      It's definitely more challenging than before, but not impossible. Get connected with some wholesalers in your market and check out their inventory to see if anything makes sense.

    What are your thoughts on taking out a heloc to invest in your first rental property?

      It's a popular option for people who are cash strapped! I haven't done it yet though since I like having a lot of equity in my deals.

    @SeanPan what do you advise me to do. I am not an investor or anything, have a FL home, I owe $380k on and it might be worth $700k at least (roughly $300k equity). Is there any type of loan like “hard money” that I can use to buy a $300k fixer-upper out right and pay them back once I sell my old house? What should I do?

      Great question! Most hard money lenders won't give you a loan if you plan on living in the property. What you can do is open a HELOC (home equity line of credit) and use that to help you fund the down payment on another property that you want to buy.

    Are all your properties under different LLCs?
