bonus is the respawning of viper gang members and golden geckos near by for grenade rifles and meat. It is also reasonably centrally located on the map.
Yes. In novac, you have both working and reloading benches in a nearby abandoned gas station. Plus, there are a bunch of free crafting materials that you can or sell.
I've always just kept my stuff in goodsprings. Technically not a player home, but ammo and work benches, store my stuff in the Sunset Sas. boxes near the benches. Trade with Chet, Fast travel to GS source for campfire, and you can drink from the hose like a good 80's kid.
Novac is usually my budget "The sink HQ". You don't need to be accepted or liked by Novak. You can just straight up go there and just buy it for 100 caps and it does have a reloading and workbench across in the gas station. Plus there's the merchants in the dinosaur and caravans come through the town allowing you to trade with them occasionally which is nice and kind of cool for role-play value. There's old lady Gibson for crafting materials and the doctor if you need extra chems meds etc and she's usually in the town with her two mercenaries following her around. And on top of being nearby, two companions Boone and Veronica granted Veronica's a little further down. But she's also near useful vendors for ammo and other supplies so I never mind. Lastly, it's an NCR territory so you can use it to resupply from the radio. The only problem that I find with the Novak has is there's no immediate campfire but there is one one behind Lady Gibson's house in AKA Elijah shack so only a little bit off but I love Novac house. Its got that Wild West feel and livelihood to it. Plus it's in the middle of the map convenient for all journeys and DLCs I like to think.
The best safehouse comes from the Willow companion mod. It's the Deluxe Bungalow in Novac. Naturally, it has the minimal loading screens to get in and out, easy to access, has all the amenities like sinks for water, workbench and reloading bench, and categorised lockers for all the gear you pick up in the wasteland. However, the best part of the safehouse is the warmth. (Emotional, not thermal) Whenever the Courier goes to Zion, Big MT, the Sierra Madre or the Divide, it was always reassuring that Willow was there waiting for the Courier to return. She made the difference between a safehouse and a home.
Willow is the best companion mod I've seen yet. Next best might be Molerat, but I just installed that one recently and haven't got to far with it. Willow has the bungalow (automatic item sorting!) multistage companion quest, adds at least 6 other characters to the game, voice acting is all good, .. top-quality mod all around.
I turned Vault 19 into my home since it has a working vault door that and be opened and closed. I used console commands to delete most of the powder gangers in the vault and clean it up to use it for myself. The ones I left I gave them different armor and weapons and made them look like brotherhood of steel and used more console commands to spawn in shelves and storage boxes and all kinds of other objects to really make it look cool. I deleted all the objects in one of the bedrooms and turned it into a armory and so on. Looking sick af. On the surface the square fenced in area around the tiny building with the cover that leads you down to the vault door I covered with guards and turrets and a vertibird.
Fun fact: if you do the Brahmin killer unmarked quest or Ranger Andy’s unmarked quest you can get the Novac house for free, because Jeannie May (or Cliff Brisco if Jeannie is dead) will give you the house for free if you’re accepted by Novac
My favorite is actually goodsprings. You can empty, drag, re-organize, and re-use the Sunset Sarsaparilla crates scattered throughout the town. There is a mailbox and Trudy, Chet, Doc Mitchell can all serve as vendors, as well as the all-important crafting and reloading benches nearby
Eldorado Gas station. Gets lots of traffic from merchants, has beds to pass time and get rested, campfire for cooking and plenty of storage inside. Favorite unofficial house for sure
Harper's Shack is my favorite because it has safe storage, beds, a reloading bench and workbench. Plus it has a campfire and some prickly pear cacti for harvest outside. Place is ideal for Hardcore mode, which I always play on. Doesn't have a water source, but that isn't an issue for me, as I always have purified water on me. Even if I ran out, I could just fast travel to Goodsprings source. There's also deathclaws nearby, but they ve never been a problem for me, since they don't ever detect me.
For hardcore and crafting, Harper's is perfect. For water, I store a couple glass pitchers and some surgical tubing in one of the outside boxes, and then I can mass purify all the dirty water I've collected at the campfire. I highly recommend the Animal Friend perk if you stay there too: golden gecko friends will show up and kill all the raiders down the hill.
I always use the sink, but until it's unlocked I use the house across from the prospector saloon. The workbench and reloader in the alley are really useful.
Another honorable mention is Raul's Shack: bed, workbench, several containers, working radio, and if Raul is there, skill-100 repairs. There is a campfire at the nearby Fields Shack, and you can collect some free weapons and armor from the Legion assassins down the hill along the way.
Small caveat- the High-Roller Suite and the Presidental Suite are two different player houses you can get at the Tops. The one you covered is the Presidential Suite. The High-Roller Suite is a gambling reward and is located on the 13th floor.
Harper's shack is the best. It's got a workbench and a reloading bench, a campfire right outside, a bed, and plenty of containers to let you organize, plus it's own map marker, and it's easy to get to early on. Only issue are occasional deathclaws that stray from the nearby cave, and the blind deathclaw out back. It's easy enough to avoid aggroing them tho so it's not too bad
No mention of the abandoned Shack? There is a helpful mod call mojave experess expanded or something, that adds mailboxes to more locations that might make a place a more convenient home
My player house before the sink, was the sunset sarsparilla crates between chets and the bar. You have a couple crafting spots right there. Not a house, but a place to stash

