I have a house that is about 1,500 feet from a highway, and its no where near as loud as this, and i kinda hate the little bit of road noise i can hear. I wouldnt by that house if it only cost $400,000k. After actually watching it, maybe i would spend 400k. lol

Hi, my husband and I toured this lovely house last year. He fell in love with it! The craftsmanship and attention to detail were very impressive. Unfortunately, I hate that narrow road leading up to the house, and I couldn't get over that darn traffic noise, it's really loud. Unfortunately, the builder didn't think things through and chose a really bad lot to build such an amazing home. When you're spending that kind of money, people want peace and quiet from a long day. Most people also enjoy entertaining outdoors, but we love the home! It's really unfortunate.
At this price point the noise is definitely an issue and a deal breaker. No one who can afford a 4.5 million dollar property would tolerate the noise. I would use the noise as a negotiating tactic and using a buyer's agent, make an appropriate offer.
In my very humble opinion I think the house lacks an identity. Is it traditional? Modern? Farmhouse? It’s almost like it’s huge just for the sake of being huge. There’s really nothing special about it. I guess it would have been an extra expense but I think wood floors, beautiful wood cabinets and solid wood doors in a rich tone would add an elegant touch. The floor plan is a bit choppy and freeway noise probably doesn’t help. I do like the solarium and could picture myself sitting in a big comfy chair watching the traffic go by. It’s a nice house and 100% out of my price range but even if I had 4+ million to spend it wouldn’t be on this house. Thanks for the tour, that was fun.
My home is 6k square feet custom build and is to big for me. If I were buying a home of 10k sq/ft it sure would have more character and luster. It would be somewhere peaceful and serene. I am wondering if the builder was originally planning on living there, then realized the noise from the interstate?

I agree %100. It's disjointed and not open -- "choppy" as you said. But more than that, it reeks somebody moved from a trailer home after hitting the lottery and putting everything they ever wanted on a plot of land. The double countertops in the kitchen was the worst! Even the bathrooms seem weird like the builder/owner thought they were building a hotel spa or something. The only nice features of this home are the garages, the outdoor terrace, and the balconies. And I honestly found the highway noise soothing. Everything else was just cringe to me.
The freeway noise wouldn't bother me. I find it relaxing. I'm from L.A. I lived near LAX, and airplanes flew low over my house all day! I would say stage a few rooms. It looks nonfunctional. Staging might help to create usage and balance in the home. If you don't have a lot of friends, family or parties, the size of the home could be a bit much. The brick is good--low maintenance. The price indicates that you need a buyer with a considerable amount of swag to purchase this home. It's a great house!
I lived in LA too for 20 years and owned three homes and with each home I told my real estate agent if they showed me a home near the freeway or near the airport they would be fired.
Yes great idea to stage the home I can’t imagine how they were situate the furniture. These rooms are overly large and it just seems like a waste of space it would cost a lot to just furnish it and make it look livable.
The contractor should install 2-3 rows of Leland Cypress trees in a zig/zag pattern all along the property perimeter that abuts the roadway then a solid fence such as a stockade or, preferably for that home, a Trex horizontal. We live on a busy road and the trees and fence pretty much take care of the noise.

I think they need to attempt to stage the house and that might help it sell. It’s a lot of wasted space IMO. They could have put an indoor pool in the basement. The street noise is definitely a factor. Where is it located? What size is the lot? School district? What are the comps?
That price point, there's a lot wrong. Ignoring the road noise, contractor grade baseboards, quarter round all over the baseboards, that's cheap building, one of the showers had tacky floor tiles on the wall, thresholds are all wrong, the media room is tacky! With everything wrong in this house,,maybe get just under a million. 4.5 mill should not have those tacky notes everywhere, there's a LOT more but called out enough issues .
We got homes near the highway here in Connecticut and the state built a 25 foot sound reducing retainer wall along the highway. It reduces the noise to half of what you are hearing but does not eliminate it.
The noise didnt bother me that much(if the price was right), but the mixed color bricks did. This home is absolutely beautiful and if all I had to do is paint that brick, I'd move right in!

