Land prices in CM are unacceptable to me. It's minimum 2.5 mil/Rai even in the outer regions where I am in Mae Jo and goes to crazy levels if you're anywhere near a road, think 10+ mil baht per rai. If you're anywhere near the actual city don't think about it unless you're rich.
I am sure that there are many people who find your videos with prices very useful and informative. Ignore the negativity, you are not forcing people to watch. Keep doing what you are doing as you do it so well.

Knowing the prices is really helpful. Many of us have a dream of retirement or semi-retirement somewhere hot In the UK not matter what you earn everything seems to go on tax, mortgages, high cost of living. You’re stuck living to work. Even if you earn a good salary in professional job
We find that our metal roof is extremely noisy in the heavy rain, so much that there are times I find it very difficult to be in the kitchen! Good news is it doesn’t leak so I’m grateful!!
@@thenakedguru we renovated in bkk from my home country… not a good idea, as I’ve found out. My wires family were involved in the 3 month Reno for which I’m grateful but I’d not do it that way again. Better to be onsite to check and change things if you’d like. Also I became aware of Feng Shui… that’s why my wife wouldn’t move the toilet from its original position to another!!! Still learning it seems 🙏

Thanks for this great video! I lived in BKK for three years during the military leadership period (Gen Chanocha), and always dreamt of moving out to Issan. I had to return back to AUS because I struggled to get a work permit. Seems there are some great new visas available now. Time to escape again I think and come back home!
have you seen these 10baht car wash stations that are self-serve with the typical soap, water, air hoses?...we have a couple here there's usually 3-4 stations ...you just buy the unit and connect it to water and power etc...not really a franchise...over by the college they actually have one just for motorbikes that takes up small road front space, I always see that one full of kids washing their bikes...I think the machine gives like 6min for 10baht....
My wife and her aunties, sisters and nieces have had a few goes at various shops/business and the biggest issue I have observed is the Thai concept of market competition/saturation. As soon as the business looks to be profitable another business selling the same product whether it be food, clothes or cosmetics will open next door. Having no lease and just monthly rent makes closing the business pretty painless except for the fairly inexpensive leftover stock which has slowly been sold off to the original customers. As you mention it keeps her busy and never seems too worried about the "business no good"
Thanks for the rental tour. It's tempting to think of opening a little business but look around where you are now...how many shops are empty? No matter where you are business is a lot of work so may not be the dream for everyone even tho the rent seems so cheap. Lots to think about. Great info. Very useful.

@@thenakedguru I did the Thai Driving Course as my UK licence had expired. I understand why Thai drivers are so bad. My partner did hers a few weeks ago. They passed her ok to drive. No highway code testing, no parallel parking, reversing etc etc etc. I have been taking her out for driving practice and my nerves are shot! 😁
Good reality video. To be honest, I’ve been with my Wife for 13 years and her family are giving us some land (1 to 2 Rai) to build on. We are planning to build a 2 bedroomed house to share with her Mum who is a lovely person.
For me it the difficulty would be the language and the heat. The fact that foreigners can’t own land is off putting, nevertheless it would be worth a few trips to research…….Those tin roofs should be covered with solar panels to feed the well disguised home battery👍, lest anyone would think you’re loaded.
I think the massive solar array is already an indicator for being loaded so hiding the battery wouldn't help much. Also you can just "just follow the cables"..
They do tin roofs differently than we do in America. In America the roof is made of plywood and the tin is put over the plywood. Therefore the roof is not that loud.
@@shadowangel-ou6bg we have a bad termite problem here in Florida because it's a tropical climate. I have a termite contract that puts traps in the ground and inspect my whole house once a year. So yes, we deal with that issue as well

In the long-long term the demand for land will fall in Thailand. The reason being that the population of Thailand is actually falling and more and more Thais (making a mistake) are moving to the cities still.

Kidding. Car wash, motorbike wash are good business it seems here in Pattaya and very simple to start...I do not own a vehicle but 95% of other people do. I would be very interested in your thoughts on how people could establish potential market size for what ever they wish to try given a small rural community. Easy enough to build it, but will "they come"?
When I was working with Coffee Club Franchise we would analyze competitors, sit in every place and count footfall, i would say there are about 6 decent cafes in the area, only one of them i know does ok.
I built a home in rural Isaan for $6000, it's not as flash as yours but it's flash for this village, the land cost $6000...$12000 for a home to raise my kids as a single dad that is theirs ( my kids are Thai citizens). My kids grandfather designed it, family members built it . We live like Isaan rural people so it's fantastic for us....most farang would want more but between my place and yours should give people an idea of possibility. I grew up in squats ,tipis and communes so I feel rich having this little place.
Which part of isaan? We are thinking of doing the same, with a small house/land that's hopefully well designed. We are in udon, its rual/city don't have to go far for land to drop dramatically.

I understand why you put the prices in your videos, and in your particular channel it is informative. What drives me crazy is the 1 million Bangkok, Pattaya, Phuket, Chiang Mai, Hua Hin expat videos that talk endlessly about how cheap it is to live in Thailand, everything they do they add a price comparison to back home. What annoys me is they are painting a very simple picture talking about food, rent, travel. There are many things that are expensive here, and also even if overall it is cheaper you must have funds to last long term - many fail to plan for this. Also keep in mind that as you age your medical expenses will rise, your travel options become more restrictive, etc.
Very interesting, even though I personally do not plan to ever start a business in Thailand. I suppose that my interest lies in learning more, and more, about all aspects of life in Thailand, incl. how small businesses work (or fail). Thanks for sharing this. :) Out of curiosity, how much would it cost to hire Thai staff, in rural Thailand, to work in a small shop or cafe? In addition to the salary, are there other employee-related costs that need to be covered, such as paying into any mandatory government social programs for such things as healthcare & retirement? In some countries, it is expected/required for employers to pay an additional month of salary each year, as a bonus - is this expected/required in Thailand?