Big shoutout to the house tier list! :D And yes I did talked in earlier livestream how the fridges in Follower's Safehouse kept respawning with new food/drinks not just every few days, it's every time they are opened (the follower's doctor Laura keeps stocking the fridge after all). Ofc they are not considered safe containers, anything you put there will be lost forever- nice way to throw away trash items as alternative. It's probably the best safehouse for hardcore mode since the item spawns are unlimited. ^
Hey, I suggested this one!... Personally, I always go for the Novac house. Aside from being the fastest to load I also love how cozy it feels. Plus it doesn't have that creepy Lucky 38 music.
The only ones I ever used as Safe Houses were the Novac motel (best because it’s directly in center of the Mojave) & the Lucky 38 because canonically your items would probably be super safe up on the top of this impenetrable tower. I honestly loved decorating the places with items spread across & items specifically stored in certain cabinets :3
All the various faction safe houses have a "care taker" that can give and/or sell but have very limited stock. The lucky 38 you can use the terminal on the wall when you first enter the president suite to add storage, workbenches, and so on. Doesn't change much, but I noticed it wasn't mentioned and anyone coming here for info would prolly like to know. Great vid and I think your tier list is on point this go round.
One thing Fallout 3 did that I loved was allow you to give your rooms a theme. Vault themed, pre war themed, raider themed etc. stuff like that made me wanting to go back to my player home and role play.
The sink hands down the best player home/hub. You can't beat a store in the living room most of the electronics have memorable lines and personalities. Also looks the most like a future tech living space should be. Bonus points for being able to look at my missing parts on display. IMO the location starts out cold just a player home, the more you invest in upgrading the appliances it feels like a family home or I'm just in need of actual human interaction nah i stand on my nuclear powered toaster wanting to burn down the world 😂😂😆
Small correction, the last one you showed is The Tops' Presidential Suite. The High Roller Suite is gained from winning all you can from The Tops' casino games. It is pretty much the same as the Bon Vivant Suite in the Ultra Luxe.
Call me crazy but I typically use victors shack in goodsprings until I get the Novac room lol it’s always my hometown in my backstory. It has plenty of early storage. The cool bunker by the Yangtze memorial can be fun also.
The Sink is the ultimate tier of house, biggest reason on top of what you've mentioned for why: if you pass some speech/barter checks at the beginning of the DLC you can get the commissary on the central intelligence unit to have ABSURD AMOUNTS OF CAPS, like, between the cap amount and the ability to get there while overencumbered, you NEED to do Old World Blues before Dead Money so you got some way of converting the 1,200lbs of gold bars in your backpack into legal tender - few other vendors have that kinda cash and none let you get there without the Long Haul perk.
Am I the only sicko who uses the Mesquite Mountains Campsite? I just think it‘s neat, as well as it’s mostly secluded, aside from the odd Radscorpion attack, it’s got a campfire, close by to harvestable plants, pretty equidistant from all the useful places in the Southwestern part of the map (Mojave Outpost, Goodsprings, Canyon Wreckage (if I feel up for a change of scenery or a chat with Ulysses)) and it has a designated footlocker, which helps top the place off as a real good home for those looking for something with a very survivalist feel
Eh, it’s alright, but I prefer an actual shack or home that has a loading screen, because it makes it feel like you’re “exposed” in the wasteland if that makes sense
No player-home can hold a candle to the “Underground Hideout”-mod. The depth to that mod is so massive, it completely revolutionizes the way you play the game. Tons of display-capability, huge sections for all kinds of items. A huge armory with display-shelves for all types of ammo and weapons, kitchen with display-capability for all kinds of food and drinks, a garden-area letting you plant whatever you want, a medicine-area with display-shelves for all medicine etc etc. I have played with this mod for a decade, and the game feels lack luster without it. It’s hand down my favorite Fallout-mod on the Nexus. Tucked away a stone-throw away from the Great Khan Armorer. I like to go grab Chance’s Knife after Goodsprings, and after that I keep moving towards the hideout. It also has a teleportation-area with a teleportation-gun, which you pick up. You can teleport to base from wherever you are in the world, so unloading a full bag of items is super fast and easy.
My very first play through I didn’t really know how the game worked, but I set up shop in one of the metal campers/trailers in good springs, and dragged the Sunset Sarsaparilla crates inside of it to use as storage and absolutely loved it for a while, dropped a bunch of weapons around, had em leaning on crates and whatever I could drag into it, and then found out things reset and things started disappearing… but for a while it was great because the only loading screen was the fast travel there 😂
