    I’ve built many many high rise apartments in Melbourne over the years. The average height for them now is between 55-85 floors! Melbourne has the largest cluster of actual skyscrapers in the Southern Hemisphere. I have to admit I love watching the sunrise from the top of these edifices of hubris while freezing my arse off but no way I’d live in one. Master bedroom that doesn’t even fit a queen sized mattress. Living area with a monstrously large column smack bang in the middle of it. A balcony the size of a bedside table ffs. No green spaces at all around them! All for the bargain price of 1.5 million dollars! These buildings are also about as energy efficient as sticking a 70 storey high radiator coil into the mud next to the Yarra and wiring it directly to a dedicated brown coal burning power station…
    Oh yeah, and the car parks don’t even have a power point to charge an EV from. That one seriously blows me away! It should be completely standard for all modern apartment blocks these days….

    Good one. Folks around here (near Forster) have been concerned about a proposed development involving clear felling a koala habitat for an over 55's complex. The block of land sold 2 years ago for $1.8 mill. It sold again last month for $20 mill! Questions are being put to council members about their intentions re support/opposition to the development and only 2 have replied.

    The other major risk is the planners who facilitate the wishes of the property developers. There's at least one firm of planners which has flooded planning panels with applications for their staff to be appointed "independent" experts on the panel. A few years ago, one local planning panel had three persons sitting on the same panel at a particular panel meeting -- and not one of the three persons made a disclosure that they weren't independent. When one planning firm controls three of the four votes on a planning panel, and the community representative simply goes along with the majority, I think the property developers are always going to be happy with the outcome.

      @@jess1726 Hey Jess, please do some research from home housing experts into "why building more houses doesn't solve housing crises". A one of many issues is infrastructure. If you have a low density area, then flood it with apartments creating a high density area, the same resources need to be accessed by a much higher population. Obviously this leads to massive effects for the suburb. Another is quality of building, property developers have ruined "Australian Standards" and if there's a problem with the quality of manufacture from a builder, good luck trying to get it fixed.
      Furthermore, if building more "apartment buildings in their area? It drives down the cost of rent and home ownership" how come prices in Melbourne and Sydney are still breaking records?

      @@eyeshield21zax hey you make some good points. The price continues to rise because our property markets are open to non citizens. This means that there are more bids at an auction which increases the home price. Thus when the demand increases so does the price

It's already such a sordid story with the development of the nearby new suburb of Gilead and its questionable approval, the 'technicalities' Lend Lease relied upon in court with its 'suitability assessments'. AND how utterly ludicrous it is that amidst all this Campbelltown Council has spent the last few years rebranding itself 'Koalatown' to try and capitalise on the fuzzy warm feelings of having such a healthy growing colony while at the same time letting Lend Lease undermine said colony's stability and ability to expand.

All are crooks who speak well on the radio, but have allowed our town to rot, while blackmailing fellow council members to support stupid shit like a Go-Kart track that only people from their own run club can use.

    Jordie, if you get a chance, have a look at the redevelopment of the old women's hospital on Pitt St, Redfern. The developers haven't sold 1 unit and they are leaving doors open into these brand new half arsed units they built.
    Obviously they are leaving the doors open so the 'locals' might break into these ugly units, destroy them, then the developers can use the Insurance companies to make up for the loss in income during the development of these cheap and ugly units.
    These units are literally smack bang in the centre of Redfern but even the homeless are avoiding these cheap and nasty units.

      @@KiwiVanderman majority of the "new units" are only 3 stories high and the lower 2 stories are easy to access. Again, the Ice addicts are happy to move around with no umbrella during the wet weather we had for over a week, they have been busy getting high, neither them nor the homeless are willing to spend the night in these units.
      Why would the developers not secure there new investment? They are suffering from not selling any units off the market, from what I've gathered, not 1 unit has been sold. No developer in the inner city would leave doors open to the public at any time of the day unless it's for an insurance job.

    I'm in Jeff McCloy's stomping ground, Newcastle. What has been happening here is just mind blowing and it is all driven by developers and greed. Even our university, which was established on a huge natural acreage is western Newcastle with plenty of space for expansion, has suddenly relocated many faculties into the CBD since the heavy rail was illegally shut down allowing for high rise development. Students will of course be looking for accommodation in the newl high rises that are still going up now!!! I hope we see a reversal of all the LNP have milked for decades in the coming elections.

