    You have to fill out a drawing tag for the draw areas by Dec.15th for the following season or get an open season tags for an area that is called a general season area. You can go to ADF&G website look up Hunting regs!

    It's two 8 acre lots! Lot two is $198,000 and lot one is $220,000 or $400,000 for both together. There is a lot of potential for opportunity here or just one heck of a place to build a dream Home in Paradise!

    I'm curious about the property taxes. I noticed they use Mill per $1000.00 value to appraise the value. How does that apply to land being conservative?
    I also noticed there are 4 lots on the island and sold as 1-3, 2-3 are these sold as blocks or individual lots? I'm assuming lot 4 is not for sale.
    Interesting in the history of the original property owners I read.

      The problem is that it's like that on very few days of the year. There are far more days than not that it's safe to travel in a boat. I know, I lived in Alaska and traveled to all parts of the state, including Kodiak Island and surrounding areas. With few exceptions, Alaska is beautiful, breath-taking in fact, especially from the comfort of your home!

    Hi mate great video of a beautiful lifestyle and amazing scenery I would love to see that area one day, as I am in Australia it is hard to find landscape that resembles that type of wilderness. Do you think a Aussie auto electrician will fit in out there?

    You gotta be rich to live in that part of Alaska. There are plenty of lots on lakes that are way cheaper and are deeper in the wilderness. The state even sells small pieces of land for between 2000-10000 online.

    No you don't have to be rich, but you do have to have some money to get started and a way to make a living. This piece of land is in a special place on the Ocean so it is valued much higher than land that is inland! Most of that inland cheep land is in bug infested swamps! If you ever have any ? on a particular area let me know. All the best, Geo

    IT is worth it though! The timber alone would pay for the land by building with it! Plus using all the scarps to heat with, there are excellent spots for putting in docks also! In ten years it will be worth double because you won't even find land like this!!! SERIOUS!!!

    It is indeed a spectacular piece of property, and thank you for sharing with us. Couple questions though:
    What is the tide range there? Is there any access other than boat/seaplane? Can you give me a map location, showing relationship to the rest of the Kodiak Island area? What type of evergreens are there on the property? Any hardwood species? What are the property taxes? Have they been paid? Average snowfall in the area?
    I am 70 years old, retired wetlands/wildlife biologist. If I were about 10-15 years younger, I would be on this like a frog on a June bug! I believe I could still hack it living off the grid, especially with the abundance of building materials available. Good chainsaw, some block and tackles for moving the logs and stone, and a keen and willing mind would see me doing well here.
    I did miss mention of the price, because I was looking so hard at the property!

    We are seriously looking for property up in Kodiak near the bureow of Kodiak. I have been working at Westward seadfood near Shelikof rd and now the wife is atimate about moving up there. Well, I know how much apartment rent is up there and it's out landish. So, if I could get some property to place a structure or some sort of RV on it would be a good start. I have my eye on some tiny house kits, we're thinking about placing two tiny houses eventually, but first step is to touch base with folks like you first. I am looking for something bare land where the owner would be able to finance maybe like $500 or $800 per month maybe more if we could afford it or after we got something to live in for a minute like a RV ect. Keep me posted if you find some other properties up there as well.

      The Property is on the North end of Anton Larson Island. It is still for sale I can't believe someone hasn't bought it yet! It's totally off the grid but you can boat to the public dock up Anton Larson dock only 10min at 30mph then drive the dirt road over the pass only 14 miles to the airport and 24 miles to the City of Kodiak or on a nice day you can run by boat around the North tip of Kodiak Island go around Spruce Cape and right to the Kodiak boat harbor about a 45 minute run at 30mph. This is a one of a kind find! The16 acres is almost the whole North end of Anton Larson Island. She's asking $198,000 for lot 2 and $ 200,000 for lot 1. There are a few nice places to put in a dock or a running line also.

    I cringe at the thought of the damage that was done to this pristine piece of property. I highly doubt that a thoughtful artist mindful of the environment person bought this because they're usually pretty poor. anybody with the money to buy that at the time plowed through it and built some MC mansion. Making it look like a golf course with a stupid lawn with chemicals that run into the water. this place needed somebody who really loves land and cares enough to have been picky and choosy and really made the house become a part of what was already there not took out what was there to make a house. sad! if we would have known we would have bought it. now that we need a place like this, a video pops up showing something that's long gone grr!