I always use Victor’s Shack in Goodsprings. It’s got clean water, storage, a bed, a nifty little radio right next to the bed tuned to Mojave Music Radio, some weapon repair kits, and it’s in Goodsprings! The most peaceful place in the whole game
Advice for people trying to get the Legion Safehouse. Stealth killing NCR troopers is much better than pickpocketing them. PPing is difficult even at 100 sneak, and even if you succeed you get bad karma but no reputation loss. Killing the soldiers doesn't affect your karma, doesn't affect your reputation if you're in stealth and gives you some resources like ammo and cash. It's a weird kwirk of the game that stealing is always bad, but killing is only sometimes bad. Just go to Camp Golf or McCarran and kill regular soldiers. And take care not to kill any named NPC, you never know when you can need those.
ive started using the abandoned bos bunker after dead money as a secondary more faster alternative to the primary sink, which takes a bit to get to and you have to dismiss your companions, also the bos bunker has the sierra vending machine where i can get all the stimpacks, weapon repair kits etc i want
the Vertibird Player Home mod is amazing. it has a workbench, a reloading bench, a fourth wall break Wild Wasteland dialogue, a repair NPC, storage out the wazoo, a cool map thing like in the Hidden Valley bunker, a hot plate, a fridge that generates 5 Purified Water every so often, a bed, fast travel to even slightly major locations, it’s summonable *anywhere*, there’s a manual piloting option with 6 (I believe) weapons, and you can call it in to drop missiles or mini nukes (which you can already do manually). it’s obviously not balanced if you use the latter two, but 1. you need to do a tedious fetch quest 2. you have to give it ammo yourself (btw you can use some cheese with the ammo box to convert ammo variants to their normal version) 3. it can be shot down
nah best house is the hub in old world blues. You can teleport there anytime you want, 2 loading screens but they have all the work benches, a whole set of characters that give bonuses, respawning crops which can be turned into green for stems.
Does no one simply stack the crates outside of Chet’s General Store in Goodsprings neatly in a row directly next to the Workbench & Ammo Bench; which is also directly in front of you when you fast travel to Goodsprings? No loading screens, Mojave Express box right there, a bed in the trailer 20 yds north, and a vendor right there in Chet that has a high cap total into the late game. It’s not until the Sink that I don’t always use that setup every playthrough.
Only downside with the random sites people improvise as unintentional safehouses is their beds do not provide the well rested perk. Sleeping in them doesn't heal you/fix limb damage or earn you the 10% xp bonus
Sadly I don’t think I’ve ever used any house other than the sink or lucky 38 if I’m skipping that DLC, the lack of customizations make every “house” just feel like any other building.
Most of them can if you glitch Veronica's dialogue. Boone and ED-E never get to go, and sometimes it still makes you dismiss one other companion, but I've had 4 or 5 companions come with me to all the DLCs, except Lonesome Road. (On XBox, of course. On PC, you can use mods to bring 8-10 companions with you to any DLC area.)
I say Caesars is Top Tier because you also get respawning stealth boys from the legionnaire even if you are an enemy after getting the bunk house you simply put a legion armor on and still get stealth boys easily. I’ve done this personally and a great strat in the game I believe
Anyone else use the mod that gives a sweet player house just north of Goodsprings gas station? It had a short quest (collect a key and dynamite) and the place is a bunker with spots that auto sort and decorate your items. Such a handy spot!
The Follower's safehouse also has the All-purpose Science Suit, with has 13DT and weighs only 2. One day though I had a Legion hit squad just bust inside and attacked, which honestly freaked me out a little, so that place is ruined for me.
I always use the empty shack next to the boomers, right next to the guy who tries to sell you the boomer map. It's got its own fast travel and has room to decorate.
My pet peeve with most of the player houses(except maybe Sink and Novac one) is that they feel like the one thing Obsidian refused to make convenient and simplified for players. What I mean is that it feels like sometimes the game is way simpler than it could be, like how DM was made simpler in some aspects(especially if you aren't using hardcore mode) or how some stuff(DLC mostly) gives you so much useful loot or how easy it is to extract lead from either bullets or book shute. But they couldn't even give us more than 2 convenient player housing 😅. Like I even forgoe that Novac is semi decent place because of how forgettable the layout of location is so I just used goodsprings map marker. It spawns you near Chet's shop and near it you have two crafting tables for bullets and other stuff and you have two containers that never reset their loot so you can use it to contain stuff, literally all I needed was campfire nearby and I'd be perfect home cuz sleep takes so long to get eaten in NV 😂
Unironically my favorite “player home” if you can call it that is the trashcan outside of the Gun Runners kiosk. It’s a pretty convenient location with the Crimson Caravan also being nearby.