The builders should have planted some privacy trees and a water feature to block out the traffic view and noise that would help sell the house. The laundry rooms are extremely small! They should have laid out the laundry rooms with all that space! What city and state is this house located in?
Master shower should have the fixtures closer to the entrance door... so you can turn it on then step in the shower and not have to walk all the way in to turn it on. The main floor doesn't have a powder room for guest to use... they will have to walk through the guest room to use the bathroom. The master bedroom can use it's own laundry room in that second closet or space enclosed in that large bath suite.
I am amazed that this type of house would be built , by a builder, without having a buyer . I feel like most people at this size want EVERYTHING to their specific details...and really dont make concessions. That being said, I always wonder even for those buyers that build these new how good the resale will be for those very reasons. Which brings me to the idea that the house WILL sell , but it will have to be at a price where people will make the concessions for where it is and the fact that it was not built to their custom liking.
Yeah, there are a lot of builders who will build $25M - $200M homes in LA on spec, but those "trophy" properties are usually purchased by foreigners hiding their assets from their home governments and they have no intention of actually living in them. Such a person would never invest in a cheap, ugly house like the one in this video. This house is meant to be lived in, so I agree with your assessment - such a person is going to want their home designed to their specifications. This house is what we call a "hot mess" on multiple levels, and will likely be a loser for the builder.
I live next to an interstate.the key to reducing noise is to not clear much of the trees. looks like they thinned out that treeline too much. Where I live we have houses and fences along the highway. but we also have a lot of trees and bushes also.
There are too many cons for the price of this house, mainly location, no security gate, back yard patio with kitchen, no pool, terrible floor plan, no backyard, no separate in-law suite.
I absolutely love the house!!!! I think the mortgage interest rate increase may be Impeding an offer. The builder could offer a rate buy down. The traffic noise is loud however the house has the convenience of being near a major highway. The fact that the house does not have a pool and spa is a deal breaker for me. Lastly fencing or a retaining wall is needed on the side of the house where there is traffic. Someone could roll down the hill

Freeway traffic doesn't bother me I grew up with a retaiment wall separating our backyard from a busy freeway. I freaking LOVE THIS HOUSE! We have 4 adults 1 who is wheelchair bound, 3 adult children, and 4 minor children, 2 of which are teenagers that like to throw high school parties that's 11 people in all who would be living in the home! The house is Fine from a architectural standpoint & it's one of the largest homes I've ever seen. However, this house is probably going to be seen as too large by most potential buyers. Also I would suggest staging some parts of the house: the living, dining room & the primary bedroom; because this large empty room feels cold. Lacks the warm feeling of a home. Lastly, not only can you hear the highway, you can see the highway. It's both a eye sore & a ear sore. Absolutely no Peace & Tranquility. It doesn't scream "Move In!" Not Welcoming at all. Because of the sheer size & volume of this Estate, I don't see this Estate ever being utilized as a Private Home. I see this Estate as a Upscale Rehabilitation Center. Or a Embassy for Foreign Dignitaries. Perhaps a Campaign Headquarters or even a Lavish Set for a movie or TV series; similar to those Reality TV Shows that are so popular these days. Also, could serve as a Recording Studio. You follow my drift. If it was marketed along those lines, it would get more traffic & interest. TRUST!
Many dignitaries and rich folk enjoy the highway noise. Check Georgetown, Crystal City, Chicago downtown, Miami, etc. But I agree that the interior is unwelcoming and gives off "this isn't home" vibes. It's not giving off "luxury vibes" either. It's a mess.

