    1st time homeowner at 49yo. Offered accepted on a duplex in the ritzy side of town for $646k!! Never thought I could afford it BUT creative financing worked!!     I’m 17 looking to get a head start on residential real estate investing. Eventually moving on to commercial. These little tips and pointers are incredibly helpful. After one well on watching videos like these I was lost I was like man I don’t know if I will ever be able to understand all these things. But sure enough 3 weeks later I’m here just adding to my knowledge slowly but surely. I’ve been wanting to start this since I was 15 and it feels good to take action. I’m starting by doing private work on my own home to add value. I hope to apply for my real e state exam at the end of this year when I turn 18. Wish me luck!

      My son did this and he got his first two deals ( 2 million dollar homes) at 19 years old! He used the money to boost his career and get an apartment here in California, Best to you!!

    I realized that the secret to making a million is saving for a better investment. I always tell myself you don't need that new Maserati or that vacation just yet. That mindset helped me make more money investing. For example last year I invested 80k in stocks (with the help of my Financial Advisor of course) and made about 246k, but guess what? I put it all back and traded with her again and now I'm rounding up close to a million.

      Love it.
      That mind shift took me years to develope. I use to punch in just to work. Now I when I punch in or do over time in the back of my mind I know each hour I work is a step toward another property and closer to not having to work. I'm gonna say it...its like I found a new religion that for every step I take it takes 2 steps toward me.

    In my experience - the first was the hardest and the very BEST way to learn. So many mistakes in my first deal but it still all turned out great. It just took a little time to get to great 😂 I totally agree that getting started is the hardest part. Now my rentals fund our boat life 🐬

Maybe search for a local FB or meetup group in your area. You sure can do it on your own - but it is easier if you don't have to. Let me know what you decide 😀

    Revisiting this! Bought a brand new all appliances included plus a second fridge 2400 sq ft modular home for just under 200k house hacking it with my brother and our roommates pay our mortgage! It really was a learn as you go process but you learn the steps because someone is telling you what do when you actually talk to someone in the field you’re curious about!

    I'm currently living with my parents and I disturb them all day by telling what I read everyday . I think unknowingly it is a great way to remember what you read. And now I’m currently about 80% through "Playbook to Millions by Grant Cardone. I have read a lot of entrepreneurial books and self improvement books, and this book is my absolute favorite. This book is extraordinary and really gets you to work extremely hard toward your goals in life and succeed at multiple different areas like personal finance, real estate, business and career. This is an absolute must buy if you need a push to get you going in business or you want more out of life.

    Is it a good idea to invest in multi unit rental property in other states? I live in Dallas. Dallas just too expensive. Thinking investing in Oklahoma or Kansas. What are good states to invest in? Any thoughts?

      im in the chicagoland market. what ive noticed is that it is less expensive to purchase condos or townhomes unit by unit instead of buying a multi unit building. You will have to pay an association fee every month for your units but you wont have to worry about the maintenance of the buildings themselves because usually the association in the subdivision/building takes care of it. Chicago market is not good for multi-unit investment either currently but there are still good deals in my market and your market for properties im 100% sure of that

    I graduated college with an associates this May. I got a job but I didn’t see myself doing it for that long, so the other day I told my boss I would be leaving by the end of 2021. I planned on going back to school to pursue architecture but the college I planned to attend no longer offers that program. About 3 years ago I got my first credit card because I watched a video on real estate and I learned how important credit is when it comes to buying a home. I have a good credit score now and have been thinking about getting into real estate now that it seems to be one of the best options I’ve got. I’m planning on getting my real estate license online which will hopefully allow me to work with someone who is already doing this and will help me gain experience. How should I start my career in this industry? What should I do to be successful? What are the biggest challenges people face in real estate?
    I’m not an extroverted person and I’m not the best looking. When I think of a real estate agent, that’s what I think of. Do those traits really matter as much as I think they do?
    Any advise and tips are very much appreciated. Thank you!

    First, I love BiggerPockets Podcast!, I found this podcast by mistake and I haven't stop watching it everyday. What about buying land and building my own duplex/triplex keeping it around the average price of single family homes around? House hacking on one unit and rent the other one/two. Will that make sense or worth it? I live in Naples, FL which is getting very expensive everyday.

    I like your videos. We had 5 properties, sold 1 2 years ago while the market was on fire....but when you talk about the 133000 profit I don't hear you mention the capital gains from the government talking approximately 33% of the profit. After owning that property for 18 years and paying taxes, you still get hit hard. Do you have a video helping with capital gains? Was your 133000 profit after capital gains?

    My husband and I purchased 3 homes back in 2008. Recently, we’ve sold two of the houses and more than made our money back as you can imagine. We have paid off our primary home which is one of the three homes that we bought in 2008 . I’m ready to make our primary home work for us by buying more properties with either a heloc or possibly selling but selling is the last thing I want to do. Any suggestions as to how to make our primary home work for us

      I'm not an investor yet, so maybe this might not be the best suggestion, but I will still try to help. If you sold the other two homes, and were able to pay off your primary home... that is amazing. Congratulations. You have a place to live forever that only costs you property taxes, insurance, and maintenance costs. That's major. You could use a heloc or line of credit... but why risk it? Your dti is instantly lower...I would saved up for another deposit and put down on another property. Now, how you do that could be tricky. 15-20% down on a secondary, or move into a new home with a new fha loan, and rent out your newly paid off home. More questions than answers, I know. But you know your situation better than anyone, and must make the decision based on the outcome that you want. I hope this helps. I ask a lot of questions. I don't have it figured out yet.

      Depends on how much rehab the place needs, if you can get the down payment and cover rehab I would say go for it.

      If the property is undervalued when you first it you can still refinance later for a higher amount and complete a successful BRRRR. Even just waiting a year or two for appreciation will help.

    In the process of closing on a duplex will live in one end and already have a tenant $850 a month so basically I will have to pay about $450 for my half of the unit six months down the road will refinance get a lower rate and payments move out and lease each room the other end sorry I didn't do this through BiggerPockets I used to invest in real estate and decided to go back in it but have learned some great insights from this webinars we'll take it under advice I like the idea of buying a duplex for your child grandchildren for college ready to go to college they can sell it and have money to pay for school at least University Community College might be free if the by the ministration go forward with it unless you veteran and your children will go to school for free on your veteran benefits

    I am a Property Manager. I have been able to turn around value add properties and generate lots of additional income and operate well under budget. I am at the point where I no longer want to work for the investor, and I want to be the investor. I am getting a little older. I would not even mind running a property that I own. What would you suggest?

    Everyone I have a huge question. In order to be able to afford this I was thinking about being an electrician. My plan is to be an electrician and save up money for real estate. I want to get my journeyman license just to play it safe and than maybe hop in real estate full time. Do you think even as an electrician I can maybe buy two houses a year or have time to even work on houses

      With a solid strategy and loans, definitely. Electricians make good money

      sounds like a solid plan. problem is everyone has plans. get to work and stay focused on that one goal. save and invest your money