I remember when I got the Dead Money DLC and went to my trusty base location in a new playthrough, I blacked out and the DLC started and I had no idea what was happening bc I never set the quest as active lol I was actually pretty upset until I finished the DLC and realized I could still use it as my main base lol
I thought so too, until I realized. Fully-coded vending machine, all the Cloud residue I can get, but no hot plate or campfire to cook up anything. Kind of a letdown.

An unofficial one, which I always use: Wolfhorn Ranch, which used to be Ulysses's. You can safely store your items inside (I always use the stove), it has loot outside, some crops with tobacco and other stuff and water if you run hardcore.
I used to make that as my safe house. Pretty good spot with lots of food and storage areas.
I only stopped when I realized Ceasar's Assassins have a nearby spawn area there. Got spawn camped multiple times.

My unofficial one was the goodsprings gas station. That crate there. Its terrible and has no benefits but I just got used to it. That was my first play-through though and I use others now.

And that on console/unpatched versions of the game some containers (I believe the chests adjacent to the workbenches) aren’t safe to store items in - or so it’s been reported
@@Knight-SgtReyesIt’s not the actual loading screens that matter. I play on console and all loading screens are nearly instant. It’s a hassle walking from outside the strip into the lucky 38 and up to the penthouse compared to fast traveling to Novak, or teleporting to the Sink.

Surprised no one has talked about the abandoned shack right next to the memorial in good springs, its early game, has a fast travel, reloading bench & a bed with good amount of storages to organize. I use it pretty much all game, looks nice if you clean it out & set up some weapons or armor!

Honestly i just use the dumpsters next to Chet in goodsprings, its right next to a fast travel point, doesn't delete your items, outside so you can instantly fast travel away, and i personally only need 2 inventories for sorting. (One for important items, and 1 for junk to be sold, the dumpsters have tabs so you don't need to sort by weapon/apparel/aid/misc)
I also normally have the perk to fast travel while over encumbered so i highly value proximity of my storage to the fast travel point.
I really love the abandoned BOS bunker after running Dead Money. Workbench, recoding bench, the cloud machine, but most importantly the Sierra Madre machine and the chips that flow in after finishing it
If you are skipping the Novac quest line for any reason you can rent the room from Jeannie Mae for 100 cap. 100 caps isn't a lot and she never asks for any extra payments.

Goodsprings gas station after you kill ringo for the exploit or just for the lulz with the powder gangers. It has plenty of space to store items, and it is really helpful until you get to the motel at Novac.
Plus, once you kill Ringo, you have a nice corpse to talk to and i feel like it really brings out the whole deranged mailman vibe.

The dumpsters by the Goodspring Express box never reset. I just store things in there. Work benches around the corner, bed in Easy Pete's house if you need it. No loading screens (other than the bed).

I think the Lone Wolf Radio located across from the Goodsprings Source is the most convenient safehouse in the game. It has a bed and some containers for storage and when you fast travel there you can walk straight inside. I only use it in the early game because I don't really like its appearance so I go for either the Novac room or the Lucky 38 room once I've reached those points.

Harper's shack is Numero uno for me. Work bench, reloading bench, campfire just outside and fast travel puts you right at the front door. Bonus points for respawning raider fodder and deathclaws just for fun.
If you have the Animal Friend perk, eventually 2-3 golden geckos will show up and periodically kill the raiders that show up there. Both the geckos and raiders respawn regularly, and the geckos usually win the fight. Once every 3-8 days, you can go down, pat the gecko friends on the head and clean up all the raiders' equipment to sell later.

While the coolest player house IMO is the Tops High Roller Suite the one I use most is the Novac hotel room.

I've had Cazadores spawn in The Followers Safehouse and deathclaws are known to enter the BOS safehouse.

This is just me but I think that the sink is the best one here. It has very many amenities including but not limited to, a vendor, a place to fill water bottles and drink, a place to heal yourself, a place to grow plants, all 3 kinds of crafting benches, and some shelves to display trophies such as weapons, items, and other nice things.
Comes complete with its own set of companions too.
The Sink is the GOAT, but it almost feels too posh for FNV, so I don’t usually wind up using it. I feel like I'm cheating when I make it my home base.
I usually go for Novac. It’s accessible almost immediately, has most of the amenities I want (healing, storage, vendor, workbench) and is the most centrally located housing, which is nice for no-fast-travel runs.
I agree sbout the sink feeling too posh. once the dlc is done, i get my stuff and it's back to novac, return rarely for parts- drowning boomer Jack in scrap metal is too easy using the sinks various appliances.