I love this home, here is what I see: (1). Traffic, normally would not bother me, but having a multi-million dollar home, next to a (MAJOR-HIGHWAY), and the 18-wheeler, brings loud road noise, (2). In one of the CLOSETS had (WIRED) shelving. I could not believe that, skimping on a visual article, which just comes across as "cheap." However, I absolutely love, love this home and I would never say anything. Since, you asked, I gave two (2) things. I saw which caught my attention. Great job. Thanks.
I live in a modest, one-family home. I have a small family. I can't imagine keeping that house clean and furnishing it. It could work if several members of a family lived in different parts of it. I think the "meditation room" is more like a prayer closet.
Anyone buying this house would hire people to do the cleaning, cooking, gardening, etc...In fact, I would hire a butler just to manage the property. Of course, this house is ugly and cheaply finished, so the butler could also manage the extensive design work that needs to be done as well.
@@pthesmith This particular home is a useless white elephant, but 10K sq. ft is not a lot of space if one entertains and/or runs a home business. One needs a proper primary bedroom, a VIP suite, three guest suites and at least a couple of offices. One also needs suites for the help, if they are to live in the house. One also requires studio space, a spa/boutique, a library and a music room. The kitchen should be for show and minor cooking, and the real cooking is done in the second, chef's kitchen. Of course, one needs a lot of storage, a wrapping room and large closets. Come to think of it, 10K if space would be a bit tight.

You definitely got your steps in with this home. haha I could hear the noise from the moment your video began. If a potential buyer is looking for ease of access to the highway, any local attractions, and easy guest access, then they might be willing to overlook the outdoor noise because it's not noticeable once inside. If into outdoor entertaining, then probably a dealbreaker. The home would be perfect for multi-generational living because the first floor bedroom/ensuite and easy accessibility to the rest of the home via the elevator. Even though small, I appreciate that the builder thought to include a washer and dryer for the basement workout area, sauna room and steam shower. The only areas that seem like an afterthought are the media room (rack) and the size of the primary laundry room. Space could have been taken away from the primary bathroom to relocate or make the laundry room larger. Overall, a beautiful home. ✌💙
The washer and dryer for the basement is most likely for towels and other basement kitchen laundry items for convenience. I don't think it's for regular laundry.

Beautiful. I'm the type of person that would add historical moldings because I like that look and I think it goes well with the medallions and the chandeliers. I think the builders do need to fence the area that's included with the property (Most new builds have a fenced yard) and have a very thick wall to dampen in the freeway noise. I think some appropriate trees to block the sight of the freeway would be a good idea. I like this house. I'm not sure if it's in a residential neighborhood or what else is in the neighborhood.

The house is beautiful. Surprised about the laundry room. Sound proof the windows would help and a great sales pitch since it’s next to the highway. Probably needs to stage the first floor and master and backyard to entice the vision to potential buyers.
My first impression is that this is a commercial space. Someone should be looking to buy this place and turn it into an inn. It’s way too large for a real family. People with this much money are not cooking in the kitchen they’re ordering in from the most expensive restaurants in town. Given the exterior noise, this place makes sense as a commercial inn.
It's too pricey and hearing constant traffic in background is a turnoff, especially when you are trying to sleep at night. It's too big, too many square feet, cleaning up a big house with many floors and room is going to be a headache.
This gigantic house is interior decorator’s nightmare. Imagine the price tag to fully furnish it. Plus, completing the sauna downstairs. But I would definitely consider it if I hit the lottery.
That room that faces 495 could be a formal dining or a flex room (Office, TV room, entertainment room etc.). the meditation room is nice but I would think a meditation room would have some view of nature, water,. I would use that room as a closet for winter wear or a closet for seasonal decorations.
For me and my family it would be the traffic and size, but with a few investment partners it would be a great entertainment mansion for weddings, large parties and business excursions.

Im thinking from a design esthetics the red brick no bueno. It could be stained a dark brown, The freeway noise a big fence then install a large water feature in the back yard will ballance out the noise. What a house. The pricing is reasonable. Think of the utilities bills. It is an awesome home.