    Unfortunately this is true. I'm still paying off close to half a million for an apartment that has more than half a million unfixed defects, the worst of them being all the flammable cladding that needs replacing. Which apparently is up to the owners to fix despite the builders, property developers and many others signing off on non-compliant material. My roof's also warping and the flammable cladding was installed so badly that water has been leaking into the building and completely fucked the structure. I don't know how these ****s look at themselves in the mirror.

    The coalition is encouraging urbanisation with these policies. We need to be encouraging decentralisation, more people need to be in our rural towns. Our rural towns need their infrastructure updated, they deserve the same standard of living as the rest of Australians, it’s never going to happen as long as they keep shepherding us into the cities. Make living affordable and enticing in rural Australia, stop the overdevelopment of the inner city and its surrounding suburbs.

      The PROBLEM is one of lassez faire. The NSW COALITION IS Developers and is BACKED by Developers. Then they dissolved the powerful Building Assessment Process, turning Sydney into a race to the bottom of the cesspool we are in now. By relying on "independent" 😉😉🤑 experts EVERY build gets a green flag. KA-CHING Coalition!     Stirling city council in West Oz used to be run for decades by a 'large extended family concern' and it's friends and associates.
    They got too cocky when a raffle, run by the City of Stirling, was won by a syndicate made up of all the council office worker staff, who were then discovered to be all related to each other.
    That illegal win also exposed.... why it was so hard to get an office job at the local council. So many last names originating from one certain place in the European/Mediterranean part of the world too. Plus a whole new pricey Estate built on an extensive old market garden area within the shire ( laying bare and scruffy for decades while solid family homes were slowly bought up around the edges and turned into shabby rentals only fit for demolition) and every expensive looking new estate street named after a local family name or a name of a town from the 'old country.'
    They were voted out at the next local election after the raffle exposed the extent of the corruption to formerly less aware voters and a Labor candidate was voted in and the first move was................... to replace the recently purchased Mercedes council car fleet with more suitable, less luxurious and more economic vehicles.
    As for actual builders hired and approved (during the corrupt council's reign) for the less palatial estate like homes, the more usual type of ' hot box ' units being built over a once green and gardened suburb of this Shire were shoddily built, well here's an example......
    A 7 apartment building built behind my mother's house was worked on by, well past retirement aged non English speaking old men blasting out, and loudly and proudly singing along with, opera music from their old ghetto blasters. They were suspiciously unlike Australian resident citizens. Just one example of their shoddy work on Home Open day, was that each bike rack was bolted down to a single loose concrete paver on sand. Once all apartments were eventually sold (it seems they were bought sight unseen for rentals) a never ending stream of tradies were coming in to make repairs and rebuilds. My mother is living in what now amounts to a street carpark with heat radiating subdivided block dwellings all around.

    I tried to buy an apartment recently and even the banks won't lend money for new apartments cuz of the shitty match boxes that are being built.
    Sometimes when I watch your videos I wonder whether things are exaggerated a bit for the effect of the message and then you get that sort of confirmation that it is actually that fucked up. Keep up the great work and I hope Kirsto and the family are ok.

    This is very much the case in WA as well. Developers have the inside running on anything they want to put up as they have both major parties in their pockets.
    There is a kind of central planning authority that can and does override anything local council and people have to say on developments. It was brought in under the Libs, but has stayed under Labor. I think they are currently in the process of deciding whether to shut it down or not, and what to replace it with.

    hmm interesting, see my uncle has a massive glass company that fit's out high-rise's across the country and did mention a massive influx of cheap and dodgy building material's and this was year's ago, massive regulation and quality cut's across the board happened a while back, under the table deal's, all that bs, just garbage developer's who care about the bottom line over quality... its an issue.. there need's to be a tight grip maintained on development regulations for sure, otherwise you will see a repeat of the that building that went up in flame's a few year's back, really it's a question of when are other building's going to fail due to development cut's?
    Ha... hell up here on the sunshine coast politician's in term's of dodgy development scandal's.. like buying out area's "privately owned" knowing they are going to build a bunch of infilstructure that will elevate it's value.. its almost like insider trading really.... ahhhhhhhhhhhhh shit, soo dodgy hey

    Our LGAs in SEQld (eg Sunshine Coast Council and the Mayor whose election campaigns being heavily sponsored by local developers)have had the development fox in the regulatory hen house for ages. This has resulted or is resulting in overdevelopment of areas which has or will effectively ruin beautiful beach area especially, forever.