Novac is definitely my favorite for that low profile cleaner type of playthrough. It seems to be fairly equidistant to all different sections of the map which is nice if i’m trying not to fast travel as much. It has the reloading and workbench in the garage outside which has just always been a nice little detail for me. Its the most personal player home/safe house for me.
It's also the only one I'm aware of with an actual safe in it for keeping all your most valued item. I like the touch of a safehouse with an actual safe.

You left out a couple vendors near the Wrangler room. Julie at the Fort will sell a limited amount of meds and magazines once your rep is high enough, and Mick and Ralph's is right around the corner. And there's plenty of places to gamble nearby.
Novac has easy access to No-Bark for unlimited Caravan.
I usually use the Wrangler if I'm roleplaying a Follower, or the Novac room otherwise, until I get the Sink sorted out. You really should have made an S-tier just for it, it's in a class by itself.
Lucky 38 is my usual go to mainly because I like a place to keep all the compainions, it also has plenty of storage.
The Sink is my second favorite because of it's utilities.
Also the Novac House you actually don't need rep, you can get it it for like 100 caps from either Jeanie or Cliff (if Jeanie is killed by Boone in his starter quest)
Y'all sleeping on the coyote mine house, that pad although has the occasional feral ghoul infestation, it has a spacious two floors, an old timey radio just at the entrance, bunk beds, lot of storage and complete with a fully decked out kitchen.
The Sink is the comfiest home I’ve ever had in a video game. Big fan of being able to just teleport to it and instantly unload hauls with the Transportalponder.

There's a location called Harper's Shack that I used as a personal safehouse during one playthrough. Normally you run the risk of deathclaws since it's quite close to Dead Wind Cavern and Primm Pass. But when I used it as housing, I guess I just lucked out with deathclaw spawns and they never bothered me lol
If you don't mind what neighbors you have, I'd say it can definitely work as player housing. Has a campfire outside, a workbench and reloading bench indoors, a bed, and a lot of storage containers.
Nothing beats Goodsprings as a "house". You have the dumpsters to store stuff. You have Doc up the hill. Chet for selling stuff. The work benches around the corner. Hard to top imo.

As a hoarder, I LOVE the Mohave Express boxes, especially at low levels. That affects my favourite home. If you're by a box you can ship things home easily.
* Best Starting Home: Goodsprings. Seriously. I store all my things in the two dumpsters right beside the Express box. Fast travel there, no loading screens. Two work benches right around the corner. Usable bed in Easy Pete's house. Fast, convenient, and again, I LOVE that Express Box (and no loading screens).
* Best Late Solo House: The Sink. Except that your companions unfollow, which is annoying. (I admit that I sometimes use a mod that allows companions to come with me, which reduces annoyance.)

Auto doc isnt automatic for old world blues. You have to find his personality chip in Y 17.

I've always just kept my stuff in goodsprings. Technically not a player home, but ammo and work benches, store my stuff in the Sunset Sas. boxes near the benches. Trade with Chet, Fast travel to GS source for campfire, and you can drink from the hose like a good 80's kid.
Novac is usually my budget "The sink HQ". You don't need to be accepted or liked by Novak. You can just straight up go there and just buy it for 100 caps and it does have a reloading and workbench across in the gas station. Plus there's the merchants in the dinosaur and caravans come through the town allowing you to trade with them occasionally which is nice and kind of cool for role-play value. There's old lady Gibson for crafting materials and the doctor if you need extra chems meds etc and she's usually in the town with her two mercenaries following her around. And on top of being nearby, two companions Boone and Veronica granted Veronica's a little further down. But she's also near useful vendors for ammo and other supplies so I never mind. Lastly, it's an NCR territory so you can use it to resupply from the radio. The only problem that I find with the Novak has is there's no immediate campfire but there is one one behind Lady Gibson's house in AKA Elijah shack so only a little bit off but I love Novac house. Its got that Wild West feel and livelihood to it. Plus it's in the middle of the map convenient for all journeys and DLCs I like to think.
The best safehouse comes from the Willow companion mod. It's the Deluxe Bungalow in Novac. Naturally, it has the minimal loading screens to get in and out, easy to access, has all the amenities like sinks for water, workbench and reloading bench, and categorised lockers for all the gear you pick up in the wasteland.
However, the best part of the safehouse is the warmth. (Emotional, not thermal) Whenever the Courier goes to Zion, Big MT, the Sierra Madre or the Divide, it was always reassuring that Willow was there waiting for the Courier to return. She made the difference between a safehouse and a home.
Willow is the best companion mod I've seen yet. Next best might be Molerat, but I just installed that one recently and haven't got to far with it.
Willow has the bungalow (automatic item sorting!) multistage companion quest, adds at least 6 other characters to the game, voice acting is all good, .. top-quality mod all around.