House is on an elevation above the freeway. I doubt if a Sound wall can be built to block the noise. A large Grove of TALL evergreen trees might do a better job.
That is a beautiful home and as you were doing the walk through I was picturing myself living there, but like you pointed out that noise would get on your nerves. I wish them well in selling this property, but they might have to do a drastic price drop to sell it.
Nice house. Retaining wall for traffic. Should have put the laundry room, on second floor, hide entertainment center behind the wall or create a closet, and staging a must. Sum it up, give a buyer more for less price!
This is a nice home but at this price point most are looking for the lifestyle it would bring. Not only is the traffic noise an issue for most because you would be entertaining guest inside and outside the property or running a business out of it but there is not enough work on the small details on the walls and lighting and some of the lay out is awkward. But it does have enormous potential.
The price is fantastic! For such a big house. I leave off a road in my backyard is hill that has traffic all day and some nights. I have a big backyard and deck. I don’t sit out there and enjoy my backyard because of the traffic noise. This new place traffic is horrible
I loved it. Lower the price put in a pool and deck cover, add a 10 ft white fence down the highway side, and it would sell. I'm looking in the 500,000 range. Have a few more years and i'd it.
This home is amazing! All the bells and whistles. I don't care for the narrow upstairs hallways or the noisy traffic. Unfortunate, but someone will purchase it.
It's a gorgeous home how ever when you get to the multi million dollar homes the percentage of people who can afford that are few and far in-between plus the buyers who are willing to spend 4.495.000 dollars for a home there most likely going to have it custom built and not next to a highway.
I love the choice of tub rightous on meditation room...those master clisets are awesome...i could live in that master bath l I lololol thats a poker room lol
The master bedroom space was large but the square footage could also benefit in other areas in this room for storage. The closet for a lady could have included a space for long gowns and a special space for winter/fall coats that require special temperatures. Not to mention the closet for men could have been larger as a gentleman has many suits, outer wear coats, shoes, boots, hats etc. I also noticed how narrow the halls are, not enough space for a person with disabilities. I would have to review this again to see if there is a bedroom for a part-time or full time personal care assistant should one be required to assist a a family. A home this size could have included a walk in linen closet. Butler's kitchen could have included a linen room for table clothes, napkins, ironing board and iron. For frequent entertaining some areas were not well though out. Maybe I missed a few things. Thanks for sharing.

Master shower should have the fixtures closer to the entrance door... so you can turn it on then step in the shower and not have to walk all the way in to turn it on.
The main floor doesn't have a powder room for guest to use... they will have to walk through the guest room to use the bathroom.
The master bedroom can use it's own laundry room in that second closet or space enclosed in that large bath suite.
He might have missed it!

I am amazed that this type of house would be built , by a builder, without having a buyer . I feel like most people at this size want EVERYTHING to their specific details...and really dont make concessions. That being said, I always wonder even for those buyers that build these new how good the resale will be for those very reasons.
Which brings me to the idea that the house WILL sell , but it will have to be at a price where people will make the concessions for where it is and the fact that it was not built to their custom liking.
Yeah, there are a lot of builders who will build $25M - $200M homes in LA on spec, but those "trophy" properties are usually purchased by foreigners hiding their assets from their home governments and they have no intention of actually living in them. Such a person would never invest in a cheap, ugly house like the one in this video. This house is meant to be lived in, so I agree with your assessment - such a person is going to want their home designed to their specifications. This house is what we call a "hot mess" on multiple levels, and will likely be a loser for the builder.
I live next to an interstate.the key to reducing noise is to not clear much of the trees. looks like they thinned out that treeline too much. Where I live we have houses and fences along the highway. but we also have a lot of trees and bushes also.
There are too many cons for the price of this house, mainly location, no security gate, back yard patio with kitchen, no pool, terrible floor plan, no backyard, no separate in-law suite.
I absolutely love the house!!!! I think the mortgage interest rate increase may be Impeding an offer. The builder could offer a rate buy down. The traffic noise is loud however the house has the convenience of being near a major highway. The fact that the house does not have a pool and spa is a deal breaker for me. Lastly fencing or a retaining wall is needed on the side of the house where there is traffic. Someone could roll down the hill

Beautiful house but there's no way I'd spend that kind of money without getting everything that I want and the main thing that I would want would be silence when I step outside. When I'm entertaining friends and family at barbecues the only noise I want to hear is the sound of their laughter and camaraderie and the sounds of burgers and franks cooking on the grill.