      @@paulsz6194 the sheer number of immigrants being pulled into industries and the managerial class of unions leave a lot of people disillusioned. I left when they couldn't save my job, but I bet the members of the CFMEU esp in Victoria know that there's real action and hope given what they did to both Setka's office and the system pigs that both threatened their health and livelihoods.
      A union is only as good as its rank and file and if you get a union managed by larval politicians that have never worked an honest, sweat-inducing job and simpletons that scab and snitch, then don't ever expect any support or progress.

    It's everywhere. We fought a retirement/aged cared facility at the end of our long in Brisbane. It used to be a turf farm. Despite the chemicals that were soaked into the soil for 40 years, it is also on a flood plain that goes completely under when the Brisbane river floods. The independent hydrology experts rejected it. The developers reply to that question was that the residents would stay in their units until the water recedes! What about meds/food/carers?! Area stayed flooded for 6 days in 2011. It got passed.

    Developers is a dirty word. You should not accept the idea of going to someone’s backyard and thinking “ oh wow they have a backyard” you should expect it. This country is massive and the population is relatively small. Don’t accept living in a sweatbox cramped and with no room. Don’t rent those places without offering 50% less. There is no one proud of those buildings, those messy complex’s being built are like buying cheap new crappy chipboard furniture when you had a nice piece of mahogany

    I've also found labor corruption that's gone on as well (yrs ago) but at least their corruption wasn't based solely on the individuals at hand earning a killing.

      @@jess1726 I'd rather see less demand than more supply. They're already talking about opening up the country for immigration in a huge way to make up for the dip in population growth due to the pandemic, but we don't have enough infrastructure for the people already here. The roads are clogged. You can't buy a property unless you front up with $200k above asking price. We have a rental crisis that is seeing entire families become homeless, not because they can't afford rent, but because there's nothing available unless they uproot their entire life and move 200 km away.
      Recent immigrants are facing these issues too. They come here looking for opportunity, and find outdated infrastructure, and an inaccessible housing market. Bringing more people into the country when we don't have enough room is unfair on those already here, and it's unfair on the new arrivals, but the government and big business don't care. Population growth is allegedly good for the economy, and bugger all other concerns. Let's think about increasing immigration once we're on top of our infrastructure and housing crises, rather than pour petrol on the fire.
      Don't even get me started on foreign ownership of land. As far as I'm concerned, Australian citizenship should be a prerequisite for buying land in this country.

    I live in a small flat in Newcastle which is perfect for my disabled mother but with the council deeming my street as medium high rise almost instantaneously these monstrosities started popping up, they all have a side wall with no windows suggesting they will bid for the blocks next to them.
    Pretty sickening thinking they’ll one day come for my mother’s home that she has always wanted.

    There's now 19 real estate businesses operating out of my small home town of Caloundra. I can say without a doubt I'm over it after having a cold call by some asshole at work asking if I was selling. "no, I don't even own a home".
    "oh, that's all good mate, all good, well do you have any family, friends selling? strike while the iron's hot eh?" I just felt like telling this guy to take his Jordan Belfort business elsewhere. It was just such a tasteless call man, just deprived of any kindness. It was like a soulless Bobby Kotick CEO of Activision cold call.
    I can agree that not only most developers are money hungry goons, but also real estate agents. Grinds my gears how it's just a sellers market now.

    in Brisbane i saw an amazing tiered Native Flora + Fauna Garden on Coronation Drive. frilled dragons abounded; friends lived there - we practiced there and then they were given a ‘Notice To Leave’ etcetc
    2 weeks after they left; it was Scorched Earth Dirt; & later an Empty Grass Tiers.
    it’s still the same 15yrs later
    .....& now the Bogong Moth (only Known for supposed Intoxicating Properties🙄) disappearing.
    HUNDERTWASSER is/was a Modern Artist/Architect one person who at least ACHIEVED ‘public housing developments’ that had a Semblance Of Individuality; which helps the Residents 🧠
    Development / Population Growth / Infrastructure / keeping Heritage without making it Economically Exclusive or to beholden to Bureaucratic Red-Tape