I turned Vault 19 into my home since it has a working vault door that and be opened and closed.
I used console commands to delete most of the powder gangers in the vault and clean it up to use it for myself.
The ones I left I gave them different armor and weapons and made them look like brotherhood of steel and used more console commands to spawn in shelves and storage boxes and all kinds of other objects to really make it look cool. I deleted all the objects in one of the bedrooms and turned it into a armory and so on. Looking sick af. On the surface the square fenced in area around the tiny building with the cover that leads you down to the vault door I covered with guards and turrets and a vertibird.
Goodsprings alley between the general store and saloon. Both benches, 4 crates, No loading screens and an abandoned trailer with a mattress
Harper's Shack has all the workbenches plus all the porch deathclaws you can handle
The sink just has so much utility with a single trigger press. Awesome home base
Fun fact: if you do the Brahmin killer unmarked quest or Ranger Andy’s unmarked quest you can get the Novac house for free, because Jeannie May (or Cliff Brisco if Jeannie is dead) will give you the house for free if you’re accepted by Novac
My favorite is actually goodsprings. You can empty, drag, re-organize, and re-use the Sunset Sarsaparilla crates scattered throughout the town. There is a mailbox and Trudy, Chet, Doc Mitchell can all serve as vendors, as well as the all-important crafting and reloading benches nearby
That's usually what I use for the first bit of the game.
I heard something about the crates eventually spawning back to the original spot, but I don’t know if there’s anything to that.
The only disadvantage to the sink is that you have to dismiss your companions every time you want to use the teleporter.
Eldorado Gas station. Gets lots of traffic from merchants, has beds to pass time and get rested, campfire for cooking and plenty of storage inside. Favorite unofficial house for sure

Place is ideal for Hardcore mode, which I always play on. Doesn't have a water source, but that isn't an issue for me, as I always have purified water on me. Even if I ran out, I could just fast travel to Goodsprings source. There's also deathclaws nearby, but they ve never been a problem for me, since they don't ever detect me.
For hardcore and crafting, Harper's is perfect. For water, I store a couple glass pitchers and some surgical tubing in one of the outside boxes, and then I can mass purify all the dirty water I've collected at the campfire.
I highly recommend the Animal Friend perk if you stay there too: golden gecko friends will show up and kill all the raiders down the hill.

I always use the sink, but until it's unlocked I use the house across from the prospector saloon. The workbench and reloader in the alley are really useful.
Another honorable mention is Raul's Shack: bed, workbench, several containers, working radio, and if Raul is there, skill-100 repairs.
There is a campfire at the nearby Fields Shack, and you can collect some free weapons and armor from the Legion assassins down the hill along the way.
I always move in with Doc Mitchel, he ocasionily snacks some food items, but is nice to visit him every time i store something in my Stash

Small caveat- the High-Roller Suite and the Presidental Suite are two different player houses you can get at the Tops.
The one you covered is the Presidential Suite. The High-Roller Suite is a gambling reward and is located on the 13th floor.
Harper's shack is the best. It's got a workbench and a reloading bench, a campfire right outside, a bed, and plenty of containers to let you organize, plus it's own map marker, and it's easy to get to early on. Only issue are occasional deathclaws that stray from the nearby cave, and the blind deathclaw out back. It's easy enough to avoid aggroing them tho so it's not too bad

There is a helpful mod call mojave experess expanded or something, that adds mailboxes to more locations that might make a place a more convenient home

My player house before the sink, was the sunset sarsparilla crates between chets and the bar. You have a couple crafting spots right there. Not a house, but a place to stash

And yes I did talked in earlier livestream how the fridges in Follower's Safehouse kept respawning with new food/drinks not just every few days, it's every time they are opened (the follower's doctor Laura keeps stocking the fridge after all). Ofc they are not considered safe containers, anything you put there will be lost forever- nice way to throw away trash items as alternative. It's probably the best safehouse for hardcore mode since the item spawns are unlimited. ^

Hey, I suggested this one!... Personally, I always go for the Novac house. Aside from being the fastest to load I also love how cozy it feels. Plus it doesn't have that creepy Lucky 38 music.
The only ones I ever used as Safe Houses were the Novac motel (best because it’s directly in center of the Mojave) & the Lucky 38 because canonically your items would probably be super safe up on the top of this impenetrable tower.
I honestly loved decorating the places with items spread across & items specifically stored in certain cabinets :3

All the various faction safe houses have a "care taker" that can give and/or sell but have very limited stock. The lucky 38 you can use the terminal on the wall when you first enter the president suite to add storage, workbenches, and so on. Doesn't change much, but I noticed it wasn't mentioned and anyone coming here for info would prolly like to know. Great vid and I think your tier list is on point this go round.