Freeway traffic doesn't bother me I grew up with a retaiment wall separating our backyard from a busy freeway. I freaking LOVE THIS HOUSE! We have 4 adults 1 who is wheelchair bound, 3 adult children, and 4 minor children, 2 of which are teenagers that like to throw high school parties that's 11 people in all who would be living in the home! The house is Fine from a architectural standpoint & it's one of the largest homes I've ever seen. However, this house is probably going to be seen as too large by most potential buyers. Also I would suggest staging some parts of the house: the living, dining room & the primary bedroom; because this large empty room feels cold. Lacks the warm feeling of a home. Lastly, not only can you hear the highway, you can see the highway. It's both a eye sore & a ear sore. Absolutely no Peace & Tranquility. It doesn't scream "Move In!" Not Welcoming at all.
Because of the sheer size & volume of this Estate, I don't see this Estate ever being utilized as a Private Home. I see this Estate as a Upscale Rehabilitation Center. Or a Embassy for Foreign Dignitaries. Perhaps a Campaign Headquarters or even a Lavish Set for a movie or TV series; similar to those Reality TV Shows that are so popular these days.
Also, could serve as a Recording Studio. You follow my drift. If it was marketed along those lines, it would get more traffic & interest. TRUST!
Many dignitaries and rich folk enjoy the highway noise. Check Georgetown, Crystal City, Chicago downtown, Miami, etc. But I agree that the interior is unwelcoming and gives off "this isn't home" vibes. It's not giving off "luxury vibes" either. It's a mess.
Check for old cemetery
For a home this size, you would also expect to see a nice backyard. They probably omitted it because of the road noise.

Not secluded enough for 4.5. Need a pool. A deck, a putting green, pickle ball court. To many hallways and pillars.
I love this home, here is what I see:
(1). Traffic, normally would not bother me, but having a multi-million dollar home, next to a (MAJOR-HIGHWAY), and the 18-wheeler, brings loud road noise,
(2). In one of the CLOSETS had (WIRED) shelving. I could not believe that, skimping on a visual article, which just comes across as "cheap."
However, I absolutely love, love this home and I would never say anything. Since, you asked, I gave two (2) things. I saw which caught my attention.

I live in a modest, one-family home. I have a small family. I can't imagine keeping that house clean and furnishing it. It could work if several members of a family lived in different parts of it. I think the "meditation room" is more like a prayer closet.
Anyone buying this house would hire people to do the cleaning, cooking, gardening, etc...In fact, I would hire a butler just to manage the property. Of course, this house is ugly and cheaply finished, so the butler could also manage the extensive design work that needs to be done as well.

@@pthesmith This particular home is a useless white elephant, but 10K sq. ft is not a lot of space if one entertains and/or runs a home business. One needs a proper primary bedroom, a VIP suite, three guest suites and at least a couple of offices. One also needs suites for the help, if they are to live in the house. One also requires studio space, a spa/boutique, a library and a music room. The kitchen should be for show and minor cooking, and the real cooking is done in the second, chef's kitchen. Of course, one needs a lot of storage, a wrapping room and large closets. Come to think of it, 10K if space would be a bit tight.
You'd need a yearly salary of no less than $150,000 yr. To heat it would be expensive.

I could hear the noise from the moment your video began. If a potential buyer is looking for ease of access to the highway, any local attractions, and easy guest access, then they might be willing to overlook the outdoor noise because it's not noticeable once inside. If into outdoor entertaining, then probably a dealbreaker. The home would be perfect for multi-generational living because the first floor bedroom/ensuite and easy accessibility to the rest of the home via the elevator. Even though small, I appreciate that the builder thought to include a washer and dryer for the basement workout area, sauna room and steam shower. The only areas that seem like an afterthought are the media room (rack) and the size of the primary laundry room. Space could have been taken away from the primary bathroom to relocate or make the laundry room larger. Overall, a beautiful home. ✌💙
The washer and dryer for the basement is most likely for towels and other basement kitchen laundry items for convenience. I don't think it's for regular laundry.

Beautiful. I'm the type of person that would add historical moldings because I like that look and I think it goes well with the medallions and the chandeliers. I think the builders do need to fence the area that's included with the property (Most new builds have a fenced yard) and have a very thick wall to dampen in the freeway noise. I think some appropriate trees to block the sight of the freeway would be a good idea. I like this house. I'm not sure if it's in a residential neighborhood or what else is in the neighborhood.