I believe that there is a recession in Thailand (like the UK and most of the EU). This recession will get a lot worse in 2025. There is a lot of family debt in Thailand. There will be a lot of cheap land for sale in Thailand in the coming 12 months.
Keep mentioning the prices. Understanding the power of money requires daily analysis. The people who are put off by pricing are probably living in an old van down by a river.🤣🤣🤣

Anybody can buy land in Britain including Thai people yet we can’t buy land in Thailand. Thailand will always be considered a 3rd world country until they change this backward policy. Any country that doesn’t allow foreign investment can’t grow and although land prices in Thailand have gone up it will eventually go back down again particularly in rural Thailand. Youngsters are heading to the big cities to live hence the depopulation of rural areas. And little or no demand for housing. Excellent vlog!

Yes if you are planning long term Superficies agreements are 30 year contracts (with the option to extend) that lock the land and buildings up for a foreigner’s use until they die. There are number of ways long timers can legally have rights. Including also inheritance of said land to my children.
What does that stupid motto that keeps on getting repeated actually mean anyway??...it's just sounds like defeat and being poor is inevitable and we're all destined to suffering from the insecurity of being a life long renter struggling from week to week counting pennies...fcuk that! or you can work harder, learn, task calculated risks, save, budget, invest and own assets ....and you will be happier, wealthier and in control of your life instead of making some landlord wealthy. It's no secret that owning property is one of the few ways that the average guy can end up being wealthy and comfortable.....the hardest part is taking that first step. You can do when you're 20 and you can take that first step when you're 55.

The problem will be finding your wealth has gone and what's left the government has capital controlled. Before trying to escape anywhere, people need bitcoin. Starting a bar / restaurant or neighborhood shop or resort / guesthouse / hotel are BY FAR the worse investments you can do. For every succes story i can give you a hundred failed ones. It's scraping pennies. Plenty of better ideas.

Put solar panels over the tin roof. Much more quiet and free electricity
Honest question...why don't they insulate the tin roofs to reduce noise and heat? Is it the cost factor?

this is next to the police station too, but in rural they dont mind, i have often found the enjoying a beer mid afternoon, rural is different haha

For me it the difficulty would be the language and the heat. The fact that foreigners can’t own land is off putting, nevertheless it would be worth a few trips to research…….Those tin roofs should be covered with solar panels to feed the well disguised home battery👍, lest anyone would think you’re loaded.
I think the massive solar array is already an indicator for being loaded so hiding the battery wouldn't help much. Also you can just "just follow the cables"..
They do tin roofs differently than we do in America. In America the roof is made of plywood and the tin is put over the plywood. Therefore the roof is not that loud.
It would need to be termite proof. The big reason why everything is steel and concrete.

@@shadowangel-ou6bg we have a bad termite problem here in Florida because it's a tropical climate. I have a termite contract that puts traps in the ground and inspect my whole house once a year. So yes, we deal with that issue as well

The reason being that the population of Thailand is actually falling and more and more Thais (making a mistake) are moving to the cities still.

When I was working with Coffee Club Franchise we would analyze competitors, sit in every place and count footfall, i would say there are about 6 decent cafes in the area, only one of them i know does ok.

I built a home in rural Isaan for $6000, it's not as flash as yours but it's flash for this village, the land cost $6000...$12000 for a home to raise my kids as a single dad that is theirs ( my kids are Thai citizens).
My kids grandfather designed it, family members built it . We live like Isaan rural people so it's fantastic for us....most farang would want more but between my place and yours should give people an idea of possibility. I grew up in squats ,tipis and communes so I feel rich having this little place.
Which part of isaan? We are thinking of doing the same, with a small house/land that's hopefully well designed. We are in udon, its rual/city don't have to go far for land to drop dramatically.

I understand why you put the prices in your videos, and in your particular channel it is informative.
What drives me crazy is the 1 million Bangkok, Pattaya, Phuket, Chiang Mai, Hua Hin expat videos that talk endlessly about how cheap it is to live in Thailand, everything they do they add a price comparison to back home. What annoys me is they are painting a very simple picture talking about food, rent, travel. There are many things that are expensive here, and also even if overall it is cheaper you must have funds to last long term - many fail to plan for this. Also keep in mind that as you age your medical expenses will rise, your travel options become more restrictive, etc.
Very interesting, even though I personally do not plan to ever start a business in Thailand. I suppose that my interest lies in learning more, and more, about all aspects of life in Thailand, incl. how small businesses work (or fail). Thanks for sharing this. :)
Out of curiosity, how much would it cost to hire Thai staff, in rural Thailand, to work in a small shop or cafe? In addition to the salary, are there other employee-related costs that need to be covered, such as paying into any mandatory government social programs for such things as healthcare & retirement? In some countries, it is expected/required for employers to pay an additional month of salary each year, as a bonus - is this expected/required in Thailand?
About 9-10,000 baht each per month plus social security payment of around 750 baht each - something like that 👍🙏

Anybody can buy land in Britain including Thai people yet we can’t buy land in Thailand. Thailand will always be considered a 3rd world country until they change this backward policy. Any country that doesn’t allow foreign investment can’t grow and although land prices in Thailand have gone up it will eventually go back down again particularly in rural Thailand. Youngsters are heading to the big cities to live hence the depopulation of rural areas. And little or no demand for housing. Excellent vlog!

Yes if you are planning long term Superficies agreements are 30 year contracts (with the option to extend) that lock the land and buildings up for a foreigner’s use until they die. There are number of ways long timers can legally have rights. Including also inheritance of said land to my children.