One thing Fallout 3 did that I loved was allow you to give your rooms a theme. Vault themed, pre war themed, raider themed etc. stuff like that made me wanting to go back to my player home and role play.
The sink hands down the best player home/hub. You can't beat a store in the living room most of the electronics have memorable lines and personalities. Also looks the most like a future tech living space should be. Bonus points for being able to look at my missing parts on display. IMO the location starts out cold just a player home, the more you invest in upgrading the appliances it feels like a family home or I'm just in need of actual human interaction nah i stand on my nuclear powered toaster wanting to burn down the world 😂😂😆
Small correction, the last one you showed is The Tops' Presidential Suite. The High Roller Suite is gained from winning all you can from The Tops' casino games. It is pretty much the same as the Bon Vivant Suite in the Ultra Luxe.
Call me crazy but I typically use victors shack in goodsprings until I get the Novac room lol it’s always my hometown in my backstory. It has plenty of early storage. The cool bunker by the Yangtze memorial can be fun also.
I’ve always hated the Lucky 38 home. It’s so cold and dark and unwelcoming. I wish it was as nice as the Sink.
The Sink is the ultimate tier of house, biggest reason on top of what you've mentioned for why: if you pass some speech/barter checks at the beginning of the DLC you can get the commissary on the central intelligence unit to have ABSURD AMOUNTS OF CAPS, like, between the cap amount and the ability to get there while overencumbered, you NEED to do Old World Blues before Dead Money so you got some way of converting the 1,200lbs of gold bars in your backpack into legal tender - few other vendors have that kinda cash and none let you get there without the Long Haul perk.

Am I the only sicko who uses the Mesquite Mountains Campsite? I just think it‘s neat, as well as it’s mostly secluded, aside from the odd Radscorpion attack, it’s got a campfire, close by to harvestable plants, pretty equidistant from all the useful places in the Southwestern part of the map (Mojave Outpost, Goodsprings, Canyon Wreckage (if I feel up for a change of scenery or a chat with Ulysses)) and it has a designated footlocker, which helps top the place off as a real good home for those looking for something with a very survivalist feel
If you have the Rad Child and Atomic! perks, that place is amazing.
Eh, it’s alright, but I prefer an actual shack or home that has a loading screen, because it makes it feel like you’re “exposed” in the wasteland if that makes sense
Got set up at Wolfhorn Ranch. Really good spot imo for hardcore.
No player-home can hold a candle to the “Underground Hideout”-mod. The depth to that mod is so massive, it completely revolutionizes the way you play the game. Tons of display-capability, huge sections for all kinds of items. A huge armory with display-shelves for all types of ammo and weapons, kitchen with display-capability for all kinds of food and drinks, a garden-area letting you plant whatever you want, a medicine-area with display-shelves for all medicine etc etc. I have played with this mod for a decade, and the game feels lack luster without it. It’s hand down my favorite Fallout-mod on the Nexus. Tucked away a stone-throw away from the Great Khan Armorer. I like to go grab Chance’s Knife after Goodsprings, and after that I keep moving towards the hideout. It also has a teleportation-area with a teleportation-gun, which you pick up. You can teleport to base from wherever you are in the world, so unloading a full bag of items is super fast and easy.
My very first play through I didn’t really know how the game worked, but I set up shop in one of the metal campers/trailers in good springs, and dragged the Sunset Sarsaparilla crates inside of it to use as storage and absolutely loved it for a while, dropped a bunch of weapons around, had em leaning on crates and whatever I could drag into it, and then found out things reset and things started disappearing… but for a while it was great because the only loading screen was the fast travel there 😂
I always use Victor’s Shack in Goodsprings. It’s got clean water, storage, a bed, a nifty little radio right next to the bed tuned to Mojave Music Radio, some weapon repair kits, and it’s in Goodsprings! The most peaceful place in the whole game
Advice for people trying to get the Legion Safehouse. Stealth killing NCR troopers is much better than pickpocketing them. PPing is difficult even at 100 sneak, and even if you succeed you get bad karma but no reputation loss. Killing the soldiers doesn't affect your karma, doesn't affect your reputation if you're in stealth and gives you some resources like ammo and cash. It's a weird kwirk of the game that stealing is always bad, but killing is only sometimes bad. Just go to Camp Golf or McCarran and kill regular soldiers. And take care not to kill any named NPC, you never know when you can need those.