The house is beautiful. Surprised about the laundry room. Sound proof the windows would help and a great sales pitch since it’s next to the highway. Probably needs to stage the first floor and master and backyard to entice the vision to potential buyers.
My first impression is that this is a commercial space. Someone should be looking to buy this place and turn it into an inn. It’s way too large for a real family. People with this much money are not cooking in the kitchen they’re ordering in from the most expensive restaurants in town. Given the exterior noise, this place makes sense as a commercial inn.
It would be nice for an association to hold fundraisers & holiday parties in.

It's too pricey and hearing constant traffic in background is a turnoff, especially when you are trying to sleep at night.
It's too big, too many square feet, cleaning up a big house with many floors and room is going to be a headache.

This gigantic house is interior decorator’s nightmare. Imagine the price tag to fully furnish it. Plus, completing the sauna downstairs. But I would definitely consider it if I hit the lottery.
It’s amazing BUT there is a lot of wasted space. There are rooms that serve no purpose. I have seen large homes but each room made sense.
That room that faces 495 could be a formal dining or a flex room (Office, TV room, entertainment room etc.). the meditation room is nice but I would think a meditation room would have some view of nature, water,. I would use that room as a closet for winter wear or a closet for seasonal decorations.
For me and my family it would be the traffic and size, but with a few investment partners it would be a great entertainment mansion for weddings, large parties and business excursions.
They really need to put up the wall to block the beltway. Also, the windows and/or insulation are inadequate given the location (next to the beltway).

Im thinking from a design esthetics the red brick no bueno. It could be stained a dark brown, The freeway noise a big fence then install a large water feature in the back yard will ballance out the noise. What a house. The pricing is reasonable. Think of the utilities bills. It is an awesome home.

Huge home for a big family who entertains a lot. It looks nice but that road - no way for 5mil. If a retaining wall is to be built, it would make a difference but would it be enough? It will always be a problem for future resale. So maybe lower the price? Great job, John!
House is on an elevation above the freeway. I doubt if a Sound wall can be built to block the noise. A large Grove of TALL evergreen trees might do a better job.
The house needs to be staged with a focus on sound absorption. Staging could make people have an idea of how one might use all those rooms.

That is a beautiful home and as you were doing the walk through I was picturing myself living there, but like you pointed out that noise would get on your nerves. I wish them well in selling this property, but they might have to do a drastic price drop to sell it.

This is a nice home but at this price point most are looking for the lifestyle it would bring. Not only is the traffic noise an issue for most because you would be entertaining guest inside and outside the property or running a business out of it but there is not enough work on the small details on the walls and lighting and some of the lay out is awkward. But it does have enormous potential.

The price is fantastic! For such a big house. I leave off a road in my backyard is hill that has traffic all day and some nights. I have a big backyard and deck. I don’t sit out there and enjoy my backyard because of the traffic noise. This new place traffic is horrible
I loved it. Lower the price put in a pool and deck cover, add a 10 ft white fence down the highway side, and it would sell. I'm looking in the 500,000 range. Have a few more years and i'd it.
This home is amazing! All the bells and whistles. I don't care for the narrow upstairs hallways or the noisy traffic. Unfortunate, but someone will purchase it.

It's a gorgeous home how ever when you get to the multi million dollar homes the percentage of people who can afford that are few and far in-between plus the buyers who are willing to spend 4.495.000 dollars for a home there most likely going to have it custom built and not next to a highway.

I would put up a noise abatement wall to block the noise. I can see this as a great multi generational home.
The master bedroom space was large but the square footage could also benefit in other areas in this room for storage. The closet for a lady could have included a space for long gowns and a special space for winter/fall coats that require special temperatures. Not to mention the closet for men could have been larger as a gentleman has many suits, outer wear coats, shoes, boots, hats etc. I also noticed how narrow the halls are, not enough space for a person with disabilities. I would have to review this again to see if there is a bedroom for a part-time or full time personal care assistant should one be required to assist a a family. A home this size could have included a walk in linen closet. Butler's kitchen could have included a linen room for table clothes, napkins, ironing board and iron. For frequent entertaining some areas were not well though out. Maybe I missed a few things. Thanks for sharing.

Because the house is going to sit there and collect dust plus they need to bring the price. down cause who in the World wants to have this beautiful home. And you gotta hear all this traffic.