    As a real estate agent in SA, there must be a huge difference in other states as there are a number of laws in set out by CBS, Land Services, PlanSA & REISA that protect existing home owners and first home buyers from being affected by these sorts of developments in our suburbs. However in the CBD the amount of student accomodation apartments going up which are completely VACANT and will be for years is disgusting! We barely have any new international students coming over and there are these sky rises being built which blot the skyline and will remain empty for extended periods of time. I have dealt with good developers who do two to three house developments, steel beams and double brick construction and “weirdly” enough their developments sell twice as fast and for better return. Almost as if the purchasers who are buying houses are wow who could have guessed it, Real people, who don’t want to live in a $500,000 coffin with a view of a car park. And if they choose to rent one of their houses they build out it’ll last for much longer periods, which is what a lot of these smaller developers do. I have never understood the eastern states developers mindset, churn and burn out shoeboxes until there’s no where else to build them.

    Jordan's recommendation to avoid apartments built in the last 10 years is fair enough. Yes, I know he hates Liberals so he had to pick that time to make it look like the problem of dodgy builds is all the Liberals' fault, but the "do not buy" period really should be all of this century. For safety, make it any build post 1995. Unless built by a select group of consistently good (but expensive!) developers like Mirvac. Why? Because Labor first allowed private certifiers (really hired gun box tickers) to declare new construction projects ready for occupation when they weren't, with very little accountability and none of much consequence.Belatedly, the Liberals appointed David Chandler to try to clean up the mess, but he remains vulnerable to budget cuts at the behest of developers.

      The 16 years of NSW Labor Government was dodgy AF. Same with the last 10 years of NSW Liberal Government. The problem isn't limited to 1 or 2 parties but when 1 party gets into Government with unchecked power, because they can be hijacked by cashed up special interests. Minority Governments with honest minor parties and Independents holding power are the best.

    Don't focus on the symptom, focus on the cause.
    Property developers making money at people's expense is a symptom, this is caused by the fact a house can also be a speculative asset. Do what Germany did, nationalise apartments in inner cities. Create alternatives and cheaper solutions to housing, so there are always subsidised competitors to speculative housing, thus capping its price and depriving developers of a money-making scheme.

    This is why it's very difficult to trust all of the people who say "The major parties are all the same, I'm voting independent" - it's entirely possible that they are intentionally encouraging people to vote for a trojan independent, as you've described them. For a person to say "I'm voting for an independent" without naming any particular person is very suspect, or just naive. Who are they going to vote for? Why will they vote for that independent over someone else? They don't seem to care where their vote goes, and they're encouraging other people not to care about their vote either.

    Lake Macquarie council seems to be in bed with developers. A mix of Labor, Liberal and Independand (liberal) councillors have been hell bent on pushing through deals to gift public water front space to developers to build multi storey buildings. These deals always appear to be burried in commercial in confidence clause (a Bin Chicken initiative), even-though the land is ratepayer purchased public land acquired decade ago for the sole purpose of being public parks. Don't trust Looters N Plunderers, Independents as they are mostly diversionary candidates for the Looters N Plunderers and Labor still has some shady scum lurking.

    So recently I've warmed up to the idea of high density housing, though apparently these people are putting up poorly made high rise death traps. Which I would definitely be against. But I'm not against the notion of high density housing. Specially with a mix of shops and public transport. We want more walkable residential arias.

    As fro poor infrastructure you should see the houses falling apart that were just built. I once asked if I would get a discount if I picked the pile of crap house that bordered the juvie in the flood path. They've tried building so many times and it floods to hell. They tore up 100+ year old trees and never seen one koala in the wild, now I've seen two since they took the trees and the scummy people that moved into it turned out to be climate rebellion, save the koala, red cloak wearing nightmares. The house literally got finished last year around the corner, part of the copy and paste new estate, and the mailbox fell off itself.