the Vertibird Player Home mod is amazing. it has a workbench, a reloading bench, a fourth wall break Wild Wasteland dialogue, a repair NPC, storage out the wazoo, a cool map thing like in the Hidden Valley bunker, a hot plate, a fridge that generates 5 Purified Water every so often, a bed, fast travel to even slightly major locations, it’s summonable *anywhere*, there’s a manual piloting option with 6 (I believe) weapons, and you can call it in to drop missiles or mini nukes (which you can already do manually).
it’s obviously not balanced if you use the latter two, but 1. you need to do a tedious fetch quest 2. you have to give it ammo yourself (btw you can use some cheese with the ammo box to convert ammo variants to their normal version) 3. it can be shot down
nah best house is the hub in old world blues. You can teleport there anytime you want, 2 loading screens but they have all the work benches, a whole set of characters that give bonuses, respawning crops which can be turned into green for stems.
Does no one simply stack the crates outside of Chet’s General Store in Goodsprings neatly in a row directly next to the Workbench & Ammo Bench; which is also directly in front of you when you fast travel to Goodsprings? No loading screens, Mojave Express box right there, a bed in the trailer 20 yds north, and a vendor right there in Chet that has a high cap total into the late game. It’s not until the Sink that I don’t always use that setup every playthrough.
Motel was the most convenient so I always used that the most tbh
Only downside with the random sites people improvise as unintentional safehouses is their beds do not provide the well rested perk. Sleeping in them doesn't heal you/fix limb damage or earn you the 10% xp bonus
Sadly I don’t think I’ve ever used any house other than the sink or lucky 38 if I’m skipping that DLC, the lack of customizations make every “house” just feel like any other building.
Only problem with Old World Blues one is that followers can’t come with you; which can be annoying.
Most of them can if you glitch Veronica's dialogue. Boone and ED-E never get to go, and sometimes it still makes you dismiss one other companion, but I've had 4 or 5 companions come with me to all the DLCs, except Lonesome Road.
(On XBox, of course. On PC, you can use mods to bring 8-10 companions with you to any DLC area.)
I’ve played New Vegas numerous times and I didn’t know until watching this video that there were mailboxes.
I always use Primms old sheriff's house until I unlock either followers Bunker or lucky 38 just for ease of companions being in one place

I say Caesars is Top Tier because you also get respawning stealth boys from the legionnaire even if you are an enemy after getting the bunk house you simply put a legion armor on and still get stealth boys easily. I’ve done this personally and a great strat in the game I believe
Anyone else use the mod that gives a sweet player house just north of Goodsprings gas station? It had a short quest (collect a key and dynamite) and the place is a bunker with spots that auto sort and decorate your items. Such a handy spot!
That came with the Interior Lighting Overhaul mod, but it would bug out and crash my game, so I had to abandon it.
The Follower's safehouse also has the All-purpose Science Suit, with has 13DT and weighs only 2. One day though I had a Legion hit squad just bust inside and attacked, which honestly freaked me out a little, so that place is ruined for me.
I can understand that, and that would be pretty scary.
Yeah, as soon as you step outside, you need to fast travel away. The assassins show up just down the hill.
When the safehouse turns out to not be safe in the slightest.
I always use the empty shack next to the boomers, right next to the guy who tries to sell you the boomer map. It's got its own fast travel and has room to decorate.
That is an interesting place to have a home too.
Campfire right outside and Dr. Usanagi and GunRunners are close by.
Novac motel room is most cozy. I put my storage there and then use the Sink teleport for all its various uses.
I use the snipers nest outside Cottonwood cove, in my lore mny character uses it to kill legionnaires
My pet peeve with most of the player houses(except maybe Sink and Novac one) is that they feel like the one thing Obsidian refused to make convenient and simplified for players. What I mean is that it feels like sometimes the game is way simpler than it could be, like how DM was made simpler in some aspects(especially if you aren't using hardcore mode) or how some stuff(DLC mostly) gives you so much useful loot or how easy it is to extract lead from either bullets or book shute. But they couldn't even give us more than 2 convenient player housing 😅.
Like I even forgoe that Novac is semi decent place because of how forgettable the layout of location is so I just used goodsprings map marker. It spawns you near Chet's shop and near it you have two crafting tables for bullets and other stuff and you have two containers that never reset their loot so you can use it to contain stuff, literally all I needed was campfire nearby and I'd be perfect home cuz sleep takes so long to get eaten in NV 😂
Novac was definitely top tier!!! 😂🔥🔥 my dedicated safehouse every play-through.
There's a hollow rock right when you fast travel to hidden valley.
Unironically my favorite “player home” if you can call it that is the trashcan outside of the Gun Runners kiosk. It’s a pretty convenient location with the Crimson Caravan also being nearby.
Doing my first full run of NV and I've just been using the novac house. When I first got the game, I was actually unaware you could have a house
